CANCELLATIONS: Bookings made forty (40) days or more prior to arrival date have 10 days from the date of booking to cancel and have your deposit returned. Booking made less than forty (40) days prior to arrival date will have a cancellation grace dependent on number of days prior to thirty days before arrival (bookings less than thirty days before arrival have no cancellation grace). If after this period you are unable to fulfill your obligation to license the Property we must be notified immediately and all payments will be forfeited. If the Property is re-licensed for the same period and same rate, the rental fee, taxes, pet fees (if applicable) will be refunded less a 20% cancellation fee + booking charge. There are no exceptions. CANCELLATIONS THIRTY DAYS OR LESS BEFORE SCHEDULED ARRIVAL DATE WILL RESULT IN FORFEITURE OF ALL MONIES RECEIVED. Please Note: the trip cancellation insurance premium (if purchased) and booking are non-refundable. A Property that is unacceptable to a Guest is considered a cancellation. Atwood Vacations may cancel a reservation if, in its sole opinion, it is in the best interest of the Owner.

"Good Tides Rolls -- It Rocked!!
We've stayed at this house for 4 years. It's a great place and not too far from the beach. My husband doesn't like the beach but loves to fish, so it's a fit for our whole family. We just love it!!"

"Good Tides Roll
This was our fifth year staying at Good Tides Roll. We love the house and the location. We love the screened in porch with the Hammock. Kayaking on the creek is awesome.

The dock still needs some repairs. The garbage disposal doesn't work correctly.

"fishing vacation
Good tides roll was in great condition,very clean. However,the ramp to the floating dock needs replacing. we caught fish every day and can't wait to return in the Fall. location was O K. Very satisified with our time there.I would definitely recommend this property to a friend "

"Stayed over Christmas
Making the reservation was almost too easy. I kept expecting a problem to creep up at the last minute. There were none. Even checking in and getting the keys was a nice experience. The staff working was wonderful and I was in and out in minutes. The house was clean (might clean under the furniture) and ready when we got there. A 7 and 5 year old spent their Christmas there and they could not have been happier. Close to town and the beaches but right across the marsh from the ocean. You could hear wave crashing all day long. The boys loved catching crabs on the dock."

"Lovely and low key
I can not say enough about the magnificent view from the porch of this house. Expansive marsh with a distant view of the beach beyond. Serene. You can hear the ocean waves even! The marsh and creek made for great bird watching. We had great luck crabbing off the end of the dock as well. It's a rich creek. We did not rent kayaks this time, but plan to next time.

The house is very well maintained for a rental and it is comfortable and cozy. It is also very close to the grocery, eateries, and the beach accesses.

I never have enough time on Edisto. I was very thankful to be able to rent this house for a few days as I could not come for a whole week this year. Next year I hope to though!! "

"Good and not so good
The location was nice and private, nice view. However, there were a few problems. One of the twin beds was so "sway backed" it was not usable. The back porch was not swept and lots of spider webs. The kitchen sink was very nasty looking (very stained) the window sills had not been cleaned for a very long time. I'm not a clean freak, but these things were very noticeable and an easy fix. I would recommend this rental if it was cleaned properly."

"Beautiful View
Loved the location! Had a problem with the horrid smell of the was awful. By the end of the week, I nearly gagged at the smell of the water when I washed my hands. Another problem was the poor cleaning job prior to our arrival. Floors were evidently cleaned in the middle and not touched elsewhere; my daughter found an empty chip bag on the floor beside her bed. The wonderful screened porch looked as if it had not been swept in weeks...maybe months. There was quite a buildup of sand, dead insects, crumbs, and cobwebs. Such a wonderful house surely deserves better attention."

"Fall Getaway
This was my first trip to Edisto. My grandchildren enjoyed fishing and crabbing and the wildlife. The house was roomy and clean and we will definately be back again."

"The marsh house
This is first rental we have ever returned to on edisto island. We were pleased to discover the water did not smell quite as bad as last year and the yard had been pruned and well-kept. I was disappointed the the large cabinet/pantry in the kitchen was locked and dishes were crammed into standard cabinets leaving very little room for bringing groceries and supplies for a large family for a week. Overall we still love the marsh house and will likely return. "

We love Good Tides Roll! The hammock and dock are heavenly! We did miss the extra kayaks from our previous stay. We brought three but were in hopes the owner would still have the extras for all of us to go out at the same time. "

"We love Let the Good Tides Roll!
It was a very peaceful visit. We toured the Island, visited Botany Bay, spent several hours in the Edisto Book Store, ate at the Post Office and bought delicious seafood at Edisto Seafood. We also had pizza and ate at the Sea Cow! I am an artist and spent time just relaxing looking out to the marsh and sketching. We also crabbed off our dock. We will return ASAP!"

"Breathtaking view
The house was nice although some of the furnishings had seen better days. The kitchen was well stocked and we were surprised with a little starter kit from Atwood Realty! The only real negative was the smell of the water. It smelled of sulfur. There were also a lot of nats in the kitchen possibly due to the garbage disposal. The most positive note was the view. We loved watching the changing waters and had a great time kayaking! "

"Peaceful vacation
The location was fabulous, away from the crowds but only minutes from Edisto Beach. We enjoyed kayaking to Edingsville beach, sunsets and sunrises on the dock, bike rides to George & Pinks for fresh produce, homemade pies and boiled peanuts and naps in the hammock. Also enjoyed Botany Bay, which is very close. Overall a great vacation. The only downside to the house is the sulfur smell of the water, so bring scented candles and plenty of bottled water. "

"Could Be Better
Great location on tidal creek. Beautiful views. Furnishings leave much to be desired: uncomfortable porch furniture. Tacky covers on living room sofa and chairs. No place to put luggage in bedrooms. Not enough coat hangers. Kitchen cabinets weren't clean and were disorganized. Kayak available but no paddle."

"Perfect Location!
The rental was beautiful and spacious. Edisto Essentials dropped our kayaks off and we just had to walk out the back door to the dock. Absolutely perfect location being on the salt marsh and having the ocean so close!"

"New Years Trip!
This house was really perfect for our New Years get away. It was quiet and laid out very nicely for family and friends to be able to socialize or to do our own thing. The porch is great and I hope to comeback sometime when it is warm so we can put kayaks out off the dock. The only negative I can think of is that the water smells so strongly of sulfur. We had to cook, make coffee and brush our teeth with bottled water and showering was rough because of the smell. Not sure if anything can even be done about that but I would say that is the only thing I would definitely change. Other than that the property was great and we made some great memories!"

"LOVE this place, but were a little disappointed.
I must start by saying this place is one of our FAVORITES! This visit was our second to Good Tides Roll and we had a fabulous time. We really enjoy the open feel of the home with the open windows across the back, the endless bike trails & we can't get enough of the crabbing & fishing right in our "back yard." The ever-changing landscape is simply mesmerizing.
We did, however, have some complaints regarding the upkeep of the appliances that couldn't be overlooked. Our stove and refrigerator were not in good repair. We stayed 2 years ago & had issues with the refrigerator not staying cold. To our surprise, the same exact frig with the same exact problem was waiting for us when we arrived. Throughout our week long stay, more & more of our groceries spoiled due to the high temps and we were forced to trash a lot of it for fear of possible sickness.
The stove was another issue. The front right eye literally shot out blue & orange flames upon first use. We immediately disconnected the eye & weren't able to use it at all.
It seems to us that maybe the upkeep has been slightly neglected lately, but feel certain the issues will be properly handled & would be happy to choose Good Tides Roll for our next visit to Edisto. "

"Good Tides Roll Stay
Disappointed that the elevator was not working, one of the front burners on the stove and the overhead light did not work. Would be nice to have an electronic termostat to better regulate the temp. Really like the location especially the privacy, but the walk out to the creek is quite long. Hammock on the screen porch makes you overlook inconveniences."

"Janurary at Edisto
Enjoyed our stay. The water had a strong odor. Only one of the showers worked, but we reported this to the Atwood folks & I am Sure that will be taken care of. Great to walk out on the dock and pull up our crab pot and have fresh blue crab!"

"Great Spot for Enjoying Best of Edisto
This was a very comfortable house for our family of 4 and especially well located for our kayaking and driving adventures. Kayaking to Edingsville Beach (by way of the branch on the right just past Cowpens) was a breeze, and the longer trip down the length of Frampton Creek to Botany Bay beach made for a great trip too (just try to go with the current both ways). The house is close enough for a short drive to Edisto Beach for restaurants, etc. but also only a short drive from Botany Bay Wildlife Management Area for touring a nice slice of the island. Only complaint was the john boat taking up most of the dock, which made launching kayaks a pain, yet there was no indication that the boat was for guest use(?) All in all, though, we would highly recommend this home, especially as a less expensive alternative to staying on Jeremy Cay or Cowpens. "
