MAIN LEVEL: The living area is open with a beautiful dining area for 8 and being open to the dining area, allows guest to entertain family and friends with ease (queen sleeper sofa). The kitchen is equipped with everything you would need for an easy vacation, including dishwasher, garbage disposal, NEW refrigerator with water and ice in the door, all cookware, flatware, utensils, dining sets and small appliances.
Guest Bedroom: has a queen, wall-mounted TV and private bath (tub/shower combo).
SECOND LEVEL: You will find the master bedroom with a king, private bath (tub/shower combo) and French doors leading out to the balcony with NEW BALCONY FURNITURE.
BUNKROOM: has a FULL/FULL BUNK plus a pull out trundle (twin), wall-mounted TV and private bath with a tub/shower combo.

Morgantown Rules:
1. Golf Carts are permissible as long as they are operated by a licensed driver.
2. No on street parking. Please park under the house or in the driveway only.
3. Please do not hang towels or clothing on exterior railings.
4. Please stay off the dunes.
5. Both pools close at 10 PM and there is no lifeguard
7. Because the Morgantown beach is owned by the state of Alabama, there is a "leave only footprints" policy. All tents,
chairs and personal items must be removed each day.

Great location, short walk to beach access, home located in culdasac so great for kids to ride scooters and pool was right at the end of culdasac too. Beautiful beach, quite, house was perfect! Loved the ceiling fans that kept me nice and cool at night. Comfortable beds too. "

"Nice place, but not everything works
The house itself is nice and comfortable, but there are many things that need to be fixed. The shower on the main level has a showerhead that leaks badly. Lightbulbs need replaced. The ceiling fan on the main level doesn't work. There's a small grill, but we had to do a lot of cleaning before we could use it. There's a washer and dryer, but they're very noisy. Towels are provided, but only the bare minimum. We had to constantly wash towels and we had to provide the laundry soap. The outside shower worked so poorly, that we just used a garden hose instead of using it. It rained heavily one night & one of the windows on the main level leaked quite badly. We had to use the towels to mop up the water. The couches are worn out and need to be replaced. There are no extra blankets. Overall, it's a nice place, but when you get down to the basics, it's not very comfortable. "

Great place to stay. 5-minute walk to the beautiful Gulf Shore sands. Home was clean and welcoming, just as pictures appear. Great for a quiet getaway this time of year. Would rent again anytime. Had an early issue with Wifi, which they had up and running quickly. Very responsive. "

"Acceptable
Property was acceptable but not for the price. Staff must not know to use the vacuum as there was sand all over the floor upon our arrival. I understand the property is rental, but the appliances, toaster and coffeemaker were falling apart literally. Setting is good. Nice porch. Guest bed is horrible. "

"Nice but smelly.
Everything was great except for the mold/mildew smell. We had wash all of our clothes (clean and dirty) to rid them of the smell. The refrigerator also had a bad smell and the ice maker wasn’t hooked up. I would only recommend this property if the mold/mildew smell is eliminated. "

"Beautiful Piece of Paradise
Overall Sunset Sands is a perfect place for a vacation stay. It is within walking distance from multiple beach access points. It is a BEAUTIFUL HOME! We did have to call maintenance in regards to a leak. They answered quickly and came out within a few hours. There were a few things that were not "perfect" but that's any place. A few things to know in advance just to make your trip easier:
*bring extra trash bags - we couldn't find any at all anywhere in the house.
*they supply two things of laundry detergent and dishwasher detergent. Bring some of your own too.
*The TV upstairs in the master is a ROKU Tv - there are no remotes. Use a virtual ROKU remote if needed.
* Upstairs kids bedroom TV doesn't have satellite or ROKU access - so it pretty much does nothing. I feel this one is important to know for little ones during down time.
* There is a coffee maker - Normal type - They did supply coffee filters
* Fridge and freezer are normal size which is great!
* PLENTY of cups, plates, cooking supplies
* Grill is super small and ran off of a mini propane grill - we didn't even use it

The beds, particularly upstairs, are SO comfortable. The bunk beds are probably the most comfortable in the entire house. The bunk beds also have a trundle bed underneath - we didn't need this but it was awesome to see the capability to hold more people if needed. The master upstairs is stunning and we LOVED walking out onto the balcony with a cup of coffee each morning. This truly is a perfect beach house if you are trying to stay budget friendly while wanting all of the comforts of home. Highly recommend a stay here.

We also didn't use the pool or other amenities but we saw them and they looked nice. Beach is great - clean, clear water, white sand - not horribly crowded. The community of Morgantown is very cute and quiet. We thoroughly enjoyed the area. "

"Too many issues
This is our 9th year staying in Morgantown but our first at this particular property/rental company. The house overall looks like the photos on website. There are always minor issues with any rental property but this property had a long list of issues. Some were safety related such as the broken stair rail and split step at top of stairs inside, unstable legs on chairs, missing batteries in smoke detectors, and the front door did not secure properly. Other issues were inconvenient such as ice maker not working (reported but they could not repair until following day so we bought our own ice), blown light bulbs in fixtures, missing batteries in remote to fan(only way to turn off), broken porch fan. There were also cleaning issues. We discovered items (some not very family friendly) left behind by previous renters and mold/mildew on shower curtains, hairs in tub that indicated housekeeping was not up to standards. The vessel sinks and faucets were the WORST! All 3 faucets were loose and wobbled on counter top when turning on and the sinks are just not practical to use and would fill and then drain very slowly. If for no other reason will not rent this property again because of those sinks. The screened in porch was nice and proximity to pool good. The bed in master was ok but to describe any of those mattresses as ‘“ premium” is quite a stretch. This could be a nice rental if these things were taken care of and get rid of the vessel sinks."

"Nice location
Overall we enjoyed our stay. The property was nice but a little worn (some broken tiles, not much outdoor furniture). There were no extras, like beach equipment, but we didn't expect that at this low price. Management company could do better on communication( no contact until shortly before check in and no pool code until we had been there for a day). For cleanliness, it was passable but the garbage cans outside were full already when we arrived and the master bedroom sheets had hair and makeup on them (yuck). "

"Nice family spot
This was a perfect location, just a few minutes walk from the beach. It had nice decorations and updates. For the price, I would definitely choose it again. However, it had several small issues - front screen door knob broken and the door kept swinging open, sink drains not working, some faucets loose, master bedsheet didn't fit tightly on mattress so it kept coming off, couldn't get Direct tv to work, and the porch ceiling fan didn't work. So these are very small things, but all together they added up and would have made our stay more enjoyable if they were fixed. Overall, we had a wonderful time and would visit again. Take some kind of spray for the biting gnats or "no-see-ums!" "

"Sunset Sands Stay
The property was great however the management company is a different story. There were not enough plates and bedding. We contacted the management company who did nothing. Luckily for us, the owner happen to come by. We informed the owner and he personally took care of it. He went and bought new linens and dishes and brought them to us."

"Nice stay
The house is very nice. Location is good and just a few minutes walk from the beach. It is about 25 minutes from town though. Also the sounds at night from the pond behind the property are awesome. The only thing we really noticed was that under the beds had not been swept and we found a few things left behind by another group. The check in process was a little odd but overall it was a great place to stay. I would highly recommend. "

"Perfect Vacation
Property was as described, excellent family atmosphere, quiet and beaches weren't crowded, home was well kept and maintained, everything we expected and more. Excellent customer service, we left some shoes and they mailed them to us. We enjoyed the local food truck park and food establishments. Short drive to gulfshores drive for more activities. Will definitely be vacationing here again! "
