Shopping, dining, surfing, sunning or boogie boarding – all these activities and more can be enjoyed on or near one of the Peninsula’s best beaches just four houses from this upper unit. The rental is centrally located to make exploring Newport Beach a breeze!

LIVING & DINING

The spacious living area has a couch, loveseat and jumbo chair with cool tile floors and wall mounted flat panel TV. The large open kitchen features updated cabinets and counters, with a breakfast bar with stools. The large glass topped dining table has eight chairs.

BED & BATH

The master bedroom has a queen bed and television. Three guest bedrooms have a queen bed, the fifth, two twins. These bedrooms share two baths with showers.

Grill up family favorites on the large side deck with BBQ, table and chairs. The large shared side patio is great for storing bikes and beach gear. A coin-op washer dryer used by both units is in the laundry room just off downstairs side patio.

THE LOCATION

Just three lots from the water’s edge, you’ll have easy access to all the area has to offer! Zip down to the water for swimming and sunning, then grab groceries at Pavilion’s or take your pick of favorite local eateries. Try Malarky’s for beer and burgers or Wild Taco for Mexican fare on the patio. Gina’s has pizza and pasta for the whole family, and you'll find seafood, healthy Mexican and French fare around the corner on Newport Blvd. There are dozens of options for dining out within a ten-minute walk.

Pedal the bike path (boardwalk) to explore the entire Peninsula and Balboa Island via Ferry. The Newport Pier area is a short trip away with shops, restaurants and rentals. The Balboa Pier and Fun Zone area is a half hour walk or fifteen-minute bike ride for more family-friendly entertainment.

Stay around for awhile - you'll want to take advantage of all the area has to offer!

If it becomes necessary to cancel your vacation, a notice of cancellation is required via email, fax and/or mail. Every effort via customary marketing will be made to fill the canceled leased period. A refund will be issued if the property is re-rented minus a 15% cancellation fee of the total rental rate. If your leased period is re-rented for a lesser amount, the refund will be adjusted accordingly. "Not worth the cost
I do not know if the owner or the rental company is responsible for the cleaning, but the tile floor needs to be mopped after each group leaves and it was not. The carpet was worn out and did not look clean either. This unit was very very hot because of a sliding glass door that did not have proper coverage. It needs a new window covering and that would make a big difference. It does have a large living area space and five bedrooms. It was very noisy on the weekends."

"A little rough around the edges
This vacation property is a prime location, however we stayed here two years earlier and couldn’t believe how different it was from then. You sink into the couches and beds and the fans need to be replaced. They were blowing stuff at us which is gross. It is a great location as long as your aren’t expecting anything luxurious. "

"Great location!
We have rented out the bottom and 2nd floor units the last 2 years. We love the location and it fits our large group well.
We were pretty disappointed this year however. both units were very dirty and we had 4 issues during the week where the maintenance department had to be called. A huge pain waiting up to 2 hours for them when you could be enjoying the beach.
We will probably look for a new house to rent next year."

" Beach House 2018 (68185)
The experience is always good due to the location of the property. The unit has a lot of space.
The property needs a lot of work, paint, molding, new windows and also a new refrigerator. We had some complaints and they were taken care of on a timely fashion. The criticism has no reflection on Burr White, these people are great. "

"SUB STANDARD NOT ACCEPTABLE BIG DISAPPOINTMENT
filth, broken screens, broken blinds, dirty fans; dirty and used bedding, very dirty floors, disgusting, patio and stairs not swept, incomplete utensils in kitchen, not enough bowls, beeping monitors not working when we added new batteries which we should be expected to do...ugh"

"A dream vacation!
This spacious house is beautiful and the location ideal.
Counter tops, floors and couches are like new. Stove looks brand new and was trouble free. Paint and windows could use an upgrade.
There were maintenance issues. Many burned out light bulbs, weedy front yard, finger prints on walls and windows and around door knobs and cupboard handles, frayed blind pulls, malfunctioning stopper in bathroom sink, some drawer pulls hanging, broken couch. Refrigerator door that doesn't close completely without special attention. Some cooking utensils were put away without being washed, the grill had been used and not cleaned...
Many of these issues were the result of disrespect and carelessness of previous renters. Our stay was at the very end of the season and it was obvious."

"Worst Vaca Stay in 30 year & LEFT AFTER 1ST DAY!
First, the BIG thing they don't advertise is NO A/C!!! Oh, it has a/c but you can't use it... so 8 of us were literally sweating (dripping off faces) and could not get relief. We had windows open (with no breeze due to positioning of home). 10 old box fans going (couldn't even have a conversation without yelling), and flies everywhere. I wont even go into the goodwill furniture and decor from the 80s... or the lack of safety we felt having to leave doors open and blinds broken in bathrooms so everyone could see you showering, especially at night with close homes side by side.

We made it through one (only 1) night and left for a hotel.

They charged us over $700 for the worst experience ever and will not resolve or reply! Ladies were nice a front desk...but this is deseptive advertising!!! It is only written on the contract after you reserve and give cc. NO GOOD BUSINESS OR RENTAL HOME. BEWARE!!"

"Close to the beach
We were so happy to be so close to the beach! The location is great and you can walk everywhere, especially if you like all the places to shop and eat right by the pier. The house itself was not in the best shape though. It was clean but you could tell that they haven't painted or updated anything in a while. That made it feel kind of dirty and unkept. The kitchen needed a few more things to be completely functional. But we made it work. Having said all that though, Burr White homes are the most inexpensive and so you get what you pay for. Keep in mind that you aren't in the house for much of anything except sleeping and eating, so it worked for us. "

"Beach Trip 2015
We had another great year at this property. We have stayed here for several years because the location, size and layout is so great. Also each time we have arrived there have been improvements and upgrades made. This year the flooring and kitchen were completely redone and there was also new couches. It was so nice! Knowing that the owners are willing to make the property better makes us want to return to it even more. Can't wait for next year! "

"Crowded, Smoggy & Too Hot!!
This was our first visit to New Port Beach and what a disappointment is was! Based on the "hype", I was expecting something truly amazing. I guess OC's idea of "high class" is very different from the Pacific NW's. We're from Portland, OR and the service and environment up here is over the top compared to what we experienced there. First off, It would have been nice if the management company would have opened the windows a couple of hours prior to our arrival, and the beds should have already been made (basic service). To pay $1200.00 for two nights and have to make our own beds in the sweltering heat was ridiculous. We paid half that for an ocean front condo in Maui last Summer, I can't believe people pay more than that to stay in 's crowded, smoggy, the beach is littered with trash and full of undesirables. We just didn't see or experience anything that justified the price we paid. We will never come back here again!"

"Newport Beach stay 6/2014
Since this propterty was in an excellent location close to the beach, we tended to over look the items that needed updated or repaired. I would recommend to the property owners that they seriously try to address the minor problems: broken oven door handle, missing screen on the slider (we had so many flies when food was out), the wobbly chairs and the cushions on the sofa. Bathrooms were nicely updated, but when will the rest of the house be? We all had a good time because it's Newport, but the interior online photos were not very accurate. Did notice that the downstairs Unit A was getting some repairs, so that was good. Might recommend that one to family."

"Worst experience ever at a Beach House!!!
Worst time ever in a beach house. Will number the things that were frustrating starting from when we arrived til we departed.
1) checked in at 230 like we were told. Arrived at house at 245 and cleaning people are still there finishing up , parked in our spots and would not move for us to unpack.
2) we had to deal with 6 overloaded trash cans from previous renters until Monday. Called 3 times and they said to call back after certain times. They finally showed up at 3pm Monday. Yes I put it out by the yellow line. Explained that the whole street had not been picked up. Had to deal with **** load of flies. Not fun.
3) one of the rooms smelled like mildew and anything we did to try and get the smell out would not work.
4) chairs at dining table are all broken. Two of them started to fall apart. Couches were nasty and uncomfortable . All the cabinet doors were broken and had to force to close.
5) had a hard time doing laundry due to the people below us.
6) when we checked out, not one person asked how our stay was.
Conclusion: will never go through Burr White again, if I'm going to spend $3900 on a place, I should be able to see it before I rent it, instead of looking at pics. These people make tons of money off of us, so at least update some furniture. WOULD NOT RECOMMMEND TO ANYONE! The only good thing is I was with my Family."

"Very nice...
The only reason why I wouldn't recommend this to a friend is that so many people want to rent it that we're having a very hard time getting it when we want it!! (We've rented it about 5 years now, so you can tell we're happy with our experience. It fits our family size very well and we love the location and the amenities.

"Just needs TLC
Everything about this property is excellent, but the owners do not maintain the furniture (the couches and the dining room chairs) or stock the kitchen with utensils and cleaning supplies. "

"Large Space for a Great Stay in Newport
This rental unit is very spacious and has plenty of room for our family of seven. The unit is very clean. The bathrooms are spectacular as they look like they have just been redone, the bedrooms are nice. The two downfalls are that the windows in some of the rooms are very old and should be redone, as well as the last several years we have rented, we arrive and the sofas are sopping wet (from cleaning, we suppose) and you cannot use them for several days as the cushions dry out. If you can look past the windows and wet couch, it is a very nice place to stay."

"Vacation Stay at 112 34th St. Newport Beach, CA
The bathrooms were nice, but the kitchen was pretty worn. Living room furniture was pretty worn. Bare bones decorating. The last bedroom really needs a door (for sleeping babies). The location was great, but very noisy with all the partiers all night for 2 nights. I thought there was a city ordinance against non-family visitors for that week. Not working or being enforced. Overall, we still had a great time and would come back, but not over the 4th."
