The property is walled-in and consists of a two bedroom, two bathroom, main house and two adjacent efficiency apartments with private bathrooms. An interior walkway connects the apartments to the main house and pool area.
The bedding situation is as follows:
Bedroom 1 : 1 King
Bedroom 2: 1 Queen
Living room: 1 Queen sofabed
Apartment 1: 1 Full (Double) and 2 Twins
Apartment 2: 1 Full (Double) and 2 Twins
The main house has two bedrooms that open up to the pool terrace. The Master bedroom has a King and the bedroom next to it has a Queen bed. Both bedrooms have flatscreen smart TVs, ensuite bathrooms and closet space with safe deposit box.
The living room in the main house has plenty of very comfortable couches and lounges around an entertainment area consisting of a 48 inch flatscreen HD smart TV, with home theater Bluetooth enabled sound equipment with Bluray/DVD player. Two children can sleep in the Queen sofabed in the living room.
The main house full kitchen is large and well equipped with stove/oven, blender, rice cooker, large microwave and refrigerator. It's separated from the living area by a finished-concrete breakfast counter with high chairs.
Each of the two apartments sleeps four people in one double bed and two twin beds. Each apartment has a 40 inch smart HD flatscreen smart TV, a small kitchen with fridge and microwave, ensuite bathroom, and safe deposit box.
Pricing quoted here is for the entire property. The full house base rate is for up to 8 adults (18+). Thereafter, an additional fee of $25 per adult per night plus tax and fee will be automatically added. Children are not charged this fee.
From May 2 to December 16 only, the home is configurable for family groups (not groups of singles) of 4 or 8 guests who do not need the whole house while still want privacy. The unused apartments would be locked off and not rented. Please inquire. From December 17 to May 1 the property is only rented as a whole.

ASSIGNATION OF PROPERTY & CHANGES TO A BOOKING:
When you confirm a reservation with payment, a specific property will be assigned. Should RENTER request to change the confirmed property for another property represented by BEACHHOME, RENTER must submit this request in writing. Acceptance of any change is subject to approval by BEACHHOME Costa Rica. Should BEACHHOME authorize the change, RENTER will have to pay any applicable cancellation fees and penalties for the initial property, as detailed below, and any price difference for the new property. An additional $100.00 administrative fee will be charged by BEACHHOME Costa Rica for any change to a booking after a Confirmation has been issued.
BEACHHOME reserves the right to substitute comparable accommodations without any liability to RENTER, including travel related costs, in the following cases:
• Should the confirmed property become unavailable due to the sale of the rental property prior to check-in.
• Should the confirmed property become unfit for habitation due to causes inherent to the property within our control, on the day that the rental is scheduled to begin or during the rental period,
In these rare instances, we will notify you as soon as possible of the change. You will be offered the current rate for the new property. Upon notification of change, you will be given the opportunity to cancel with no penalty should the new arrangements not be acceptable to you. After such acceptance, the normal cancellation policy, as detailed below, will once again apply.
CANCELLATION AND REFUNDS:
Should RENTER wish to cancel a confirmed reservation, he or she must submit it in writing to BEACHHOME. Cancellation of booking at any time after Confirmation has been issued will result in forfeiture of deposit(s). In every cancellation, the Reservation Fee is forfeited, and a Cancellation Fee will apply. The Cancellation Fee will depend on the time left to arrival, season booked and length of stay. The Cancellation Fee is calculated as a percentage of the total rent and tax for the Booking, using the following percentages:
Fresh Season reservations under 31 nights:
• 10% if canceled more than sixty-one (61) days prior to arrival.
• 25% if canceled between sixty (60) and thirty-one (31) days prior to arrival.
• 50% if canceled thirty (30) days or less prior to arrival.
Hot Season reservations under 31 nights, including Holy Week (variable dates within March and April):
• 20% if canceled more than sixty-one (61) days prior to arrival.
• 50% if canceled between sixty (60) and thirty-one (31) days prior to arrival.
• 100% if canceled thirty (30) days or less prior to arrival.
Christmas and New Year (December 18-January 7) and reservations of 31 or more nights:
• 50% if canceled more than sixty-one (61) days prior to arrival.
• 100% if canceled sixty (60) days or less prior to arrival.
If a reservation spans more than one season, the highest cancellation fee applies.
Any applicable Refunds (in those cases where the sum of the Reservation Fee and Cancellation Fee are less than the amount already paid by RENTER), will be processed within 14 business days from the receipt by BEACHHOME of the written cancellation notice. All Refunds will be issued through the same payment method used by RENTER. If more than one method of payment was used, BEACHHOME will determine at its discretion as to through which method to issue said Refund. RENTER will be responsible for any bank wire fees incurred. BEACHHOME is not liable for any processing delays by credit card companies or banking institutions.
To protect against cancellations caused by certain unforeseen events, such as illness, death, natural disasters, etc., we recommend that Guest purchases Trip Cancellation and Interruption Protection insurance to assure refund of deposits paid and reimbursement of other vacation payments. Such insurance is available through travel agents, auto clubs such as AAA, or online at or
CATASTROPHIC EVENTS, EMERGENCY EVACUATIONS & FAILURE OF PUBLIC SERVICES:
If a catastrophe (hurricane, tornado, earthquake, flood, tsunami, etc.), inclement weather or any situation simply beyond our control impairs the vacation rental, BEACHHOME Costa Rica is not responsible for finding alternate lodging for the renter or for the renter's financial losses related to transportation or alternate lodging. There will be NO REFUNDS OR CREDITS FOR EMERGENCY EVACUATIONS. Therefore, we suggest you consider Travel Protection Insurance to secure your vacation investment and eliminate your financial risk in case of cancellation or interruption of your stay. There will be no refunds of any kind for evacuations, late check-in and/or early departure for any reason.
No refund or rate adjustment shall be made for circumstances outside of our control such as, but not limited to, the failure of the supply of electricity, water, telephone, television, internet or cable service, or other circumstances such as noisy neighbors and weather.
