Welcome to our 2 bedroom, 2 bath villa located in Fairway Villas in Waikoloa Beach Resort with discounted GOLD GOLF KINGS' CLUB MEMBERSHIP. NEW FURNITURE AND CARPET UPGRADES JUST COMPLETED.

Our villa is fully equipped and ready for your vacation!! The dining area has NEW dining for 6 and 4 NEW bar stools at counter. Living room has a NEW large sleeper sofa (pull out to a queen bed) NEW love seat and a NEW 50" flat screen tv. You can enjoy your meals and the beautiful on the lanai as well with seating for 4. The master bedroom has a king bed, walk in closet and a full master bath. The guest bedroom has 2 twin beds that upon request can be converted to a king bed and a full guest bathroom right next to it. Villa has a BRAND-NEW central air conditioning, a washer and dryer, beach gear, FREE WIFI and RESERVED COVERED PARKING STALL.

Unit includes discounted green fees GOLD GOLF KINGS' CLUB MEMBERSHIP at Waikoloa Beach Course.

Our villa is in walking distance to both the Queen’s Marketplace and King’s Shops for dining out options and shopping. Great snorkeling and swimming can be found nearby (10 minute walk from condo) at Anaeho'omalu Bay (A-Bay). Also nearby, is the ancient petroglyph trails.
Waikoloa Beach Resort has 2 golf courses - the Beach Course designed by Robert Trent Jones, Jr., and the King’s Course designed by Tom Weiskopf.

You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement.
If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment.
CANCELLATION POLICY 61+ DAYS IS A $150 ADMINISTRATION FEE AND 60 DAYS and less is a full forfeiture unless property is rented during the time period.
WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking.
Collected money is non-refundable after 60 days of arrival. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations.
Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make.
If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution..
Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.


*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation.
No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or,
Kohala Coast Properties, Inc. strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

Nearby Activities in Waikoloa

When you rent a beach house or condo in Waikoloa, located on the west side of Hawaii's Big Island, you can enjoy tropical weather year-round and there will always be plenty of ways to explore the area. The best time of year to book an oceanfront home is from late May to early October, particularly for warm weather activities. Waikoloa is primarily a resort destination but has one fun fact that makes it genuinely Hawaiian; the village was built on top of a lava field! A towering volcano sits just 30 miles from the village, called Mauna Kea. While the volcano is currently dormant, its eruptions created a path to the ocean.

"Winter break
Came to Big island for the first time in need of golf and sun. Although you need to drive to the beaches, the golfing is very reasonable particularly with the discount associated with this unit. The location of the Fairway Villas is very convenient and we used the pool a lot. My only critisim is the noise you can hear between floors which you get with all the units. J21 was more upgraded than the others our friends were staying in."

We had a nice stay. However, we were disappointed when a very noisy group moved into the condo below us during the last 5 days of our stay. Every morning (early) they had little kids up yelling and running around on the ground floor patio. Our morning veranda coffee time was cut short due to the noice factor. We decided it was easier to stay inside. During the evening ours the loud noise continued with beer parties going on outside. Not such a quiet and peaceful place for us this trip. The condo furnishings are very worn and dated. The carpeting and rugs are very worn. We suggest the condo owner seriously consider some updating of these items. We did like the proximity to the pool and services. "

We had a good stay. Love the area. At first glance we thought the condo was good. But we soon realized the tile floors weren’t clean. I noticed my husbands feet from going barefoot were filthy! Master bath tile really needed a good cleaning and grout in master shower needs cleaning.
Kitchen needed more regular size forks.
Couldn’t say enough about Michelle Coupe being so helpful! Wonderful manager. Didn’t want to trouble her with complaints while there. "

"Rental agent skimps
The twin beds were uncomfortable, need new pillows, some kitchen items need to be replaced (rusty baking sheets, very dull knives), and certain things should be provided to last the length of rental, i.e. dishwasher tabs, toilet paper. Golf rate was awesome since owner had membership."

Great stay in the condo. Location is amazing being located in Waikoloa beach and close to the best beaches and Waimea. Loved the spacious lanai overlooking the golf course. "Responsive, Great Property Management
The property manager, Michelle, in particular, was great to work with and super efficient. This is one of the first developments in Waikola. The AC may have been a later addition, so it was quirky and worked best if the door to the living room was open and the fan over the bed on, too. Also, there's no door between the bathroom and the master bedroom. Nice covered carport space. "

Very good. Location was great, easy to walk anywhere in Waikaloa Resort and to the beach. Well supplied with beach chairs, etc. Two minor issues. I would upgrade the old internet router. We had 5 of us connected and connections dropped constantly. We had to work a few days and that was a problem. Also, the air conditioner on the deck was unusually loud and vibrated excessively. Conversation was impossible when sitting outside and it kicked on until it stopped. Other than those two overall minor and easy to fix issues, the place was great and we enjoyed our stay."

"Great Location - Love the Kohala Coast
We have come annually to Waikoloa for over 20 years now so it is easy to compare this unit to others nearby. The unit was clean and beds were comfortable. However, the living room furniture, while clean and pretty, were not very comfortable. We had difficulties with access to the internet, but the property managers were very attentive and prompt to fix. We are foodies and part of our enjoyment while on vacation is to cook. The kitchen had the basics but were not of good quality and missing some items we would have enjoyed - such as a microplane and a muffin pan. One of the reasons we selected this unit was because it provided the "golf package" and that was super. It is hard to rate most activities and restaurants because of the coronavirus pandemic that closed everything down during our stay. We know that the Kohala Coast can be so spectacular - whether it is snorkeling, historic sites, beaches, restaurants etc. We will definitely return another time."

"J21 - Great Golf Course Location, Convenient, Clean Property
This property was clean and included a sofa bed in family room, 1 King in master bedroom, 2 twins in second bedroom, fully stocked kitchen, refrigerator that makes ice, medium size cooler, beach towels, beach umbrella, 4 beach chairs, small shampoo/conditioner/lotion for each bathroom, dish soap/sponge, dishwasher pods, replacement garbage bags, reusable shopping bags (Hawaii grocery stores charge you for bags, so it's nice to have these to go shopping)and regular towels.

FYI: Grocery shopping at nearby Queens Market place is a bit pricey for regular grocery items, and somewhat limited.

The main beach in the area is only a two minute drive out the main entrance. The other hotels Hilton and Marriott are just about 1 mile away. You can walk to the ancient petroglyphs just outside the entrance to Fairway Villas. We were managing an event at the Hilton Waikoloa Village, so it was very convenient to stay with the extra rooms at a fraction of the cost of getting two rooms at a hotel. "

"Fantastic Fairview Villa
Great. Clean, well appointed property. Everything in working order. Comfortable furniture. Very good location in complex, quiet, good parking. Pool, hot tub and workout area clean and well maintained. Grounds well maintained and extremely pretty. Staff friendly and cordial. Very good customer service from manager.
