Completely Renovated for summer 2019!! This terrific 3 bedroom, 2 bath lower apartment of a duplex has new flooring, kitchen and bathrooms! Near one of Newport's best surfing beaches and just steps to sand. This is a perfect beach house for a family vacation. It has been professionally decorated and fully furnished with everything you need for your home away from home.

Entering the front door, you step into the living room with vaulted ceilings, comfy living area and a flat screen TV. Heading toward the front of the property, you will find a sliding door leading to a patio with beach views, a bbq and patio table, chairs and umbrella. Stacked laundry unit is right off the newly remodeled all white kitchen, a convenience not always found in beach homes.

Down the hall are 3 bedrooms and 2 freshly remodeled full bathrooms. 3 TV's- Living room and first 2 bedrooms.1 parking spot in a shared garage with back unit.

The garage is very small and tight that is shared with the other unit. Only 2 small cars will fit and even then it will be tight fit. COMPACT CARS ONLY, larger cars will have to find street parking. Additional free parking be found on the surrounding neighborhood streets. SLP13744

Cancellations. Cancellations must be made in writing, either via fax or email, no cancellations by phone are allowed. Upon cancellation, refund of any deposits held by NBVP shall be granted only if the home is re-rented. We will make every effort to re-rent the home once notification of cancellation has been made; therefore it is in the guest’s best interest to notify us of a cancellation as soon as possible. If the Occupant cancels the rental, the Occupant shall forfeit all rental deposits held by NBVP as liquidated damages for the Owner, unless the rental premises are re-let for the same rental period. Then a portion of the deposits may be refunded to the Occupants as follows: (1) a 15% (of the total rent due from the 1st page of this contract) reservation cancellation fee shall be deducted; (2) loss of rental income, if any, for the rental period shall be deducted from the deposits. [Example: house rental rate of $1,000 with a $500.00 deposit being held, which is re-let for $900.00 for the rental period, results in a $250.00 refund of the deposit. From the $500.00 deposit, deductions of $100.00 (loss of rental income) and $150.00 (cancellation fee) are taken resulting in a total refund of $250.00]. If you have purchased travel insurance, please refer to their guidelines regarding coverage on cancellations. There will be no refunds for early departure.

"College Reunion
Property needs new pillows (bad quality) along with mirrors. The shower doors in one of the bathrooms need to be put on runners as the doors just sway back and forth. Something bad there is going to happen with someone falling into the tub. We needed to sweep the floors (mainly bedrooms) along with clean all the knobs in the kitchen(sticky). Property company great to work with"

"Great getaway spot!
This is a great little beach house! Nicely remodeled and in a great location. Close enough to the pier for a daily walk down but far enough away to get away from some of the crowds. Small garage the only downside to an otherwise great space."

"Beautiful home updated recently.
The inside of the house was perfect. The rental company should disclose no SUV for the garage space. Or perhaps charge for one space. The only way 2 cars can fit in this space is if the car is size of a Prius or similar size.
The ceilings are thin so you can hear the above unit even walking around if you are not a heavy sleeper pack ear plugs. Besides that the house was clean updated and in a great location."

"Modern and clean
Perfect location- steps from the beach. This home is nicely appointed and is perfect for a family get-a-way.
The parking is ridiculously tight in the garage. Took serious skill to fit my tiny sports car in. Only draw back was the parking. Noise was normal for Newport."

"Beautiful Home, Management Needs Improvements
The home itself is gorgeous. One block from the beach, the location can't be beat. It's recently been renovated and the kitchen/patio is wonderful for small groups. However, our overall experience was quite unpleasant due to the fact that the guaranteed parking spot was unavailable for the first 1.5days of our stay, there was only one roll of toilet paper in both bathrooms, there were no paper towels on the holder, and there was a bag of dirty linens left in the living room from the previous renters. Although the house itself was great, I would be hesitant to rent from this company again due to their unresponsiveness and maintenance/cleaning services."

"Just an OK rental
The place was just ok. If you are looking for good location this is the place. Beware- it has no AC (which was disclosed) but it is HOT! There wasn’t much of a breeze that came through the windows and the front sliding glass door needs some work to be able to open it. The pictures of the place look much better than it is. Needs work. It was fine for what we needed it for, sleeping, otherwise we really weren’t there. "

"Nice location
Charming little beach house. Great location walking steps to the beach and a quick bike ride to the pier. We new the one bathroom would be an inconvenience. And the parking space is for a compact car only.
The house also did not include many things as far as toiletries, paper towels, kitchen towels, etc that would be expected. I have rented beach homes before where all these items are stocked as well as coffee and other nice touches.
The house also could have been cleaned much more thouroughly. "

"Beach House Close to the Sand
First, the positive features of the home: it was convenient, close to the sand, clean, queen beds in each room, close to food, bike rentals, etc. Overall, the description on the website was accurate. However, there were several things that were disappointing. First, the property sleeps 8. The kitchen lacks many basic items you would expect when feeding a family of 8, such as: no pot holders, no dish towels, no sponge, no large frying pan (2 small ones), no salad or mixing bowls, the cookie sheet was too big so the oven door wouldn't close with the cookie sheet inside. Also,the ice maker was broken (4 ice trays were provided), there were NO additional kitchen trash bags other than the 1 that was inside the trash can when we arrived! Before our vacation, I called NBVP 3 times and emailed once, to ask about the contents of the kitchen. My email was not answered and when I called to follow up, the property mgr. said she didn't get it. I was told she would call me back with an answer to my questions, but she never did. Finally, on my 3rd try, I was told that they didn't know what was included in the kitchen. It's up to each property owner. There was no list of included items. :(
Finally, the maintenance man came twice, in the middle of our stay, while we were home, to measure and install a screen door. We were given no advance notice for either visit, as is required by the lease."

"Great little spot near the beach
This is a cute little rental in a great location. It's not at all fancy, but the décor is cute and comfortable and the bedrooms are large. The bathroom is fairly basic, but totally fine. Location is perfect. Price is right. I would come back here myself and recommend to a friend. My only complaint is the pillow were fairly lumpy. "

"Great Newport Beach Vacation Rental
My husband and I stayed at this vacation rental for 1 1/2 months. It was perfect location and duplex has just been redecorated by a design professional and looks great. It is very comfortable and clean. Plenty of room. I highly recommend it. Also, Newport Beach Vacation Properties was great to work with. Quick response when we needed anything."
