Welcome to the beach! This sleek, stylish lower unit on 32nd Street is a few minutes’ walk to the beach and steps from the grocery store, shopping and dining options. 32nd Street is the perfect spot for swimming, boogie boarding, skim boarding, surfing and sunning on the sand!

LIVING & DINING

The living room has a full-size sleeper sofa, coffee table, round table with four chairs for dining or evening card games, tile floors, a wall-mounted flat screen tv, and wet bar. The gourmet kitchen features professional grade appliances, granite countertops, tile backsplash and all the amenities needed to dish out family favorites. The home also features a generous breakfast bar perfect for casual dining.

A large sliding glass door opens out from the living area onto the spacious front patio.

BED & BATH

The master bedroom has a king bed, flat screen TV and ceiling fan. The en-suite bathroom with cool glass countertop has a shower with custom rain shower feature. The second bedroom has a queen bed, flat screen TV and a ceiling fan. The second bath is nearby in the hallway.

The “office space” that leads to the bedrooms has a small desk and chair and extra storage room.

OUTDOOR SPACE

Outfitted with table, chairs and umbrella, the front patio is perfect for your morning cup of coffee or barbecuing and people watching after a long, relaxing day at the beach. The carport accommodates one car. The shared washer dryer is located in a laundry closet in the carport.

THE LOCATION

Explore the Peninsula on two-wheels or by foot via the boardwalk/bike path. The Newport Pier area is minutes away with shops and local eateries galore. Visit Seaside Donuts, Jane’s Corndogs, Dory Deli. Breakfast at Charlie’s Chili is a must for locals and out-of-towners alike. Fly ‘n’ Fish is not to be missed for terrific seafood, but if you want to prepare your own fresh seafood, visit the Dory Fleet Fish Market, which has been selling local fishermen’s daily catch since 1891. Shop for souvenirs at shops on McFadden Square or rent boogie boards or surreys at the foot of the pier.

Across the street, near Pavilions grocery store, Chihuahua and Sancho’s serve up tacos, burritos and more. Gina’s offers pizza and pasta for the whole family. Around the corner on Newport Boulevard, try Las Fajitas for healthy Mexican specialties, Pescadou Bistro for neighborhood French cuisine in an intimate setting and casual Hook & Anchor’s award-winning lobster and seafood. The newly renovated Lido Marina Village with high-end restaurants and boutiques is just beyond, along with Via Lido Drugs for prescriptions, cards and unique gifts. The vintage Lido Theatre built in 1938 offers movie-goers a one-of-a-kind experience with its art deco décor, black light accents and an old-fashioned balcony.

"Retreat from the Heat!
We really enjoyed our experience with Burr White. This was our Second time we rented with Burr White. Kerrie Heon was very professional, I let her know what we needed and she found the perfect place. We really enjoyed our stay and the home was exceptional - Best Master Shower ever! Front porch was cozy and amenities were perfect for our family. Great directions for TV, sun roof, shower and even had beach items available (Unfortunately the weather was not nice enough to use often, so we just relaxed in the house) Location was so close to food, drinks and the beach! We could not have asked for a better short vacation! Thank you!!!!"

"Convenient Location
Really convenient location a block from the beach and across the street from the grocery store, albeit a little noisy. We enjoyed the patio. From the photos, we were wondering about the room between the bedrooms but it was actually really nice to store luggage and have a buffer between the two bedrooms. Showers are nice."

"Newport Beach Peninsula
We had a rough start with no water when we arrived. It was the city doing a construction project & Jane at Burr White & the city go it going by the time we got back from dinner. House is across the street from a large grocery store, which is very convenient but not very private. One car port space was helpful as parking is tight. We could walk to the beach, park & restaurants. We enjoyed being close to family for Christmas!"

Yes you open all the windows and let the breeze AC...didn't miss it. This is a great unit...walked to the beach, pier, upscale restaurants...or right across the street to Vons for whatever. Burr White are great people and very helpful."

"Great location on Newport Peninsula
The unit is very "beachy" cute and we enjoyed people watching in the front enclosed patio where our pups could play freely. The location is great for us as we are from the area and things we enjoy were walking distance or a short drive.
We won't, however, do it again in August as the humidity for us was pretty unbearable without a/c. Fortunately, the master bedroom does have an a/c unit so we were able to get a good night's rest, but the remainder of the house was extremely uncomfortable due to the humidity and summer temps so cooking in the hot kitchen was not an option in the evening. We will try it again in spring or winter. We really appreciated the amount of storage and decorative hooks in every room. The owners thought of just about everything as far as creature comforts and necessities and the artwork is fun and fitting.
It was disappointing ,however, when the front slider screen kept falling off. My husband put it back on the first several times. We finally called Burr White for service on Friday and were told that someone from maintenance would get back to us and when we left on Sunday we were still waiting for that call. We also had issues with the door code. The first code we were given didn't work, then the second code given us was evidently a short term code, as we were locked out again. We finally received a third code and happily this worked for the remainder of our trip. The front patio is landscaped nicely but needs some maintenance. I watered the plants that needed it but the plants in the hanging pots right by the front door were very dead. A little TLC would go a long way."

"Great Location!
We stayed for a week and didn't want to leave! The kitchen is a great size to have people move around in. For a beach house it really didn't feel that small. The location is perfect, you can walk 2 1/2 blocks to the beach or straight across the street to the grocery store.
A nice plus was the AC unit in the master bedroom. It would be nice to have a couple more AC units to share the cool air throughout the house, but given that it's a beach house it isn't absolutely necessary. A ceiling fan in the living room would probably help the most.
We would love to rent this property again!"

"Labor Day weekend
I took the family to Newport Beach for the weekend. We had a great stay. The rooms were perfect and the pull out couch was comfortable. The house was fully stocked with stuff- a blow dryer to a cheese grater. We went to the beach everyday and boogie boarded in the clear warm water. The visibility was great.
It was nice having pavilions right across the street. We enjoyed our weekend.

"Annual Newport Beach Vacation
Jane at Burr White did an excellent job booking the property for us. We were concerned about the other reviews that mentioned a noisy upstairs renter and she followed up on that with the owner for us. All paperwork was easy to complete and the rental process was easy.
The house is very cute and having stayed a few houses away several times previously we knew that it was a busy area but the convenience of the beach and grocery store are a plus for our family.
The interior of the house is very cute but it is starting to show wear. Other houses that we have stayed in for similar rent provided a lot more in the way of conveniences. One dish towel for a week is not enough.
The house is also very hot. The owner did put an air conditioner in the office area which cools that room but it does little to help with the rest of the house or the master bedroom. We had all the fans going and it was still really warm.
Neighbor was quiet all week until Friday night. Then the music was blasting until midnight. Round two was stomping about from 2:00-3:00 a.m. Not appreciated.
Newport is great and we always have a wonderful time. Everyone at Burr White was professional and did their best to make sure things went smoothly."

This house was very well equipped for our stay. It's conveniently located next to a crosswalk to the shopping center, directly across the street with a Pavilions grocery store and several places to eat! It's a busy intersection but that provided for not only convenience, but people watching and some entertainment. It's not quiet but not necessarily loud either! We thoroughly enjoyed our stay! "

The rental home was just as pictured. They have put an window ac unit in the Masterbedroom which worked out because the room would be hot without it. It is close to everything. You get one parking which is a tight squeeze when sharing it. The street I front is a busy street. Overall it was a lovely stay."

"Great location, great property. High fees
We were in the area for a family event and wanted something more than a hotel. The house is extremely close to the beach and many other amenities (grocery, restaurants, etc) I did find the fees charged a little outrageous, $473. We only stayed 3 nights and the $225/night ballooned to $386/night after fees, not including tax."

"Awesome Getaway
I stayed for a weekend with my two grown daughters and we had an amazing time. The staff was very friendly, attentive and responsive. The key pick-up was smooth and very convenient to the property.

The house was amazing! It was well-appointed and very clean. Recent upgrades and a huge kitchen really makes it feel like a home and not a vacation rental. One of my requirements was a parking spot and it has carport parking behind the unit, which is a must in this area.

The location is ideal; one block from the beach and all the services you could hope for right across the street. The patio is also a nice spot to watch the world go by.

In short, I would recommend this property to anyone wanting a nice beach property in a perfect location to relax for a weekend.

"Walking Distance to Everything!
The house was clean, nicely decorated, and a good size. It's located across the street from a supermarket, which was super convenient for last minute snacks and things. We thought it would be a bit noisy because of the stores and with it being situated on a more major street, but it wasn't bad at all. Lots of people walking about at night, but once the doors are shut you don't hear anything. (Except upstairs neighbors, who were very noisy, partying one of the nights.) "

"Great Beach Getaway
We had a wonderful time staying at the beach house, it was the perfect location being just a couple blocks from the sand, but close to the store/food. Recently remodeled house, the kitchen and bathrooms were really nice. This end of Newport doesn't have restrooms on beach so we were close enough when we were on the beach to just run back to the house. There of course is noise from street but you must expect that given the main road like 32nd. Loved having beach chairs and umbrella's. Only suggestion is to have one additional air conditioner, maybe move the big one to back bedroom, and put a second one in the front. we were there at an unusually hot time so maybe it doesn't get that bad normally. It would be great to have a cooler to roll to beach too but you can buy the throw away kind at local store. Loved having a BBQ and patio, a fire-pit would be awesome too. My family would definitely stay again!"

"Could've been amazing
The cottage is adorable and extremely convenient to the grocery store, coffee shops and restaurants. The beach is barely a block away and the pier is close as well.
There are some negatives to staying here however. First, it could've been cleaner. I probably notice this more than others because I have a baby that crawls on the floor. Her hands and knees were black after being on the floor just for a few minutes.
Second, the (long term) renters that live upstairs were very very loud late at night. It sounded like they were doing jumping jacks from 11pm to 2 am our first night. Luckily, they were not home two out of the three nights we stayed there.

Lastly, the master bedroom was hot even with the windows open all of the time. Fans are provided and they help but there is a good 10-degree difference between the master and the other rooms of the home. There really needs to be some type of ac unit for that room. All of the other rooms (with windows opening toward the beach side) were very cool.

Something else worth mentioning is the cottage is right on a main street and can be dangerous for little children. Our two year old can unlock doors so we just are always diligent when it comes to that. We were just extra attentive and it was fine for our family.

"Annual Newport Beach vacation
Love this house, love the location for our family vacation.
Has everything we need and want EXCEPT the party animal that stomps around. He is the yearly-lease guy renting the upstairs this year. Last year there was a nice quiet girl. Would I recommend this property to a friend? (question#6 below) well, absolutely yes, but find out who is upstairs. This guy was out of his mind!"

"Best Stay-cation Ever
We loved the location and the remodel on the home was done very well. Was easy to entertain and enjoy looking out on 32nd street. Burr White was great to respond when the plumbing issues were notified as well as making sure we had another gas tank for the BBQ. Thank you Linda! Also, Diane was super helpful along the way from when I booked in March to assisting with adding one day 2 days prior to our departure. Overall one of our best trips as a family. One recommendation would be to upgrade the quality of the mattresses - they were pretty uncomfortable. Otherwise it was perfect :)"

" Perfect for our family.
We loved our stay at this duplex. It was a perfect location and price point for us. There is a small strip mall across the street with a grocery store and a great burger place. And the beach is just two blocks away. We rented bikes and rode everywhere. The house provides nice beach chairs, boogie boards and some sand toys. It was great!"
