Quintessential Balboa Island 3 Bed, 2 Bath beach house centrally located on the island with equal access to Balboa Ferry and historic Marine Avenue. This home features an open, airy living room with high ceilings and plenty of natural light.

The front Patio is over sized and perfect for family gatherings. - Enjoy comfortable outdoor dining with a large patio table and chairs and a gas BBQ. Stepping inside, the kitchen has plenty of counter space for preparing food and extra storage. There is a master bedroom with en-suite bath, two bedrooms with shared bath, and a sleeper sofa in the living room to accommodate extra guests.

For your convenience, there is 1 parking spot and a washer and dryer in the shared garage. This beach house is in prime location on Balboa Island.

Go for a walk around the Island and stroll along historic Marine Avenue. - Indulge in one of Balboa Island's famous frozen banana or a Balboa Bar. Explore the area via the ferry to visit the Balboa Village on the Peninsula and take in the views of the Balboa Pier. Rent a bike, jet ski, stand up paddle board, or kayak.

Whale watching, and deep-sea fishing trips are close by with many boats that leave the Balboa Pavilion daily. On Balboa Island you can relax along the pristine beaches, go surfing nearby, check out the FUN ZONE, and grab a bite to eat at one of the many fine restaurants. SLP13450

Cancellations. Cancellations must be made in writing, either via fax or email, no cancellations by phone are allowed. Upon cancellation, refund of any deposits held by NBVP shall be granted only if the home is re-rented. We will make every effort to re-rent the home once notification of cancellation has been made; therefore it is in the guest’s best interest to notify us of a cancellation as soon as possible. If the Occupant cancels the rental, the Occupant shall forfeit all rental deposits held by NBVP as liquidated damages for the Owner, unless the rental premises are re-let for the same rental period. Then a portion of the deposits may be refunded to the Occupants as follows: (1) a 15% (of the total rent due from the 1st page of this contract) reservation cancellation fee shall be deducted; (2) loss of rental income, if any, for the rental period shall be deducted from the deposits. [Example: house rental rate of $1,000 with a $500.00 deposit being held, which is re-let for $900.00 for the rental period, results in a $250.00 refund of the deposit. From the $500.00 deposit, deductions of $100.00 (loss of rental income) and $150.00 (cancellation fee) are taken resulting in a total refund of $250.00]. If you have purchased travel insurance, please refer to their guidelines regarding coverage on cancellations. There will be no refunds for early departure.

"Great location and well maintained
This is a great find just a block from the ferry to the peninsula. Clean, well maintained house. King bed, queen bed, twin with a trundle, and a pull out couch in living room. The third bedroom with the trundle is only accessible by going through one of other bedrooms. Tall ceilings and good size rooms for Balboa Island homes. Kitchen is dated but functional. No A/C. Not usually needed on Balboa but worth noting. TVs are equipped with streaming access like Roku. WiFi is solid. Overall great house and definitely recommended!"

"Great Location & Super Clean
Very clean, bright and such a fun location. Was the perfect place to take our teenage daughters. Everyone at Newport Beach Vacation Properties was so friendly, responsive and easy to work with.
The only thing I would mention is the wifi wasn’t great. Otherwise a perfect stay."

"Great place for a family getaway in an ideal location!
Overall it was a very good experience. This was the first time our family was able to come together from all over the country since COVID. Parking was a big challenge, but we expected that since we are from the area. We have stayed at a lot of Airbnb's and this was, by far, the least stocked in terms of kitchen supplies, cooking equipment, etc. which made for challenges. The basics were not even there (no oil, S&P, spices, etc). Additional pillows and linens would have been helpful. The directions were clear in advance about the number of towels and having to rent beach towels, chairs, etc. but for the price it would be better to include those items as most places do. The lack of them definitely contributes to satisfaction levels. The upstairs tenants are delightful and friendly! Dishwasher was leaking a bit and needs to be repaired."
