CANCELLATIONS:

A sixty (60) day notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will be refunded 100% damage/reservation deposit paid to LLC. If the reservation is during Peak Winter December through March and the week of a holiday, our policy requires ninety (90) days cancellation notice to receive 100% refund. This does not include any booking fees paid to an outside travel agency. In this case you will need to abide by their policies. Cancellations or changes that are made within 60 days or 90 days when applicable of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation, shortened stays or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately which we highly recommend. Nature and the lack of or the amount of sandy beach does not warrant a refund.  We can not control nature or predict the weather or beach conditions. Our tropical environment is subject to pests.  The resort complexes do regular treatments as does our management company. We ask guests to take care in cleaning up immediately after food items are used.

"Location, Location!!
This home allowed us the perfect getaway. Stocked with beach chairs and snorkeling goodies as well as being well-appointed from kitchen to bedrooms, this house provided great framework for an effortless vacation. Across the street from our favorite Napili Bay and near the Napili shopping center (excellent poke!) - location proved excellent. And don’t miss the opportunity walk to the Kapalua Coastal Trail and Honolua Market (as well as church at Kumulani!). Would have loved a view, but at least it was just a quick trip across the street!!"

"Recent stay at the Residences at Napili Bay
Unit was true to the online pictures. Very nice accommodation. 3 bdr’s upstairs. Pull out sofa bed. Nice shaded lanai. The garage was a bonus to park our rental. Within walking distance to both Napili Bay and Kapalua Bay. Only negative were the roosters out side behind the Co. old which began daily around 4 am. "

"Maui stay
Great house overall, but nearly impossible to get good sleep. Seems there is a chicken coop behind the house, and the crowing would start at 4 AM. It is loud and continuous! "

"Unbeatable location, all amenities provided!
As a family of 7 with 3 small Keiki, we celebrated my daughter's 18th birthday here at Napili Bay. The condo/house size, layout, comfort, and amenities were more than we expected which made our stay so easy and effortless! Everything was clean and homely, comfortable beds, awesome back patio with BBQ, and the beach is so close we easily walked our little ones there with the provided folding wagon. The security of the property gate and garage were especially appreciated, although this area is the coolest mix of local and touristy and we felt safe. Epic Realty is responsive, friendly, and we did not feel burdended by having to leave the place immaculate or anything (just basic, easy cleaning). There were plenty of beds with the couch included, very comfortable mattresses, enough towels since there's a washer and dryer, bathroom amenities, dishes, nice pots and pans, toilet paper etc. We already want to go back and will absolutely consider Epic Realty again!"

"Good Place
Everything was great! Nice place, close to market, close to the beach and restaurants. However, houses in the neighborhood had chickens and they wake us up super early! They were loud!"

"Fantastic Condo in Napili Bay just next to Kapalua
The condo was in perfect condition with a fully supplied kitchen and bathrooms. The location is very safe for families while still being close to everything. The space was clean with updated furniture and a great patio for cooking. "

"COCKROACHES
The house did not seem clean, but we were "assured that it was" and that it was just the "tropical climate" that made it seem dirty. We would have accepted this explanation if we only had issues with the ants we saw throughout the house. We had issue with cockroaches, centipedes, ants and mice! There were cockroaches in the kitchen, bathroom and bedrooms. When we reached out to Epic Realty, they said they would have someone come over and spray. They then proceeded to accuse us of being the reason there were all these pests! for leaving bags of chips on the kitchen counter (even though we saw several alive and dead cockroaches, ants and centipedes in the place before we unpacked).
The house had no basic cleaning supplies: brooms, dust pans, nothing to sanitize with (and with covid numbers on the rise that seemed unreasonable). When we asked about supplies, they apologized and then told us they would be dropping them off. A broom was dropped off later that day. But when asked about the other supplies they said that we are down the street from the store and that we could get our own. They then proceeded to say that us reaching out to them multiple times about these issues could be considered "harassment".
Another issue we had was that the glass door to the deck. It did not properly lock. It had some type of tape on it and seemed like they had tried to fix it. It wasn't a big deal until we came home after a long day to road to Hana and the door was wide open! When we called about it, they said there was nothing that they could do and to fill out a police report if we had anything stolen.
Overall, the location was amazing. But for what we paid, to have to deal with all the pests and horrible customer service, I would NOT recommend this place. I would recommend the location, but not this property or anything managed by Epic Realty. "

"Good but not great
Whoever took the photos for this listing deserves a prize because they make it look much nicer than it actually is. Don't get me wrong, this is a very nice unit in a good location "steps from the beach" with a really nice design including the panoramic windows in the front. Unfortunately, those panoramic windows don't look out on the ocean or even a nice garden, they look out onto the parking lot. To get to the beach you have to walk through that parking lot, across the street, and through one of the resorts on the other side. Also, the parking lot has a gate which can be opened only by a keypad that is not accessible from a car, so every time you come back from a drive you have to get out of the car to open the gate. Not a huge big deal, but it is annoying.

On the plus side, this is a very nice place to stay, very roomy, a nice lanai, well equipped, reasonably well maintained, though it could use a little updating. The management company was very good, responding promptly to a couple of maintenance issues that we had. All in all we had a very nice stay, but we probably wouldn't go back."

"Great Stay in Maui!
We had a great stay in Maui. Our Napili Bay Townhome was the perfect location for us. It was an easy walk to the Napili Bay, and a short drive to Kapalua, Kaanapali, and Lahina. The 3bd and 2.5ba was the perfect set up for our party of 6. The townhome was clean and was a great retreat for everyone."
