Our stay in Gulf Dunes 402 was great! This is the second time we have stayed at Gulf Dunes and not been disappointed either time. This unit was nice and clean. The only problem was the dishwasher did not work, but we didn't really have a lot to wash at a time."

Rental process was very simple. Jessica was extremely helpful and polite to my questions. The unit was clean and organized but the hall /shared bathroom had issues with toilet. I’d like to suggest a nicer array of pots and pans as well as a small strainer for cooking. Overall it was pleasant and just what my husband and I needed "

"Great location!
Great location and parking in the garage was nice! However, the condo could use a good “spring” cleaning. Dust, duvets need washed, floors need scrubbed. The sofa sleeper has seen it’s better days, not comfortable to sit on, we did not sleep on it so I can’t speak about the mattress. The master mattress was comfortable. Not much to cook in, only one small skillet and saucepan in the kitchen. Even though things get worn and dated, it should still be clean. :) Would recommend to a friend only if cleaned properly. "

"Hurricane Sally!
We arrived the same night as hurricane Sally, which definitely put a damper on things. As far as the property, the condo was clean as just as advertised. However, there were 2 broken chairs on the balcony. The maintenance staff had the hurricane shutters closed before we arrived, I think they had to notice those! Because of Sally, we were without power for 24 hrs, without internet and cable the entire time. Also because of Sally, there was no elevator for 3 days. I understand those things could not be controlled by the property mgmt, that's just a risk you take when scheduling a beach vacation in advance!"

"402 March 2020
Upon our arrival there was sand all over our rental floors. Most specifically in the sitting area near the couches and table. I swept it up, no biggie! Our dryer was not efficient whatsoever. Doing a timed dry for 80 minutes TWICE still left normal clothes (not including bathing suits or towels) damp. There was also nobody in the office during our week long stay due to the coronavirus. We had random people in our condo, which is concerning during 'corona times'. Two guys came to work on the hurricane things, and then another day the bug sprayer came. Other than this, our stay was great and as returning guests, we look forward to yet another stay! "

"Great beach condo
This is a beautiful 4th floor beachfront condo. Our family of 4 had a wonderful time reconnecting. The inside of the unit was very clean with the exception of the loveseat cushions that were heavily stained, but comfortable. We covered it with a blanket and it was not an issue for us. The rooms were spacious and decorated in a relaxing beachy theme. The kitchen is well stocked with anything one might need to prepare meals. We ate out several nights and some of our fav's were McGuires, Boshamps and the Magnolia Grill. The elevators are very fast and there are rolling carts in the garage to help with carting up groceries and luggage. I especially liked having an on site office to answer our questions and help us schedule the free golf and cart that came with this unit. We would definitely rent this condo again! Wonderful beach vacation!

"Great Vacation!
This is the 6th time we have stayed at the Gulf Dunes Condos. Unit 402 was perfect for our vacation with Daughter, Son-In-Law and twin grandsons. We chose this unit because of the two king beds and bunks. There is a beautiful view from the balcony. The kids loved the beach and the pool. The beach chair set up each day (even when it rained) was perfect. The staff being on hand in the building was a plus when we had to have a package overnighted to us. The kitchen was well stocked with necessary items so we could cook several meals easily. We will definitely use Brooks and Shorey next time we come to the Ft Walton area. Okaloosa Island is perfect for families as it isn't as crowded as Destin but an easy drive. "

We had an amazing time at the beach and in the condo. The view from the condo was amazing, and we soaked it up as much as we could. The condo itself was amazing and we enjoyed every aspect of it. The only minor issue we had is that the clothes dryer is very slow. But everything else was just fantastic."

"Fun in Sun and Clouds Even with a Double Red Flag!
A nice property and reasonably priced. Wish beach towels were furnished for folks who fly in rather than drive. Enjoyed the free beach chairs and umbrella. Only negative was with the rain the balcony floor had standing water with no way to drain out. Somewhat of a safety hazard, especially with small children. Overall a positive experience."

This was a really wonderful property, and the included beach chairs/umbrella plus covered parking space was awesome. I would come back here in a heartbeat, the staff in the building was so friendly and attentive, the digital key was so convenient. The unit was really lovely, beautifully decorated, comfortable and all of the amenities that you need.. The one thing we desired was an outdoor hot tub and a larger pool. We have kids and there's not really a "kid vibe" at this property. There were a couple of older people that once told my kids to be quiet in the pool. So, to sum it up. Beautiful place, if you have older kids it's absolutely perfect. But we have younger ones and they are loud, and we prefer to have a bigger pool and pool area."

"Fun Family Trip
We always enjoy Fort Walton Beach. Our room was pretty nice. It could stand a deep cleaning. The bedskirts were very dirty with black stains. The couches had a dirty feel to them. One of the bathroom tubs didn't drain and it also didn't work for a bath either. Four of us had to share one tub/shower. We would definitely come back to Gulf Dunes again, but choose a different room. The office staff was very nice and helpful. "

"Older unit but nice
The Gulf Dunes unit 402 was an older unit but clean and nice. The free beach chairs were a plus as was the other "freebies" . We had a 17 month old so we could not take advantage of them. The water and weather was great!
The only complaint I have is that our unit was not ready at the 4:00pm check in time. It is hard to understand why the cleaning crew could not have the room ready with a 10:00am checkout time. If the previous vacationers did not checkout on time then they should be penalized. There should be a better way to monitor when you checkout. "

Condo was perfect! Only item I would like added would be a large crock pot. BBQ area was pretty far away, having 1 on each side would have been more convenient. A lounge or outside Tiki Bar would be a great addition as well..Chin, who took care of the umbrellas & chairs, was fantastic and an huge asset to our positive experience on the beach!! We have stayed at 5 other condos in different complexes on Okaloosa Island in the last 10 years and this is by far the best!! We will be back :)"

"A wonderful fall vacation
After seeing that the weather may not cooperate during our stay, we left home a few hours earlier than planned and arrived at the facilities 4.5 hours before check-in. We went ahead and let them know we were there and used the facilities to change and hit the beach, to get in as much sand, sun and fun as we could. Mary Ann checked us in, gave us our welcome package and said that the our unit was clean, just needed to be inspected and she would let us know as soon as it was ready and we ended up being able to get into the unit by 2PM. We enjoyed the afternoon on the beach, got our gear stowed away and went out for a late lunch and then to the grocery store for supplies. Everything was nice and close to us, plenty of restaurants for our dining pleasure and several nice gift shops for souvenirs. We were able to get in another day on Sunday before the rains came in that night and Monday was a total washout. We stayed around the room, read, played games then hit the gift shops before having another nice dinner a few blocks away. Tuesday was another nice day that was spent on the beach, before we had to start packing up for the trip back home on Weds. The beach was very clean, life guards were great and informative, the water was great except for the day after all the rain, the people at Gulf Dunes were very nice and helpful, the room was very nice and clean, the mattress on the sleeper sofa however, was pretty nonexistent and the rest of the room showed to be a little outdated, but, that didn't matter to us! We hope to come back again in the near future."

"Vacation/Friends destination wedding
We rented this condo for a friends destination wedding/ vacation. The condo was clean, stocked with everything you could possibly need. We arrived after hours for chech-in. The process to get the code for the condo was really easy. Then next morning when I went and checking in , the woman who worked for Brooks and Shorey was really sweet. This was my first time to Fort Walton Beach and she gave us lots of ideas for thing to do when we were there. There is nothing I would change about this condo, perfection location, well appointed, awesome sea life watching from the balcony. I would definitely stay at this condo again. Also, you get a covered parking spot which is nice to get your car out of the hot sun."

"When Can We Come Again?

"Relaxing Vacation
First time vacationing in Ft. Walton Beach. Enjoyed the condo. It was very well appointed and had all the amentities needed. The check-in process was easy and everyone was so nice. Would recommend this condo to anyone. Would also stay here again in the future. Only comment would be the dryer. It took several cycles to get towels and clothes dry. Would definitely recommend the time to drive to Destin and eat at McGuire's."

Everything was okay for the most part. The rug in the living room was filthy. It had not been vacuumed at all and smelled really bad. The day of our arrival the dishwasher had not yet been installed and we had to work around the installer. . One of the appliances (blender) did not work in the kitchen. "

"We Had a Great Stay...Clean, Fantastic View, Quiet
The condo was beautifully decorated and very clean, had a nice start-up stock of toilet paper and other necessities, huge quantity of towels were provided, beautiful view from the balcony, front desk staff were very nice and helpful, and it was very quiet. We were extremely comfortable staying here, and we felt safe. The only negative I could say (which is minor at best) is the washer and dryer worked best with small loads of laundry. It's not a huge problem except the evening before we left, we had the washer and dryer going constantly so we could finish the laundry for all of us before packing. Otherwise, it was fantastic! We would definitely stay here again!"

"Some Problems
I recently had open heart surgery and have neurapathy of my feet and have a hard time walking and keeping my balance. We were on the 4th floor. When we got home Friday night, the elevators weren't working and when we left Saturday morning, they still weren't working. When we arrived Thursday night the balcony was flooded. We had no place to sweep the water and it didn't dry up until late Saturday. The refrigerator smelled of fish. The toilet in the master bedroom overflowed. Doesn't anybody check out the units the day new tennants arrive? AT 11:30 pm Saturday night the door bell rang while we were all in bed, 3 times. We asked who it was a few times and someone said is this unti 402 and we said yes. They asked is we threw a beer bomb at them. We said no, but I said there was quite a bit of noise all night above us and it sounded like small kids. We never heard anymore and of course we didn't open the door. I don't know why they didn't call the police."

Great view great location all staff was nice but the sheets in the master bath were dirty looked like there was bodily fluid on the spare blanket, the dishwasher was worthless and the hot water heater is way to small for that condo so you get 15 mins worth of hot water in the shower so who ever goes next is pretty much taking a cold shower. But over all it is nice."

"Perfect Home away from Home
We stayed in Gulf Dunes 402. Wow, I can't say enough wonderful things about this condo. We have stayed at three other condo's at Gulf Dunes and 402 was by far the best!! It had everything you could ever want or need for a week at the beach. You could really tell this was someone's home, not simply a rental property that had been forgotten about. We had never used Brooks & Shorey before either, and since we were needing a total of four condos this was the best way to go about renting them. They were very helpful and accommodating to our entire group. The extra amenities were a nice addition as well. We used the included beach setup each day and the beach guys were great in setting up all four groups together each day!! I actually hated leaving the king size bed in the master bedroom, it had one of those new foam mattress' and I slept better there than I did at home.!! Can't wait to come back next summer. I hope to be able to stay in 402 again!!"

"Beach Stay 2009
AJ was really helpful when arranging our stay. I was in town for the fudpuckers tourney and the condo location was close to the tourney site. I stayed there(Gulf Dunes) in 2008 also. Next visit
to FWB, I will stay at Gulf Dunes. Everything was clean and comfortable."
