You can easily walk to a great array of local restaurants, shops, the Balboa Pier, Balboa Peninsula Park, and Fun Zone from here. The spacious, sunlit living room greets you with a wonderful seating cluster and an expansive beach and ocean views. A flat screen TV ensures you have wonderful things to look at from every angle.

A dining table that seats 6 opens to the kitchen so everyone can easily eat together. The kitchen, with its beautiful beach view, has everything you need to satisfy your culinary desires. Just add the food and the camaraderie and enjoy this great family space where everyone can feast and relax.

The first queen bedroom down the hallway on the left side is so serene you can hear the sounds of the sea with a west facing window. A 2nd queen and 3rd queen bedrooms offer similar comfort, both with east facing windows. This home comfortably sleeps 8 in beds, and an air mattress is available for rent to sleep a maximum of 10 guests in this home. And of course all bed and bathrooms are furnished with premiere linens for your every comfort. Additional amenities include a coin operated washer and dryer for your convenience, WIFI and cable, and 2 back-to-front carport parking spaces. There is very limited nearby street parking here.

There are lots of fun things to do in Newport Beach with attractions focused on families, couples, or trips of solitude. Outdoor enthusiasts will love miles of hiking and cycling trails, surfing, and sailing. Create lasting memories on idyllic California beaches, breathtaking seaside cliffs, harbor-front promenades, and leave with the desire to return.

THINGS WE LOVE ABOUT THIS PROPERTY!
-Newport Beach has lots of things to do and they are all nearby – restaurants, coffee shops, grocery stores, etc. many of which you can walk to.
-This home is both oceanfront and on the Boardwalk too – for great people watching and great access to all sorts of sea and land based activities.
-The oceanfront deck is a great place to enjoy beautiful sunsets and starlit skies at night after your family barbecue.

-No smoking on the property - NO EXCEPTIONS (this includes inside and outside the property).
-This home (like most in this coastal area) does not have air conditioning.
-This home is located in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no tolerance policy regarding excessive noise, occupancy and/or parties. If I (WE) cancel our reservation more than 60 days prior to the occupancy date, the deposit is fully refundable minus a $250 cancellation fee and 4% credit card processing fee. If I (WE) cancel 60 days or less prior to the occupancy date, SBVR will make every attempt to re-book MY (OUR) Reservation.

-If SBVR re-rents the property for the week of MY (OUR) reservation at full price, I (WE) will receive a refund equal to 100% of the total paid minus a $250 cancellation fee and 4% credit card processing fee (if applicable).

-If necessary, SBVR may re-rent the property for the week of MY (OUR) reservation at a discounted rate in order to secure a last minute reservation. In this case, I (WE) will receive a refund equal to the newly discounted rate minus a 4% cc processing fee and a $250 cancellation fee.

-If SBVR is unable to re-rent the property for the week of MY (OUR) reservation and the cancellation occurred 60 days or less prior to the occupancy date, the deposit is non-refundable.

Cancellations to multi-week reservations are subject to the same policy above, however a cancellation fee of 10% of the total rental rate is applicable in lieu of the $250 cancellation fee.

Partial cancellations to reservations of one calendar month or longer that result in a night count that is less than one full calendar month are subject to Transient Occupancy tax, in addition to the policies outlined above.
