The location of this lower one bedroom one bathroom apartment is in one of the premier spots on the entire Peninsula. You will have views of the beach from the large over-sized patio off the front of the property. You are so close to the water you will hear the waves crashing when you go to bed at night and wake up in the morning to a beautiful sunrise. The main bedroom is located off the back of the property with complete privacy.

Located near the Balboa Pier, close to the heart of the action, this oceanfront, lower condo features a full-kitchen, washer and dryer inside the condo, wide-screen TVs, DVDs, and WiFi internet access throughout the condo. Linens and towels are provided. There is a private patio that can be accessed from the living room that overlooks the beach and Balboa Village. This unit includes 2 personal tandem parking spaces and extra storage in the enclosed garage.

The bike path that goes the entire length of the Balboa Peninsula is located directly outside the condo. Take pleasure in fine dining at the many highly-rated restaurants or simply turn on the BBQ and savor your own home-cooked gourmet meal. There's no need to wander too far from home for entertainment, shops, and beach fun. The Balboa Fun Zone is a short walk where you can easily find boat rentals, trips to Catalina, whale watching trips (though during their migration you can often see them from your balcony), charter a fishing trip, or take the kids to the old-fashioned arcade next to the Ferris Wheel.

The famous Balboa Island Ferry departs from the Fun Zone area every 10 minutes and takes you across Newport Bay to Balboa Island in a short 5 minute ferry ride where you will typically see sea lions, paddle boarders, kayaks, and luxury yachts. Sight-see and play during the day, then come home, pour yourself a glass of wine and relax on your private balcony to savor that spectacular ocean sunset. SLP10984

Cancellations. Cancellations must be made in writing, either via fax or email, no cancellations by phone are allowed. Upon cancellation, refund of any deposits held by NBVP shall be granted only if the home is re-rented. We will make every effort to re-rent the home once notification of cancellation has been made; therefore it is in the guest’s best interest to notify us of a cancellation as soon as possible. If the Occupant cancels the rental, the Occupant shall forfeit all rental deposits held by NBVP as liquidated damages for the Owner, unless the rental premises are re-let for the same rental period. Then a portion of the deposits may be refunded to the Occupants as follows: (1) a 15% (of the total rent due from the 1st page of this contract) reservation cancellation fee shall be deducted; (2) loss of rental income, if any, for the rental period shall be deducted from the deposits. [Example: house rental rate of $1,000 with a $500.00 deposit being held, which is re-let for $900.00 for the rental period, results in a $250.00 refund of the deposit. From the $500.00 deposit, deductions of $100.00 (loss of rental income) and $150.00 (cancellation fee) are taken resulting in a total refund of $250.00]. If you have purchased travel insurance, please refer to their guidelines regarding coverage on cancellations. There will be no refunds for early departure.

great location. between the master bed, the pull out and the roll out there are three beds and enough space. garage fits two cars when you go deep, a little tricky around the edges though. overall we were very pleased!"

"Good Location / Bad Location
We enjoyed our time at 700 E. Oceanfront very much, however, it was a bit noisy. There is a constant flow of traffic, both cars and people going by the Unit, into the late hours of the night and starting very early in the morning. We tolerated it... people are just enjoying themselves. With no air conditioning, you had to keep the windows open.
The good part of the location is that you are right in the middle of the action... close to shops and restaurants. We didn't use the car very much (our suburban fit into the garage very nicely) and walked or biked everywhere.
We had a problem with the internet not working and the management fixed it promptly."
