This newly constructed 5 bedroom 5 bath home, exquisitely designed and masterfully constructed, offers a serene, discreet enclave from which to enjoy the shopping, dining and activities of Balboa Peninsula and the Newport Harbor, as well as nearby attractions in Orange County.

The ground floor offers two master bedrooms and a third bed and bath, as well as a pool table, video games and multiple large screen TVs. The second floor has a master suite and a fifth bedroom with a bunk bed. In all, the home offers two king sized beds, two queen sized beds and one bunk bed, with a twin and a full.

Upstairs, the kitchen and living area are an open space, linked to the upper patio, which creates a inviting venue for events. The upstairs patio is a spacious delight for entertaining, complete with lounge furniture, BBQ range and televisions.

There is sufficient parking for three vehicles: two in the garage and one on the carport. Located just a block from the Balboa Island ferry and the Balboa Village, and two blocks from the Balboa Pier, travelers find themselves within easy walking distance of shopping, dining and activities.

Cancellations. Cancellations must be made in writing, either via fax or email, no cancellations by phone are allowed. Upon cancellation, refund of any deposits held by NBVP shall be granted only if the home is re-rented. We will make every effort to re-rent the home once notification of cancellation has been made; therefore it is in the guest’s best interest to notify us of a cancellation as soon as possible. If the Occupant cancels the rental, the Occupant shall forfeit all rental deposits held by NBVP as liquidated damages for the Owner, unless the rental premises are re-let for the same rental period. Then a portion of the deposits may be refunded to the Occupants as follows: (1) a 15% (of the total rent due from the 1st page of this contract) reservation cancellation fee shall be deducted; (2) loss of rental income, if any, for the rental period shall be deducted from the deposits. [Example: house rental rate of $1,000 with a $500.00 deposit being held, which is re-let for $900.00 for the rental period, results in a $250.00 refund of the deposit. From the $500.00 deposit, deductions of $100.00 (loss of rental income) and $150.00 (cancellation fee) are taken resulting in a total refund of $250.00]. If you have purchased travel insurance, please refer to their guidelines regarding coverage on cancellations. There will be no refunds for early departure.

Awesome property in a perfect location! The home is beautiful and full of amenities. You can spend the day at the beach and the evening enjoying the beautiful weather on the upstairs deck sitting by the fire pit. The upper rear of the home can be completely opened up to enjoy the fresh air as well. Having a garage is a huge plus as well as parking near the beach is always challenging or can add up quickly as everything is metered. If you have kids with you there is a video game table, video consoles, and a pool table to keep them busy when not outdoors. Definitely looking forward to booking this home again"
