"Relaxing View
We enjoyed our stay in A31 very much. We had all the amenities that we needed and the beds were comfortable. I love to cook and bake so I was pleased to use the pans, mixer and baking tools to create memorable dinners and desserts. The beach chairs and umbrellas were much appreciated. The balcony was an excellent place for meals! We have stayed in the area many times and like its proximity to our favourite beaches and shops. I would recommend this unit to everyone."

Only problem the smoke alarm low battery went off at 1:00 am and we had no way to shut it off. It was fixed first thing next morning. I think batteries should be replaced every year not just when it goes off during a guest stay. "

Clean, comfortable and came with much appreciated extra touches like an umbrella and boogie board for the beach to save us time and money having to rent ourselves. The elevator for my elderly parents was awesome. Some wasps started building a nest on the balcony and the owner had it taken care of same day. Very responsive and attentive and we would come again in a heartbeat."

"Excellent rental!
We enjoyed our stay at Fairway Villas. It is close to shops and many food choices and is a short walk to the beach to watch the sunset. The view over the golf course is beautiful. The unit is in great shape. We did have problems with the icemaker and the owner sent over a maintenance person who quickly fixed it. The unit is in a gated community and is very quiet. The pool is spectacular and has multiple high quality grills for your use. There is no grill in the unit itself. In the closet on the lanai and in the bedroom closet we found snorkels, masks, bodyboards, chairs, and an umbrella to take to the local beaches. Plenty of masks but not much for flippers.
One note is that most of the paperwork at the unit says checkout time is noon but the reservation says 11am. The door code no longer worked after 11am so make sure you check out by then.
We would definitely rent this unit again. "

"Pleasant Stay
Everything was great. I loved not having to carry a key with me and using the pad with a code. Are only concern was the dryer. We put towels in twice to dry and it did not work. Also, the instructions stated to clean all towels and linens (except for the day of departure linen and towels). Does a cleaning crew come in and wash the sheets we used the night before? We got grossed out at the thought of sleeping in dirty sheets when we got there."

"Big Island condo
My family really enjoyed our stay at this condo. It is a great place to stay for a family of 4. The 2 bedroom/2 bathroom condo was well stocked with basic kitchen items and a variety of pool/beach toys for our use while we were there. It is a well maintained gated community with shops within a short walk. We also had a variety of streaming services and wifi for our use when relaxing at night.
Overall, we loved staying at the condo. As my son said, it's nice to have the space versus staying in a hotel. He was right. I am also grateful that the rental company accommodated my late request to stay at the condo later than check out time. Our flight back home was at night and it was very nice not to feel rushed.
I'm extremely happy that I booked the condo through VRBO and will absolutely use the app again for our next vacation.
One thing I would suggest is if you wish to go out to eat, consider using OpenTable app to find restaurants and to make reservations. "

Great location, exceptionally clean and well stocked with everything needed to take the stress away. The Beach umbrella, coolers, towels and snorkel gear were appreciated. "Great place overall
The condo was in a great location, you could walk to A-beach and a grocery store, and restaurants. We appreciated the beach chairs, umbrella, and beach towels in the unit. The lanai looking over the golf course was a great place to have coffee in the morning and dinner in the evening. The property manager was very accommodating. The only complaint we have would be the bed, it was quite hard and uncomfortable and squeaked whenever you rolled over. Other than that it was a delightful condo."

"The room with the best view.
From Lanai, you can see Mauna Kea and sunrise. Golf course side room. It ’s a very nice view. Meals can also be enjoyed in Lanai. The equipment included body boards, marine chairs, parasols, and a simple stroller. A lot of towels and sheets are prepared. There is also a spare futon. The kitchen is perfect."

A fine place to stay. Very nicely furnished, especially the kitchen. Nice local flavor art. Close to our favorite beaches and some excellent restaurant choices. Barbecue area is a good place to meet your neighbor.
Not close to good shopping tho - stock up before you get there.
Can be very noisy early in the mornings when the mowers hit the golf course - ear plugs help.

Top floor unit with great views of golf course and sunrise over Mauna Kea. Very comfortable with lovely Hawaiiana in every room. Very clean and well stocked with towels and beach gear. Easy walk to kings and queens shops as well as Kings trail petroglyphs. We enjoy being out on the lanai as much as possible; generally quiet and enjoyable only issue is noise from AC units which are also out on lanai so even if yours is off you can hear other units’ AC but that is the way all units are set up. "

"Wonderful Kona area retreat
This place was in an ideal location with an ideal view! I loved mornings watching the morning golfers and sunsets from the lanai! There’s a large kitchen and master area and it’s on the 3rd floor which was perfect. An elevator is right there if needed. Across the way is a grocery store and great dining amongst a Starbucks and other stores. Also this fantastic trail through lava rocks and petroglyphs is right outside the door!
The pool and hot tub is also close by!
Fit the 6 of us very well!

"Convenient, clean and fun
This unit was clean, very convenient to everything on the resort and overall a great place to stay. The only complaint we have is that all three beds were very uncomfortable. They were rock hard, literally squeaked when we moved on them and the pillows sounded like they were wrapped in plastic."

Location is perfect as the shops, restaurants and stores are in the near vicinity. The lanai overlooks the Waikoloa Beach 1st green. Try to market at Costco instead of the high-price market across the street. Golf at the Waikoloa Village golf course because it is cheaper and just as nice as the adjacent golf courses. Go to Tropics further in for the 19th hole for TV viewing and eats. Friendly waitresses.

"Perfect rental for our vacation
This rental was in a great location for all the activities we did on Big Island. It's also near stores and restaurants. The rental was clean and met our needs nicely. We enjoyed the use of the coolers provided, something you'd never be provided with in a hotel room. There were also boogie boards which we never quite got to. It was also so nice to have a big kitchen with all the required pots and pans, etc, to prepare our own food as we have several allergies in the family."

We spent 3 weeks in this condo. After a couple of days it felt like home. We found everything we needed. The condo is well kept, clean, has lots of supplies.
The views of the golf course and the mountains are great, the winds help keep the condo comfortably cool.
The kids really enjoyed the short walk to the 2 outdoor malls. Very convenient when you have Teenagers!

"A mixed impression
Fairway Villas is a very nice development with fairly well-maintained grounds, a very nice pool area, and a very satisfactory workout area. Views from the third floor are expansive, overlooking the golf course and the mountains in the distance. However, we have stayed in other developments in Waikoloa (Colony Villas and Hale Kai) which are overall superior to Fairway Villas.
The condo unit itself is poorly maintained. Upon arrival we were blasted by the heat of a closed up unit and needed to call the owner/manager to get the AC turned on. Looking around at the stained upholstery, curled-up floor coverings, and bug-filled window ledges was not a positive first impression. Getting deeper into the unit, the bath towels did not smell clean and the kitchen towels were nauseating with the smell of very rancid grease. This smell permeated the drawers in the kitchen as well. The windows throughout the unit are virtually inoperable, either near impossible to open and close or incapable of remaining open due to broken mechanisms. Overall, the website property description was very different than the physical unit.
In fairness to the owner/manager, he was very responsive to my call and the concerns that I voiced about the unit. Within hours, we had all new bath towels delivered as well as a huge bottle of laundry detergent and canister of dishwasher soap. As to the window issue, he said that owners were in dispute with the builders over the poor quality of windows installed and they hoped to resolve that problem in the future. Unfortunately, that did nothing to address our stay and led to our using the AC far more than we would have otherwise. (We always turn off the AC and enjoy open windows at night, to hear and feel the wonderful Hawaiian breezes. Not this trip.)
Until the problems noted above are fully addressed, I cannot recommend this property."

"Quiet location with a great view, a little remote
We all enjoyed our stay at Fairway Villas in Waikoloa. It had a beautiful view and was very close to shopping areas for necessities, although we did most shopping in Kona as Waikoloa has very expensive prices. There is however a great dive shop in Queen's Shops which helped us with all our diving needs. Waikoloa is a bit out of the way, it is a resort area so not many locals can afford to live nearby. Due to this you can expect a family/retiree atmosphere with early quiet. We usually drove at least 30 minutes on way every day. If I were to return to The Big Island I would choose to stay in Kailua rather than Waikoloa. The unit was very clean however some things appeared to need replacing, the carpets had up turned edges which we frequently stumbled over, the couch was also quite lumpy. Overall it was a nice and for people looking for a 'stay around the resort' type of vacation I would recommend it. "

I would sum the rental experience at this condo in one word....disapointing. I've been to Hawaii seven times now (Maui - 4 and Kona- 3), and this is by far the worst accomodation that I've experienced. The unit was dirty and showing its age. I don't have very high standards, but the level of cleanliness of this unit boarderd on disgusting. Upon arrival I contacted the property manager (Wayne B. Twitchell) to point out some deficincies, and he did address some of them in a timely manner. The worst part of the trip may have only just began however as we are dealing with a bout of headlice that our daughter picked up. Though there is no difinitive proof of this, we attribute her condition to sleeping on the pullout bed during our stay at the condo. The pillows were in deplorable condition and had drool stains on them which we didn't notice until we stripped the bedding to wash it upon checkout. We will definatley not be returning to this unit, and likely this facility on any subsequent visits to the Big Island."

We stayed at Fairway Villas A-31 over Christmas and New Years 2015/16. The condo was an easy drive from the airport. It was large, nicely decorated and clean. It was well appointed with everything we needed including Tommy Bahama beach chairs and an umbrella, coolers, beach towels and lots of linens and bath towels. It is right at the entrance to the complex and a short walk to King's Shops and Queen's Market. Five minutes away are two fabulous beaches, Hapuna Beach and the beach at Mauna Kea resort. We have stayed in several vacation rentals on all of the islands and this one was one of the best. "

My family stayed here while getting our daughter settled into school in Hilo. The condo was in excellent condition and very comfortable. We didn't spend much time in it during the day, but it was nice to eat breakfast overlooking the golf course and relaxing in the evening after a long day of exploring the island. The property management was very helpful getting us in on short notice. My family will be staying here again on our next trip to the Big Island. "

Condo was clean and well maintained. Found to be as advertised with excellent supply of dishes, cooking pots and utensils. Very quiet location on golf course. Short walk to beach using pathways. Shopping close by for groceries. Great beaches close by reached within 10-15 minute drive. View of golf course. Did have patio door handle come loose, repaired with a call to management. Bed mattress very firm but still surprisingly comfortable. Barbecues are little far from the unit. Lots of beach towels and chairs. The big island is now our favorite and we will be back. We went zip lining, and on several hikes exploring the island. Enjoyed dinner at Roy's and Jackie Rey's. Our favorite beaches were Hapuna and Mauna Kea. Snorkelling at Mani Lani and 2 step was amazing."

"Great Stay at Fairway Villas!
Our family of 5 (3 busy boys aged 10, 15 and 17) had a wonderful experience staying at Fairway Villas. The condo was easily big enough to house the 5 of us and was in a perfect location - close to many fantastic Kohala Coast beaches and with easy walking access to the Hilton Resort. We enjoyed day trips all over the Big Island from our location, covering much of the island during our 2 week stay. Fairway Villas has convenient shopping and many restaurants close by too. Our only minor complaint was that our lanai patio received no direct sunshine, but I'm sure the fact that we stayed in December and early January affected that. The infinity pool is on the smaller side but is still refreshing and really, with all those beaches around who cares? The condo itself was full of beach equipment that we were free to use, and the place was in excellent and very clean shape when we arrived. I'd stay at Fairway Villas again in a heartbeat. Mahalo!"

"Happy CA Family
This property was absolutely amazing!!! It was spotless, well decorated, spacious, modern, and perfectly furnished. We have been to the Big Island many times, but this has been by far the best condo we have stayed in. We felt like we were in our own home. The location of this condo is great. The Waikoloa area is our favorite. Close to the Kings & Queens shopping areas...you can actually walk over to them. Close to great beaches. The perfect location to venture out and visit anywhere in the island. Lastly, booking with Wayne was easy. He was quick to respond and answered any questions. We hope to return soon."

"Vacation in Paradise
Thank you for your assistance during our stay here at Fairway Villas. The condo is everything and more than we expected. Unfortunately the weather did not cooperate four of our days, but no one controls the weather. The books and brochures were very helpful. I have a Garmin GPS, but the printed materials in the condo gave me address and directions needed when no address is available.
I will recommend you to all my friends and family when they decide to visit Hawaii. Although we did not take full advantage of all the amenities, we now know the benefits of lodging at a condo complex. "

I can’t say enough nice things about this place! We arrived in the evening and we were so surprised at how it easy it was to find and that it was so clean and spacious. I loved the vaulted ceilings and the Hawaiian décor, not overdone and cluttered, just right. In the morning we were so happy to wake up and see the view; we enjoyed watching the golfers all week. It was very peaceful and quiet. The location of the unit was great, very easy to walk everywhere. We walked to get coffee every morning. We enjoyed walking to the beach, restaurants for dinner and the market. It is a very convenient spot. We went to the pool almost every day; everyone we met was quite friendly. They had everything you need for your stay there, chairs, beach towels, snorkels, coolers, you name it, they had it. It was a great location to explore the island. We can’t wait to go back to visit all the places we missed on this trip. "

"One of the Best decision we made for our first trip to Hawaii
I was nervous to rent couple of phone chat we booked the vacation rental (Home). Gated and family friendly the rental night are quite and smoke free. This rental was on the 3rd floor with full privacy. It came with a fully equipped kitchen, WiFi and nice Patio facing the Golf Course. This renatl made our stay pleasant and gave feel of coming home after long day exploring Big Hawaii
The Grocery stores in Queens shopping center is a rip off so recommend Costco, KTA , Foodland you will save a lot and worth drive.
BTW: There are beach towels (Good Quality), Beach Chair, Ice Box and Snorkeling Gear (This was surprise)"

"Fairways Villa A-31
We thoroughly enjoyed our stay at Fairway Villas A-31. The unit is clean and well maintained. It was nice to have all the amenities provided right from cooking and cleaning supplies to beach gear. The location is ideal, within walking distance to markets and beach. Waikoloa is also a great central location from which to explore the rest of the island."

"A Terrific Getaway
Beautifully decorated, well appointed third floor condo with a great view. The kitchen had everything we needed for dining in. The master bedroom is large and very comfortable. Plenty of windows for evening breezes. We would definitely book this beautiful condo again. "

This property was wonderful. The unit was spacious, there is a pull out bed, full kitchen (inc. full refrigerator/freezer, stove/oven). There is also plenty of towels, kitchen supplies (blender, coffee maker, etc.), and beach toys. The unit is gorgeous and we had a wonderful stay with no complaints. Ideal for a family of 4-5. "

Very nice unit. Well maintained. View of golf course. Deck stays nice and cool.

"My first stay on the Big Island
Aloha!
I'm writing to review my first stay at A-31 (which means, yes, there are more to come). I stayed at the condo over Labor Day weekend, and what a weekend it was. My highlights included:
-Watching the sun rise while eating breakfast on the Lanai
-Walking to/along the beach
-Happy hour and dinner at Lava Lava (walking distance away!)
-Wine on the lanai
-Running in Volcanoes National Park (make sure to check out the lava tubes)
-Hiking Mauna Kea
As you can probably see, I had a wonderful time on the big island. I will definitely be back. "
