This beautiful 3 bedroom 2 bathroom front beach house is located on Balboa Island. This home features an open, airy living room with comfortable couches, high ceilings and plenty of natural sunlight. This room is great for game night, or relaxing by the cozy brick fireplace and watching a movie on the flatscreen TV. The kitchen has plenty of counter space for preparing food and nice wood cabinets for storage and the dining room has a table to seat 6.

Enjoy comfortable outdoor living on your choice of 2 patios. The front patio has a couch and chairs that look out onto the street and it is a great place to people watch and wave to the occasional passersby. The back patio is much more private and is a great place to relax without disturbance. This serene area has a table that seats 8 and a BBQ for grilling up delicious bites to eat for family and friends.

This beach house is in prime location on Balboa Island. Go for a walk around the Island and stroll along historic Marine Street. Indulge in one of Balboa Island's famous frozen banana or a Balboa Bar. If your in the mood to explore, you can easily catch the 5 minute ferry across the Bay to visit the Balboa Village on the Peninsula and take in the views of the Balboa Pier, rent a bike or a even a stand up paddle board or kayak. You can also go whale watching or deep sea fishing from the many boats that leave the Balboa Pavilion daily or arrange a day trip to beautiful Catalina Island. In Balboa you can relax along the pristine beaches, go surfing, check out the FUN ZONE, and grab a bite to eat at one of the many fine restaurants.

Cancellations. Cancellations must be made in writing, either via fax or email, no cancellations by phone are allowed. Upon cancellation, refund of any deposits held by NBVP shall be granted only if the home is re-rented. We will make every effort to re-rent the home once notification of cancellation has been made; therefore it is in the guest’s best interest to notify us of a cancellation as soon as possible. If the Occupant cancels the rental, the Occupant shall forfeit all rental deposits held by NBVP as liquidated damages for the Owner, unless the rental premises are re-let for the same rental period. Then a portion of the deposits may be refunded to the Occupants as follows: (1) a 15% (of the total rent due from the 1st page of this contract) reservation cancellation fee shall be deducted; (2) loss of rental income, if any, for the rental period shall be deducted from the deposits. [Example: house rental rate of $1,000 with a $500.00 deposit being held, which is re-let for $900.00 for the rental period, results in a $250.00 refund of the deposit. From the $500.00 deposit, deductions of $100.00 (loss of rental income) and $150.00 (cancellation fee) are taken resulting in a total refund of $250.00]. If you have purchased travel insurance, please refer to their guidelines regarding coverage on cancellations. There will be no refunds for early departure.

"Great location but...
This house is conveniently located to town and to the beach but it has seen some better days. There was quite a bit of deferred maintenance, ie the bathrooms needed repairs like doors that would close and drains that had covers over them. Also, the bikes that were offered were broken down and we spent two hours attempting to get them operational. Overall, it feels like the owners are raking in the money on rent and not putting any of it back into the property. I would not rent this house again.

"10 Day Vacation Stay on Balboa Island
All nine of us had a wonderful time. The house and outside patios gave us plenty of room to spread out when not at the beach. The enclosed front patio was a perfect play area for my young grandchildren but we had to be careful to keep gates closed because of the alley running along side. There was quite a bit of traffic in the alley. It stayed pretty warm in the front part of the house (patio and living area). The front windows do not open and when we opened the 2 doors we got a lot of flies. We did bring fans and so glad we did. Beds are very comfortable. Property management was very helpful, replacing the toaster and bringing extra towels. Bikes had flat tires so we weren't able to use them. Kayak was a lot of fun! Overall, we had a wonderful stay and made lots of memories. "

"333 Apolena Dream Vacation
We so enjoyed our stay at 333 Apolena on Balboa Island. Communication with Newport Beach Vacation Properties could not have been better. The home is close enough to the water (2nd house from the bay / first house off alley) without paying the cost to be oceanfront. It's well kept, clean and has a nice inviting living room and outside porch. Our kids played all day in the water (BEST place to vacation with small children), we kayaked around the island, walked to meals/shops/infamous Balboa Bars, crossed the ferry to visit the Newport fun zone (with kids' razors in tow), made friends with a few neighbors, bbq'd in the back courtyard several times and enjoyed sunset cocktails out on the patio. This place is an island gem... we highly recommend. Thanks for the memories Balboa Island! We'll be back."

"Gorgeous home in a great location
Our five kids and us stayed here last week and loved it! Its in a great location, very close to downtown Balboa Island and the beach.

The property manager was amazing in helping out with somethings such as when our 4 1/2 year old locked the bathroom doors and we couldnt get them unlocked. The field manager was very responsive.

Definitely planning on coming back again!"

"They had me at the porch
If you want to stay on Balboa Island - much quieter and civilized than the Peninsula - then you'll want a great porch with comfortable seating. In that regard, this home delivers... and the porch makes up for the lack of ambiance in and tired condition of the rest of the house (broken shower door, mildew in the shower, bathroom door lock that doesn't lock, peeling and chipped paint throughout, badly stained cushions on outdoor furniture - things you would like to see attended to for $4,000 per week). Very clean, though, and the management company very professional and responsive. Their phone app makes the whole experience like an "easy button." Comfortable beds, but very high (chest high for some members of my family, which made for amusing scrambles into bed at night). And if you can, bring your own pillows. Ample towels, including beach towels, though we donated a couple of beach chairs and a beach umbrella that we bought for our stay."

"Restful days at the Beach
The Lilly Family Beach house is a wonderfully, well stocked and comfortable place to stay. It is light and airy, very comfortable with all the amenities of home. Short walk to the main part of Balboa Island Village, with lots of shops and restaurants. A few short steps and you are at the waters edge, sand and all!"
