On the boardwalk just south of the Newport pier, this lovely single-family beachfront home is ideal for people watching and fabulous views of the surf and the pier. Listen to the sound of the surf from the ground floor living space, second story master and the rooftop deck.


Brand new porcelain plank floors look like hardwood but give the home a clean, beachy feel. The living area opens out onto the patio right on the boardwalk, with a couple of chairs and a small table near the palm tree. Inside, a large comfortable couch, loveseat with matching chair and a coffee table make the room perfect for the whole clan to watch surfers (and the occasional dolphin!) ride the waves out front, catch favorite TV shows or, on cool nights, enjoy the gas fireplace.

Granite counters accent the compact kitchen. Enjoy postcard views while prepping meals or enlist the kids to help up at the island with two stools. A walk-in pantry and half bath add convenience. Gathering the family for meals is a breeze at the large wood dining table with two armchairs, two side chairs and a bench.

A large laundry room on the second floor has a full-size washer and dryer, counter space, a sink and storage.


The master suite has cathedral ceilings, a king bed, TV, large walk-in closet, en suite bath with large soaking tub, and a separate walk-in shower. The gas fireplace adds ambiance and warmth on cooler evenings. Access your private balcony via sliding glass doors, where you can fully enjoy the view with a morning cup of java or a glass of wine - after 5, of course!

The first guest bedroom has two twin beds, one with a trundle. The back bedroom has a queen-size bed and flat panel TV and shares a “Jack & Jill” hall bathroom with shower/tub combination.

The home’s crowning touch is the rooftop deck with near 360-degree views of the ocean, bay, sunrise, sunsets, Fashion Island and Newport Coast. Grill your favorite meals on a brand new built-in BBQ while guests relax in the hot tub. The deck also has a mini-fridge, sink and table with umbrella & chairs and a lounge chair.

The garage has room for two cars, but extra-long SUVs and pick-ups may not fit due to built-in cabinets.


Open the gate on this stylish beachfront home, cross the boardwalk and the sand is at your toes. Walk to dozens of shops and restaurants at Newport Pier. Pick up fresh seafood at the nearby Dory Fleet Fish Market at the base of the Pier, selling the day's fresh catch since 1891. Jane’s Corndogs has been serving up decadent goodies for decades and Seaside Donuts makes donuts 24/7 (the glazed blueberry are a Burr White favorite!). Many visitors consider breakfast at Charlie's Chili a must. Dory Deli has terrific lunches and people watching and you can't beat The Blue Beet for live music and their tasty menu. Go early in your stay to Fly ‘n’ Fish for amazing seafood or a steak at 21 Oceanfront because you’ll want to go back for a second or third visit. A week is barely enough time to explore all the area has to offer!

Working with Burr White was wonderful. Jane is very helpful and got us exactly what we needed. The location of this property is unbeatable. The property itself is a very large, high end home, but it could benefit from some TLC. A deep cleaning of the nooks and crannies of the home is needed. Perhaps this is something to take up with the crew that cleans the home? Additionally, all of the upholstered furniture should be redone or replaced as they emit an odor. This is not uncommon in a highly used vacation rental, but for a high end property these details become much more expected and important. To the owner: Ikea has some nice, inexpensive slipcover sofa options that would elevate the experience. The kitchen stools are so dirty that they are hard to look at. There are unidentifiable splashes on walls. Again, this is not a reflection of BW and the services they provide. "

This was my 1st time using Burr White Realty.I was grateful when I got to the 1st property and found it to be in deplorable condition that they immediately found me a better place...1904 W.Ocean Front for an upcharge.
The location was waterfront which is what I wanted!
Lots and lots of traffic =walkers,joggers,bikers,skateboarders thru day AND
night.One entry key did not work at all and the garage opener did not work.The unit overall needs a MAJOR deep cleaning!!Black mold in 3 areas of master shower,window areas/screens are really dirty,master bedrm ceiling fan filthy,ice maker completely frozen up,outside screen door track completely rusted and screen not able to slide or close,several window handles broken and cannot open or close windows,several lightbulbs burnt out (kitchen island,standup lamp in den);toilet handle in master
sticks when flushing and water keeps running.
I chose not to complain during my short stay as I feel those things should be taken care of when there is not a paying guest there!"

"Newport Beach getaway
The house had an incredibly well-stocked kitchen for all the tools you would need to cook, to serve, to entertain. Have been in other rentals that the kitchen pans, plates, etc. you could not have given away. Not everyone wants to eat out every meal so this full kitchen was much appreciated. The view, the house, the quality of the furniture -- it was all great. Impressed us and our guests! Wish the front porch were larger, but small price to pay. Did not use the bbq on the roof, but it was below the standards of the rest of the house, and may have influenced us not to use it. So many places within walking distance - fr Sunday farmer market to daily coffee, boardwalk, church, and Vons (albeit a very expensive Pavillon, but it's Newport and they love to cater to your money!)"

"Beach stay
The house was not ready at check in. This was a big inconvenience since guests had traveled from out of state and we had frozen foods ready to go at check in time. Management was not overly concerned and did eventually say they would refund the cleaning fee. It hasn’t happened yet, but I trust that the transaction will take place. The house is nice and it is a “beach house” so I expect it to not be in perfect condition, but the price is high and maintenance is needed by the owners. The spa was dirty and in poor working condition, the lights on the rooftop do not work, and water spurts out of the irrigation system where there are no plants to catch it, but everything gets wet. The rooftop is very nice, but the furniture is in bad shape. We had a very good time because we always do, but the house needs repairs! Owner should consider upgrading the ac since it gets very stuffy upstairs even with the windows open. Running toilet in the master was a nuisance, as well. The umbrellas and beach equipment was a nice touch. "

"This is not Luxury
This was a learning experience. Renting on the boardwalk can be intrusive.
People look into the windows as the stroll gets loud at night,people out drinking then letting loose!The property was clean, not to my standards. There were numerous repair jobs that could be done. The cords to the blinds were so gross I did not want to touch them. There was a drawer in the refrigerator that was broken and the ice machine was so full of old dead ice it was blocked up! The twin beds in one of the bedrooms are definitely not big enough for adults. the description says it sleeps 7, we could not tell where the 7 person would go. She slept on the very uncomfortable sofa for one night then went to a friends house for a real bed. We didn't discovery the 7th space until i was on my hands and knees and found a rollout bed under one of the twins! No need to say more oh except there were cobwebs in the master bath shower! Biggest disappointment ever! Do not stay here it should be taken off the rental program for a complete remodel."

"Newport beach house
Spent the week with family including young grandkids. Had great time. Beautiful setting and close to action around the Newport pier...but not too close. Gets a little noisy on the weekends. Unit was great and was in the condition you might expect for a beach property, i.e., generally clean and well maintained, but had some relatively minor things needing attention (refrigerator/freezer, windows). Hot tub and bbq on the roof were great. View from master bedroom unbeatable. Overall, wonderful."

"Too tired and needs updates - go elsewhere
This property is not well maintained (screens broken, fire alarm inoperable, carpets very dirty, etc). I would strongly recommend that you select elsewhere. Very unfortunate given it is a nice location and has the potential to be a great choice. Apparently the owner simply doesn't care and hides behind Burr White representatives. I would suggest Burr White drops representing this owner "

great location, reasonable shape for a beach house, although a little worn relative to the $$$, still worthwhile to hear the waves in the AM and at night, great rooftop spot to relax, garage fits 2 cars but they need to be small (accord would not fit, small SUV had to pull in under the storage ledge). kitchen stocked. great layout. would definitely stay here again. location, location, location."

"Great location
Can't beat the location to the beach, restaurants and activities. Our only complaint was the cleanliness of the home. When we arrived there was a miscommunication and the home had not been cleaned. Burr White immediately sent a crew over who worked hard to clean things up for us. Unfortunately the home was just so dirty that they would have needed an entire day and double the workers to handle the job.

Walking on the floors turned our feet black so we wore slippers our whole stay and put out damp cloths by the beds to wipe our feet on before climbing into bed. We put extra sheets over the sofas because they were so stained with layers of sunscreen/oil and sweat. Needless to say we spent our time on the beach and as little time as possible in the home since there was really nowhere to relax.

The hot tub was green and although somebody came to service it there was no getting it clean.

This could be an outstanding home and you can't beat the location. Considering the cost we expected more. We have rented numerous times on the Peninsula and have never had an experience like this. It's a Beach house so you expect the sand but certainly not the layer of grime we encountered.

Give the home a serious deep clean and replace the sofas with ones that have a more beach friendly material. Make it so vacationers can walk around barefoot and this is a winner."

"Making Merry at Mary's Mansion
Our family enjoyed a month's stay during the Christmas holidays. The location perfect, the view spectacular. We watched dolphins swim by from the family room! During the rainy and cool nights we enjoyed the fireplace. The spa was repaired and enjoyed mid-stay. All personnel friendly and helpful. The 3 week repairs being conducted on the street was the only challenge with parking and noise. However, the construction workers were most courteous when driving in and out. Thank you for the decorated Christmas tree upon arrival. It made us smile after a long flight from London. Thank you to all for making it a memorable holiday for us.

"Different Property Next Time
The appliances in the home were a significant dissapointment. The oven in the kitchen had recent food remains caked on the baking racks. The microwave oven did not work. The washer and dryer were not usable and the BBQ Grill on the roof top needs to be replaced. Would not even consider placing food on it. Additionally, to be asked to make arrangements for a cleaning crew to come in during our stay to clean the windows is something that should be completed during the regular cleaning time on Saturday, between checkout and checkin. To have come all the way from Switzerland, paying $10,000.00 for a week and discover these conditions was a significant dissappointment. The inability to do laundry, use the microwarve oven, enjoy BBQ'ing on the grill AND the disgusting kitchen oven were significant inconviences for our family. The location of the home was very good."

"Dream Property
We stayed at this property in September since all our children are grown and we have a baby granddaughter-what a wonderful idea this beach house was! It was large enough to accommodate everyone with a beautiful kitchen,dining area and family room. The location is absolutely perfect-right on the sand and close enough to local places to eat. We fished on the nearby pier, bought fresh seafood to barbeque from the nearby Dory Fishing Fleet, took long walks on the sand,biked on the boardwalk, went to Balboa Island, enjoyed the wonderful scenery and spa on the upstairs deck, and of course swam and surfed in the ocean. It was one of the most relaxing vacations ever because this property is so ideally located and so beautifully husband planned this vacation with the wonderful help of one of the Burr White agents who once she knew our specifications via email, sent us several properties to look at over the internet-ours was just as described and their organizational skills at check in and throughout this process made it a pleasure to work with them. This beach house was an experience the whole family will remember."

"Feel like we deserve partial refund.
When making the reservation I asked if the sauna was working as the sauna on the rooftop deck was the reason we chose this property. It did not work!!! We feel we should get some sort of refund. It was fixed late Tues night but not available for my moms therapy for half of the trip.

The house is in a very convenient location between the two piers with easy walking access to restaurants, shops and rentals. The beach is right outside your door! Newport Beach is a beautiful community with much to offer! The restaurants are good and not touristy,even in the pier areas. Rent an electric Duffy boat( take some wine and cheese). This is a relaxing way to enjoy the water."

"Owners need to invest in upkeep of this property
This is the 8th year we have rented this house for our family. It will be the last. The house was wonderful and a true luxury rental 8 years ago. That is not true today. We have seen gradual decline, but it was still generally OK last year, recognizing it IS a beach house. Not so this year. The only improvement was new sofas/chair, which was appreciated. But the general condition was terrible. There is no way a cleaning crew can deal with this grime in two hours. The kitchen was disorganized, with many things missing from past years. The front sliding doors did not lock and one handle was hanging. The electric can opener doesn't work. The oven only works on convection, and even then turns itself off sometimes. The speakers in the master bedroom are broken and the guts of one are hanging out. There is assorted junk stuffed in cabinets everywhere. The hot tub was filthy and some functions do not work. The hot tub guy who came to clean after we complainedsays it needs replacement. I could go on ... The people before us left a mess -- I saw it when we arrived at 3:15 and the cleaners had just been able to start (we didn't get in until 5 pm). I do not blame the cleaners. And the bright spot is that Burr White did their best to correct what they could and offered some compensation for they're sues. They were very service-oriented and several people followed up. Bottom line, if this is to be called a "luxury rental" with a weekly price of $8,000 plus taxes, it needs major reinvestment and a thorough clean-up. The owners used to care about this house; it doesn't appear that is true today. Sad ... because the location right on the beach remains wonderful for a family with children."

Overall this property is great. The only issues I had were small things. There was no soap in the bathrooms or kitchen. No extra paper towels and only one well-worn dish towel! Other than that, the location is great. Very narrow porch in front - wide enough for just a chair."

I've been renting beach houses in Newport Beach for ten years, This is the nicest one i've stayed in so far, lots and lots of ammenities, clean, well furnished, great location near the pier. My favorite part of this house is the upstairs master bedroom, it offers fantastic ocean views from the floor to ceiling and wall to wall windows, double slider glass doors let in the wonderfull breezes, smells and sounds of the crashing waves. Its hard to get out of bed each morning, but then you remember you can go on the rooftop and sit in the spa or start a barbecue, step out the door right onto the beach, take a short walk to to pier, go for a bike ride and explore the area and shops, and so you find the motivation to get out of bed and start your day, enjoy !"

"Newport Beach stay at 1904 W. Oceanfront
This was the second time we rented this house for a week's stay. The location is superb and the house is great. Love the floorplan and the rooftop grill and hot tub. BUT -- the condition of the house the second time was a definite downturn from the first. There are general maintenance issues that need to be addressed. Furniture, walls, baths all showing wear and tear. Broken window shades, screen doors off track, broken smoke alarms (some safety as well as appearance issues). I left a very specific list of things that needed to be fixed with Burr White when I gave them the key. Of course, since I reserved the house for the same week the following year (2008), they probably didn't take me too seriously. This is a VERY expensive rental, but for that location they can get it. However, I felt it should have been better maintained and better cleaned than just a spiff-up. I know it's a beach rental and I know it won't be perfect, but there were several issues. We had to call maintenance for help a couple of times. They came out fairly quickly, but no one wants to spend beach time waiting for a repair person. Thanks for listening."

Someone ?????? Prop. owner or Prop. management owner should know that whoever is in charge of maintenance and cleaning needs a talking to. We were told that we could call if the house was not in good condition. But, we decided not too. Who wants to plan and eagerly await and pay several thousands of dollars for a "Luxury" vacation home. And then, have to call prop. management and wait for housekeeping service to come, show them what they need to do, (that would go over real well) and get out of their way while they maybe do it? So, we cleaned it all ourselves. Also, the book that was on the table that told where everything was, etc....was not super current. There were no towels, cleaning supplies, etc. "

"Never stay next to another rental
We enjoyed our stay at 1904 W. Oceanfront very much, although I truly welcome this opportunity to make a few suggestions for improving the accommodations as well as the importance of strict monitoring guidelines of nearby rental properties.

The following is a list of suggestions:

1. The screen doors opening to the boardwalk need to be replaced, so that they can be easily used by guests
2. The kitchen should not contain “non-microwaveable” coffee cups and dishware
3. Glass stemware (wine glasses) needs to be added to the kitchen supplies
4. The oven needs to be looked at. It appears to cook unevenly and shut off by itself
5. The shower head in the master bedroom should be changed to improve water pressure and allow for guests over 5’6” tall
6. Having a rental property next door was horrible! The guests were not monitored at all and we endured all-night partying, with limited sleep, from Thursday through our stay on Saturday. The police had to be called on Friday night, three times.

Overall, we had an enjoyable stay, although would not return to this property.

"Not as nice the second time around!
It was obvious this property had not been cleaned properly. There was sand visable on the downstairs floors and in the master bathtub...there is no way it could have been missed. Jacuzzi was also not clean nor was rooftop deck. Furnishings were considerably more worn and shabby than the previous year we rented it. One dining chair came apart whenever anyone sat in it! Location is amazing but does not outweigh the top dollar rent for such poor conditions and the inconvenience of so many maintenance phone calls and the time lost on re-cleaning appointments. For the price this property should have new furnishings and a new coat of paint and should be pristine upon arrival. "
