A 6-seat dining table opens to a kitchen bar with 2-3 high top chairs so everyone can easily eat together inside. The kitchen has everything you need to satisfy your culinary desires. Just add the food and the camaraderie and enjoy this great room space where everyone can feast and relax.
The king master bedroom has a full ensuite bath, a flat screen TV, and a ceiling fan to keep you comfortable. When it is quiet you can hear the sounds of the sea.
The 2nd and 3rd bedrooms – both with queen beds – offer similar comfort with a ceiling fan and a flat screen TV. These two bedrooms share a hallway bath. And of course all bed and bathrooms are furnished with an ample supply of premiere linens to ensure your every comfort.
This home comfortably sleeps 8 in beds, as there is also a queen sofa bed in the living room. An air mattress is available for rent for a maximum of 10 guests in this home.
Additional amenities include a shared washer and dryer for your convenience, WIFI and cable, and 1 garage parking space. There is very, very limited additional parking here.
There are lots of fun things to do in Newport Beach with attractions focused on families, couples, or trips of solitude. Outdoor enthusiasts will love miles of hiking and cycling trails, surfing, and sailing.

THINGS WE LOVE ABOUT THIS HOME!
Newport Beach has lots of things to do and they are all nearby – restaurants, coffee shops, grocery stores, etc. - many of which you can walk to.
This home has oceanfront, pier, and park views and great access to all sorts of sea and land based activities.
The oceanfront deck is a great place to enjoy people watch and beautiful sunsets and ocean breezes during and after your delicious barbecue.

No smoking is allowed inside or outside this property – NO EXCEPTIONS!
This home (like most in this coastal area) does not have air conditioning.
This home is located in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no tolerance policy regarding excessive noise, occupancy and/or parties. Deposit forfeitures and/or evictions are strictly enforced. Please make sure you are comfortable with these policies before renting with SeaBreeze Vacation Rentals.
Cleaning Fees- Sea Breeze uses only legal housekeeping companies who are dedicated to paying a living wage and carrying all legal insurances as required by law.

If I (WE) cancel our reservation more than 60 days prior to the occupancy date, the deposit is fully refundable minus a $250 cancellation fee and 4% credit card processing fee. If I (WE) cancel 60 days or less prior to the occupancy date, SBVR will make every attempt to re-book MY (OUR) Reservation.
-If SBVR re-rents the property for the week of MY (OUR) reservation at full price, I (WE) will receive a refund equal to 100% of the total paid minus a $250 cancellation fee and 4% credit card processing fee (if applicable).
-If necessary, SBVR may re-rent the property for the week of MY (OUR) reservation at a discounted rate in order to secure a last minute reservation. In this case, I (WE) will receive a refund equal to the newly discounted rate minus a 4% cc processing fee and a $250 cancellation fee.
-If SBVR is unable to re-rent the property for the week of MY (OUR) reservation and the cancellation occurred 60 days or less prior to the occupancy date, the deposit is non-refundable.
Cancellations to multi-week reservations are subject to the same policy above, however a cancellation fee of 10% of the total rental rate is applicable in lieu of the $250 cancellation fee.
Partial cancellations to reservations of one calendar month or longer that result in a night count that is less than one full calendar month are subject to Transient Occupancy tax, in addition to the policies outlined above.
