Make this lower-level duplex your home base in Newport Beach and enjoy strolling among shops, dining, and the beach. Just seven houses from the sand, featuring a private patio with plenty of room to kick back, this breezy getaway is ideal for making the most of the abundant sunshine. Enjoy sleeping space for six, a full kitchen, and easy access to the bike path for pedaling/jogging along the coast.

After a long day in the sun, find your chill in the living area with cool tile and beachy accents. Sink into the espresso leather sofa which folds out into a queen bed. Flip on the 55" smart TV that can be swiveled out to watch from the patio.

Roomy enough to prepare everything from beach picnics to full feasts for dinner, the contemporary kitchen features quartzite counters with waterfall feature and gray and white glass tile blacksplash, glass topped bistro table and two chairs. Large cabinets provide plenty of storage space for your groceries.

Seashore decor and a tiki-inspired, queen-size sleigh bed create a Tommy Bahama vibe in the master bedroom. Get ready for outings in total privacy and comfort in the en suite bath with walk-in shower. Find the same breezy beach style in the queen-size second bedroom, conveniently adjacent to a guest bath with shower/tub combination.

Two additional guests can snooze soundly in the living area: the sofa pulls out into a queen-size sleeper sofa.

• BR1: Tommy Bahama-style suite with queen-size bed, 43" wall mounted flat panel TV and en suite bath with walk-in shower.
• BR2: Breezy beach retreat with queen-size bed.

Sneak away from the beach for sunny afternoon BBQs on your private patio. A direct-line gas grill makes it easy to whip up lunch or dinner for the whole group, sofa, chair with ottoman, coffee table and umbrella. The wall has bench cap seating around the perimeter.

In the garage, you’ll find a coin-operated washer and dryer (owner provides quarters for summer rentals) and tandem parking for two cars.

Just off West Balboa Boulevard and only seven houses from the water’s edge, you’ll have easy access to the best of Newport Beach.

Wander down to the water for swimming and sunning, then fuel up by grabbing groceries at Pavilion’s or having your pick of eateries. Join the locals at Hook & Anchor for superb seafood in a casual setting, Gina's for pizza and salads or quaint Pescadou Bistro for everyday French fare and fine service. There are dozens of additional dining options within a 10-minute walk.

See the beach from a new perspective by pedaling down the bike path (boardwalk) — catch it at the end of the street. From there, it’s an easy 5-minute ride to Newport Beach Pier for fishing and more shops and restaurants, and 15 minutes more to Balboa Pier and Fun Zone for family-friendly excitement.

"Vacation with family
Aug 14, 2019 - Sallie S., Upland, CA

"122 36th Street A - Lower Unit
Great location, the house is very small for family's any larger than 4. The people renting the unit above us was very noise so it made for a tough time to get some sleep with all their partying going on and stomping on the floor. The garage is very tight for larger type vehicles, I had rough time getting my Chevy Silverado in the tight space. The sunken living room area has two very large steps that you need to pay attention too or a fall is inevitable. There is no air conditioning which makes it a bit uncomfortable. I would pass on this lower unit next go around."

"Great House and Location
This was great house to stay in for our trip! Close to beach and Burr White was great and easy company to work with. The house was clean and had everything we needed to be comfortable."

"2017 Reunion
We had a great stay. Weather and surf were great. Our family use 122A and 122 36th. Place works great with good facilities and 4 space garage......still no view of the beach. Neighbors house blocks view from deck. This was our 3rd year. "

"Cozy house - location can't be beat!
We loved this place. It was a little on the cozy side, for our family of 5, but was very clean and everything worked perfectly. The 2-car tandem garage (4 car total - shared with upper unit) was awesome, and gave us all the room we needed for our various toys (bikes, golf cart, boogie boards, paddle boards, surf boards, beach toys, etc.). The house is literally walking distance from the beach (7 houses from the sand), the park & the bay (where we would paddle board in the mornings). Overall, it was a great property, and Burr White's check-in/check-out process was awesome and seamless!"

we had a good time thank you"

"Labor Day weekend
Everything was clean, all the kitchen supplies were in good condition. My only complaint was the washer and dryer were not functioning as expected, especially the dryer - it didn't dry any of the clothes and they don't provide enough towels for all days of my stay so we need to wash the towels. "

"Great location Great place
For the last 2 years my sister and I rent this house -me the bottom(which is the one I'm reviewing) and her the top. It's clean and well maintained. neds are comfortable which is huge! The kitchen and living area are a bit small, but the patio is big. There is a huge closet on the master which is perfect for my baby's port a crib. There are a few unique things about this place that we really like-there is a red zone right in front of the house so there are never cars parked in front of the house. Also there are long term rentals next door on both sides and directly across the street which is nice because it's a less chaotic feel. "

"Great beach escape
Great place with simple amenities. It's a great location and the building owners were friendly and attentive. "

"Fun beach but super small living room
My overall experience during my weeklong vacation was good... because of the beach. The only downside was the extremely small living room in the house. It contained a sofa bed that took up the entire room when opened. In addition, the mattress was sunken in the middle. It was very hard to have 6 people in the house and the house is supposed to sleep six. But when everyone was home there was not enough living space for all of us. It was a definite inconvenience and hampered our stay. In addition the bed in the master bedroom has a wooden bed frame that has pointed edges on the footboard, that stick out about 4 to 5 inches... thigh high. I came home with several bruises due to running into it. There is also a step when you first come into the house... you have to step down into the living room and the floor is all white tile so it's easy for your eye to forget it's there... which I did and fell on my second day in the house. I plan on coming back next year but in a different house."

"Loving Newport Beach
We have rented many different places at Newport. This property was clean, the furniture was like new and comfortable, and the kitchen was pretty well stocked w/ the necessities. The patio was wonderful. Really liked that the bath towels and sheets were provided, made it easy. Also appreciated that the cleaning was done by a service after we left. Nice and close to the beach and it was a very enjoyable stay."

"Great location. Small common space.
I highly recommend this unit for 2 couples or 2 individuals. Perfect quiet location w nice 2 car garage.Outdoor gas grill on the patio that we used a lot. We walked to everything. Downside: livng rm is TINY w a 3 seater sleeper couch that was VERY uncomfortable. Dining area also too small for 6. We were 3 and ate outside mostly.
Still,we had a great time.

"36th st was great!
Oct 01, 2011 - Stephen P., Port Angeles, WA

"Great time!
We are originally from California and have moved to Arkansas. We have been vacationing in Newport for over 20 years. This location was quiet and off the beaten path. Neighbors were mostly homeowners and truly welcoming. This space offered us all the amenities we regularly require...2 parking spaces and a large front patio. I would recommend this place to anyone looking for quiet and the best beach location for watching the sun set. Cheers!"
Oct 01, 2011 - Lori C., Fort Smith, AR

"Good company
We had booked this vacation for 2010 but were unable to use it during that specified week. Burr White said they would rollover our deposit and that it could be used the following year. The property owner disagreed and kept our deposit, but Burr White kept
their word and rolled our vacation over without having to pay the deposit twice. Very good company and yes we recommend them to friends and family."

"122A 36th St
Good location and unit in good condition. Don't like the damage waiver fee - seems like it's just another way to pad the price, I prefer refundable security deposit. Minor details - Access was difficult because folks in B unit parked bicycles along side walkway so it was difficult to squeeze by. Living room was too small for family to sit and watch the TV."

"great newport vacation
The recurring problem with ants and late night noise from tenants above us were only complaints "
Dec 22, 2008 - Suzanne and Pete G., Littleton, CO

"Thank you!
Our family thoroughly enjoyed our vacation at 122 36th Street (A). The unit was very clean when we checked in, I would not say spotless. We were a little surprised that the linens are supplied, but not "applied" (beds made). Being rookies, we figured maybe some people bring their own, so you're just saving time and effort. Not a deal killer. Two other items of note, neither of which you have control...one: ants. Lots of ants. Second: neighbors. Obviously you cannot control the neighbors or circumstances, but 122 36th (B) was very loud. We teased them about it and heck, it was only for a week. Again, not a deal killer. We were overall very happy and plan to return and do it again!!! Thank you Burr White Realty!"
Dec 22, 2008 - Lauri N., Orange, CA

"watch out for the ants
the place was infested with ants, we had to throw out lots of food do to the ants"
Dec 22, 2008 - Michael H., Newport Beach, CA

"The stay was great, but their were bugs and maintenance could have been better.
