There is also a half-bath on this 1st floor – convenient for coming in from the beach. There is also a station on the patio to rinse the sand off after your day's adventures.
The 2nd floor bright, unbelievable ocean view, master king bedroom, has a flat screen TV and a seating nook - and when it is quiet you can hear the sounds of the sea. The en-suite master bathroom is a traveler's delight with a spacious soaking tub, along with a walk in shower with a built in seat.
The 1st guest bedroom, with a plush queen bed, a large walk-in closet is also upstairs, and shares a balcony, and a hallway bath with a walk-in shower, with the 2nd guest bedroom - which has a twin bed with twin trundle bed underneath for convenience.
This home comfortably sleeps 6 in beds. An air mattress is available for rent to sleep a maximum of 8 guests in this home. And of course, all bed and bathrooms are furnished with premiere linens for your every comfort.
Additional amenities include a washer and dryer for your convenience, WIFI and cable, 2 garage parking spaces with additional street parking available.

THINGS WE LOVE ABOUT THIS HOME!
Newport Beach has lots of things to do and they are all nearby – restaurants, coffee shops, grocery stores, etc. most of which you can walk to.
This home is both oceanfront and on the Boardwalk too – making for great people watching and easy access to all sorts of sea and land based activities.
The oceanfront patio is a great place to enjoy beautiful sunsets and starlit skies at night after your family barbecue and there are several TV’s too.
WHAT YOU SHOULD KNOW ABOUT THIS PROPERTY:
No smoking is allowed inside or outside the property = NO EXCEPTIONS!
This home (like most in this coastal area) does not have air conditioning.
Obey all posted signs for protecting sand dunes.
The two fireplaces in this home are non-operational.
This home is located in a very quiet neighborhood and is only suitable for much quieter groups. Our rental agreement includes a no tolerance policy regarding excessive noise, occupancy and/or parties. Deposit forfeitures and/or evictions are strictly enforced.

If I (WE) cancel our reservation more than 60 days prior to the occupancy date, the deposit is fully refundable minus a $250 cancellation fee and 4% credit card processing fee. If I (WE) cancel 60 days or less prior to the occupancy date, SBVR will make every attempt to re-book MY (OUR) Reservation.
-If SBVR re-rents the property for the week of MY (OUR) reservation at full price, I (WE) will receive a refund equal to 100% of the total paid minus a $250 cancellation fee and 4% credit card processing fee (if applicable).
-If necessary, SBVR may re-rent the property for the week of MY (OUR) reservation at a discounted rate in order to secure a last minute reservation. In this case, I (WE) will receive a refund equal to the newly discounted rate minus a 4% cc processing fee and a $250 cancellation fee.
-If SBVR is unable to re-rent the property for the week of MY (OUR) reservation and the cancellation occurred 60 days or less prior to the occupancy date, the deposit is non-refundable.
Cancellations to multi-week reservations are subject to the same policy above, however a cancellation fee of 10% of the total rental rate is applicable in lieu of the $250 cancellation fee.
Partial cancellations to reservations of one calendar month or longer that result in a night count that is less than one full calendar month are subject to Transient Occupancy tax, in addition to the policies outlined above.
