"Disappointed
This condo was not newly remodeled as in dicated on the website. If you enjoy family time in the evening this is not for you. Condo sleeps six but can seat about 2 in the living room. Bedroom closet doors rusted won't open and close. Walls need some care, please replace the nasty curtains. For what it cost to rent this condo I was extremely unhappy. "

"Disappointed
This is our 3rd year in a row. Staying for 6 or more nights each stay. Very disappointed to see the same old run down couch. Couch is the only sitting in living room. Shower not useable in master bedroom due to shower head on wrong wall. Sprays water all over the floor. Microwave turntable doesn’t work. Burner light stays on stove when burners not on. Future rentals need to be advised of construction going on next door. Chimney on roof is falling down. Advise no fire inside fireplace. If furniture was updated we would stay again or refer friends. This was not worth the holiday premium we paid to stay here."

"Yearly Mexico vacation
We love Aventura. The location is perfect for us. Cannot get any closer to the beach! It is an older property and could use some maintenance done. The shower head in the master bedroom bath needs to be replaced. The kitchen could use some more supplies, especially in the spices category."

"DANGEROUS
Unclean, unclear deswcription of property and loud construction next door with workers sleeping outside of our patio and making us very uncomfortable. Upon arrival the AC was broken the maid had just started cleaning and the lock to the patio had fell off the door. Was offered a 10% discount for next time (there will never be a next time) and they wouldn't move us.

"A Great Spot!
Another excellent property from Oceano. The house is literally walking distance from Manny's Bar which makes for an easy walk home. The house was pristine, no complaints at all. We had a party of 7 and everyone was comfortable. The beach at this location has more sand than rock, so swimming was enjoyable. Overall a wonderful property and would definitely reccomend!"

"Perfect
Perfect affordable place. Some of the furniture or things are not the nicest or starting to break but all the essential things work. Might not be perfect for kids as the beach is rocky when the tide goes out but it is perfect for an adult trip, especially that it is walking distance from Manny’s. I will continue to book here"

"Great location
We enjoyed our stay in Rocky Point. Our favorite thing to do is go to the fish market and bring back the fish for a fabulous meal. All the amenities we need are available for us at this location and if there is something missing we enjoy going to bodega to get what we want and usually leave for the next guests to use. "

"Perfect Spot!
Loved being right on the beach! The property was modest,clean,all cooking conveniences, walked down the beach to a great restaurant with bar. We appreciated having a garage as well. Oceanographers, as usual,was so helpful, even when asking about local anything! We're super happy with our choice for using this property and it being so budget friendly for our family. Thanks!"

"Great location, good value for this time of year
This is the 2nd location by this owner that we stayed at this summer. We paid less for this place which was a nice surprise, as it's significantly nicer than the unit a few doors down.
The a/c works but it is on constantly and at times was very cold because it did not respond to the thermostat which may be broken. We were wrapped in shawls and layers of clothing much of the time inside. Also, the hall bath had a very foul odor that smelled like sewer throughout the whole stay.
It was nicely clean but there were quite a few things that needed attending to: the lamp in the 2nd bedroom has no knob to turn it on/off and was unplugged. That left the fan, which had a lot had very short strings, so no way to adjust the fan or the light other than the switch which really doesn't work. There is a huge hole in the wall by the TV with wires hanging out from the cable/phone, that is a hazard. Mostly small things that need attention.
Overall the place is cozy, had all the essentials that you need, the location is fantastic and we would definitely stay here again."

"Thanksgiving week 2018
Once again, we had a great time at Aventura. The living area was clean and well maintained, however, in order to keep it that way, we had to purchase a broom and dustpan in order to keep the sand under control. The outside was great and close enough to town to enable us to eat at the restaurants and shop with little travel."

"Birthday vaca
Love going to Rocky Point. This was not a great place to go to There was used needles in the sand just off the patio step, there was people using the vacant patio next door for a party at one a.m. There was people sleeping on the sand every night about twenty feet from our back door using our water and the area for a bathroom."

"an easy stay
first off would like to start off by saying my family of 6 had a great time. this placewas perfect for what we wanted. so lets clear up all the bad reviews about this place. no there wasnt any sewer smell at all, kitchen was fully supplied with all utensils,and place had plenty of room. it was absolutly spotless and the ac was ice cold within a few minutes. place is very secure with walled walkway from main house to third bedroom and garage(awesome feature) car was safe with closed garage.and the best part, beach was like 30 yard from patio, and was the only section of beach with no rocks, right in front of this place only. few venders but super friendly and will go get what ever you want from the trinket market . many beach club had awsome fat tacos and good margaritas and was maybe 100 yards away. the beach wasn't crowded and my kids loved all the tied pool critters. this was my best stay in rocky point yet. the only downfall to this place is the cleaning fee is way too high! we cleaned up after ourselves and still left a tip but the fee made the total cost 400 for 2 nights, when we found it advertised anywhere from 130 to 160. so i think that fee could be lowered if renters would take care of their cleaning people.the only other problem with this place is directions, they are horrible and you will get lost trying to find both the office and the condo. so let me help. from long road from US, turn left at giant green sign saying los conchos(which is in rocky point), go a mile or 2 and office is on left, thats it.from the office, back out into street drive forward to stop sign, which will have pemex station, turn left, go to end of road (brick wall on rightside ) turn right go 2 blocks, turn left into what looks like an alley, its a driveway, stay left your there. there are 2 alley streets ,both have condos if you go to wrong one back up and try the other. if you see mannys beach club sign, you went 100yards too far. aventura is painted above garage."

"Don't be fool....
I have rented a house at Rocky point 3 times and always through oceano. Oceano has always treated us good. But this time the house we choose was a big disappointment. 1. The house is in the middle of other house that are own by retire people and they dont like renters and they made it known not even two mins in the house and a gentleman was at our door preaching his disgust with oceano. 2. The house is right in front of a strip club so you can hear the thumping noise of the music they play. 3. The house had a very strong smell of sewer that was very strong at night to the point it will wake you up. 4. The house is not equip well the pans are old the plates are old and no cups for coffee the silverware is a joke. We finish our stay there but we were very disappointed. We will never ever rent this house again or in this section for that matter. We will continue to use oceano but we will rent in Las conchas like we have before. So stay away from this house. "

"Could use a great deal of improvement
Cons:
We notified the rental company that we would be checking in after hours. They said they would leave keys and check in instructions and did not. It was 2 am before we were able to access the property. Fortunately we were able to get in contact with someone, but had to wait for keys.
The property says it accommodates 8 people. There is no where near the amount of bedding, towels, or toilet paper for 8. We had to purchase pillows and washcloths. There were three washcloths provided. The kitchen could certainly use more dishes and utensils. One small sharp knife. So if you plan on cooking in the condo be prepared to use one tiny knife to cut up all your fish, veggies, fruits, etc. Also purchase your own coffee filters and paper towels if you need them.
A light bulb in the bathroom exploded and caught fire. There are some upgrades that could be done. Some basic repairs and a new coat of paint would do wonders.
On the weekends there is crazy loud music until 3am. You can feel it all vibrate while in your bed. If you have to be up that late some black out curtains would be nice so guests can sleep in if desired.
Pros:
We have stayed on Mirador beach before in a different condo not rented though this company and do enjoy that beach, so location was familiar and nice.
The garage is nice to have and fits 2 cars.
The floorplan of the condo worked well for a double family vacation (4 adults, 4 kids).
All in all it was a good vacation and we made the best of our accommodations."

"Aventura Sept 2017
The condo is an older unit but it was expected and we enjoyed our stay. There were a few minor fixes that could be made and we provided Oceano with a recap. If you stay in this unit I would warn you the fridge may not be cold enough (freezer works like a champ), take a broom, take ant spray we did get ants in the kitchen but sprayed once they never came back. The pull out in the living room was worn out but we built the mattress up with extra blankets and it worked fine for 2 kids. The unit does have wifi and for the most part kept up with the kids needs. Overall the condo is worth renting especially since it gives you direct access to the beach. "

"Not for three couples
There many nice features of this condo but this is not a place for three adult couples. A family of four would fit nicely but it is small. It looks better in the pictures than it is - kitchen is lacking basics and a door of one of the cabinets was missing. Many cigarette butts on beach just outside terrace. Very nice neighbors and great management that helped us move to a more appropriate condo."

"My experience at oceano rentals
We arrived at the condo aventura #3 on saturday 8th around 3pm. Less than 15 minutes neighbors come to us only to tell us we should be very cautious due to all the break ins the night before. So me and my family were very scared for the night to come. We only wanted a peaceful vacation but we were worried everytime we left the condo , that someone would come in and take our belongings.. and i belived they would because the "alarm system" was not working. Yes they gave me the code which was 1020 away when leaving and 10201 when we were entering home . Which did not work at all. The sensors on the main door wernt even there.. so we worried for our safety. Then me and my accompanions where so exicted that we had wifi included in the condo so we were able communicate with friends and family but to my surprise that was NOT working aswell.. i called the oceano office and told me they would give me a call back to confirm what was happening. Well till this day i am waiting for that response... we had many troubles in this rental experience . Including the garage door. Day one we had teouble closing it. It came to the point that we had to leave it opend because we waited for maintenance to arrive and we had gone to rocky point to have fun and not waste our vacation time waiting for people not to arrive. My family and i expected way more out of this. I mean we did pay over 400$ dollars for our stay there."

"Oceano Vacation Rentals Staff is Exceptional
The customer care and support was exceptional. The folks at Oceano are commendable. The house was exactly what we expected as we know the area. It was clean. Well kept. We couldn't figure out the TV and a guy came over withing 30 minutes. The WiFi worked well. Absolutely satisfied with our stay and this is in large part due to Oceano staff."

"Enjoyable, other than having no hot water.
It was a great location and well maintained for our family vacation. However, I am not sure if we will stay again secondary to having no hot water. Oceano said they would send someone out to fix it, and they never came. If they get that fixed, it is a great condo overall."

"Labor Day rental
The house needed lots of TLC. When we arrived there were ants all over the kitchen counter, a broken cabinet door in the kitchen, Dead roaches in the bathrooms. Better then alive but should have been cleaned up before we rented. The Oceano office took care of everything right away. Easy to communicate with. No hot water they came out to fix but still no hot water. The kitchen had hardly anything to use to cook or cut with only a few plates and bowls.. Lots of pots but that is it. Satellite TV was good. The night club was so LOUD every night till at least 2 A.M. AC worked great. sliding glass door was hare to open and shut. For the money I paid nightly it was not worth it at all. DISSAPOINTED!!!!"

"Nice Place Directly on the Beach!
Our stay at Adventura was great. Separate and private bedroom/guest house for the newlyweds and good space for the 6 of us in the main house. Clean, safe and good location in Rocky Point. It was great having the beach right outside our patio. I wanted a broom and dustpan to periodically sweep out the sand, so I bought one at the store and left it there. Hopefully it will stay, but take your own just in case you want to sweep up. Appreciated the use of the garage to store cars. Trash was a bit of an issue. We weren't sure where to dispose so left it outside next to the garage. Would have been good to know. Great place! Would definitely stay at Adventura again!"

We have stayed in Oceano properties for about 15 years, and this was the first time I have felt they aren't maintaining the properties. We had kitchen cabinet doors falling off. The kitchen was also not adequately stocked. We did not have a dish cloth to wash dishes, and no sponge or scrubbing pads. There were only 3 coffee cups. We requested additional cups, and they were never brought. In the past we have always had a broom and adequate trashbags. We only had 3 trash bags and no broom to clean up with. We love this beach and would like to continue using Oceano, but feel they could do better. "

"Needs updating and security.
We rented Aventura for a guys weekend, so needless to say we didn't need anything luxurious. The Condo itself was in OK condition, and at first seemed clean. When I tried to go out the sliding door the handle literally came off the door, so it was not secured. Our second night someone broke in to our condo and stole items and money. They got in through the affixed part of the security door by pushing it open. That same morning we noticed dead roscoes in the shower. When we brought this up to the Oceano office at check out they seemed unable to rectify anything since it was the Condo's owner responsibility. "

The condo was not bad. Needs some fixing. Sliding door in the rear barely would slide. A lot of other minor things need to be fixed.
Bring earplugs because the Luxor bar across the street has a outside stage which blares the music until 3:00 am. Did not get much sleep."

did not start out good, first place we had booked should not be a rental. We did transfer to another place but had to pay more for it. It was a much nicer place but it also had issues. The night club across the road woke us up and keep us awake till 2:30 am it was so loud I will never rent in that area again"

"Property Needs Work
Oceano employees were very flexible with us as we had to change our reservations from one house to another a few days prior to our arrival in order to accommodate our pets. The employees also sent two handymen to try to rectify the fact that the TV satellite was not operable. Unfortunately, after a whole afternoon of troubleshooting, the TV satellite issue was never resolved nor was there any follow-up from the office. I would've liked to be credited for the fact we did not have a working satellite TV available to us for our three-night stay.
The interior of the home is clean and beds were comfortable. We had plenty of hot water for showers. The linens were clean. We were provided with a bar of soap in each bathroom and dishwashing detergent. The A/C and Internet connection are strong amenities. Our main gripe was the fact that the glass door that leads to the beach is so damaged that you must struggle with the door to open and close EVERY time you want to step outside and take in the breeze/view. At times, it seemed like the door was going to fall off and break onto the floor. The breeze was quite strong and due to the condition of the glass doors, one could hear the strong breeze howling through the door all night/day long. There is a tiny courtyard between the main house and the garage, which is nice when you need to leave a few things out to dry in the sun. Also, serves as a mini yard. This property is good if you want to steer clear from the craziness at Sandy Beach but I do not think it was worth the price. I was charged over $600 and we were constantly worried about breaking the glass door and had no TV, as indicated. I would've appreciated a refund for the fact that the TV issue was never resolved.

Stay was great. However, place is advertised for up to 8 persons but some of the kitchen items numbered only 3, like coffee cups etc.
Sliding patio door is on verge of collapse, comes out of the rail at the top.
Some cleaning items should be left in bathrooms & kitchen.
There is nowhere to dispose of garbage."

"Review for rental Aventura
We had a good time at this place. There were seven people in our group, three generations. The bedrooms were separated from each other and everybody had good provacy. Location and view was good but it was sad to look at the deteriorations of some condos around us."
