OPEN FLOOR PLAN: The two story foyer/ family room and high ceilings throughout add to the home's spacious feel. From the beautiful decor to the high end memory foam & gel mattresses, this home has been furnished to appeal to the most discriminating guest. The lot wide size along with the outstanding architecture of the home eliminates 3 or 4 stories of climbing stairs so many of the area homes require!

GREAT SUBDIVISION: EMERALD WATERS is a small plush gated subdivision located in the Frangista Beach area of Miramar Beach in Destin. GULF BREEZES beach house is located directly across the street from a lush and manicured park area of EMERALD WATERS. Bring your lawn games. The park lawn is a great location for playing ball, net games, reading a book, and its a great location for family photos.

FIRST FLOOR features:
Two story GREATROOM includes leather sofas & loveseat, 65 inch flat screen TV, DVD, & Stereo with an input for your I-pod or Andriod device. DINING ROOM has table seating for 10, there is a matching game table close by with seating for 5 more, bar counter seating 2 additional and a high chair for the little one. The main floor Master bedroom (1 of 2 master suites) with a comfortable king bed, private bath, flat screen TV, table & chairs for 2, and glass doors to the private courtyard pool.The Woody & Surf themed 'Boat House' bunk room on the main floor has two sets of bunks (4 twins) plus leather sofa, flat screen TV & Nintendo system so the youngsters or teenagers can have their own space. The courtyard pool features water fall spill overs and optional heat. A poolside courtyard includes outdoor fireplace, outdoor ping pong table, gas grill, tables and chairs with seating for twelve. There is an outside sand wash down shower located next to the courtyard gate. Steps from the courtyard leads to an upstairs sunning deck with lounge chairs.

SECOND FLOOR features:
The Master bedroom suite with king bed features an in suite sitting area with flat screen TV, a spacious private bath including large tile shower, spa tub, dual sinks, glass French doors to the sunning deck. The sunning deck overlooks the private pool & courtyard, has a small Gulf view and is appointed with sun lounges and a table and chairs with steps leading down to the private courtyard. A beach theme decorated bedroom, the ‘Flip Flop Bedroom’ on plan photo, with a queen bed is located off the second floor hallway with TV and Playstation. Another large bedroom with king, seating for 2 and flat screen TV is also upstairs (the ‘Parkview Bedroom’ on the plan photo). A small private bunk mini bedroom with bunks (2 twins), flat screen TV and DVD player is located off the second floor hallway, the ‘Mouse House’ on the floor plan. Across from the full bath in the large second floor tiled hall is a desk area with a large mirror and lights that can be used to set up a computer and mini office or used for hair drying or a makeup area.

POOLS: You can relax in the privacy of your own backyard courtyard pool with spill over water falls & optional pool heat or meet new friends at one of the two subdivision pools. One Emerald Waters subdivision pool is located just beyond the park across the street, has updated bath houses, NEW pool furniture and seasonal heated water.

FAMILY & CHILD / TODDLER FRIENDLY: We have high chair, pack and play, jogging stroller, and safety gates available at no additional charge! Beach chairs, beach toys, with a wagon to help you get to and from the beach are located in the garage. There is plenty of room in the garage to bring your own bikes.

LOCATION, LOCATION, LOCATION:

BEACH ACCESS IS an easy and quick 3 minute walk to our subdivision's private beach access to one of the more private beach areas of Destin. Our area of Miramar / Frangista Beach does not have high rise condos and does not have public beach access, which makes for a less crowded beach area especially nice for setting up nice area to hang out and play beach games.

You are within walking distance to several nice beach restaurants including Pompon Joes (serving fresh fish sandwiches, burgers, full meals and specialty beverages - lunch & diner), Whales Tail (serving a full breakfast, burgers, beach food and beverages). Top it off with a Dairy Queen treat, same walking / stroller distance.

Miramar / Frangista is located between downtown Destin and Sand Destin which is just a few minutes of a drive from great excursions and shopping. Silver Sands, one of the largest and nicest outlet malls is only a five minute drive away. Destin Commons Mall features Bass Pro and luxury boutiques, just a 3 mile drive away.

Destin Harbor and the Harbor Walk offers outstanding restaurants, night life, terrific family activities all week long, including zip lines, climbing walls, and special events. Every Tuesday is a Fat Tuesday parade a New Orleans style Mardi Gras parade complete with beads. Thursday, Friday, & Saturday evenings during summer months including a WW2 AIR SHOW & FIREWORKS display (weather permitting), outside bands, popular restaurants, and more fun themed activities!

The popular Bay Towne Wharf at Sand Destin is only 15 minutes away, featuring golf, many dining options and night life.

ABOUT OWNER:

We are from the greater Atlanta Ga area and have vacationed in Destin with our three children, other family members, and many friends over the past 30 years. It has been fun to watch Destin grow from a sleepy little fishing village to the wonderful family fun oriented town it is today.

During our years vacationing in Destin we have been bringing a boat with us and enjoying the beautiful Destin waters both from the beach and from a boat. Destin is a boaters mecca! We love hanging out with our family on the beach and in the boat and with Legendary Marina and dry storage just 15 minutes away this location is great! Legendar

Destin is definitely the best family oriented beach town on the Gulf! With our 30 years of Destin heritage we believe this Frangista / Miramar Beach location is the best in Destin and why we chose this location. There are no high rise condos in the immediate area and the beach access controlled is by private access which means there are less people, great for families to keep track of each other. There is more beach room for beach activities!

Here are the reasons we chose this house. A very short walk to the beach was a must! We wanted the strength of exterior concrete walls to protect against high hurricane force winds that also keeps the house cooler in the summer and warmer in the mild winter. We wanted a high enough elevation and distance from the Gulf to protect against high water and flooding. We wanted the benefits of a small upscale controlled access subdivision with little vehicle traffic for security reasons including the safety of our's and our guest's children and family. We wanted to be in easy walking distance of a great restaurant or two, and convenient to a real nice grocery store and shops. We wanted to be in a central location of the Destin area that enabled us to take advantage of all of the area activities. Emerald Waters was the subdivision of choice. This beach house has the structure we were looking for! We have completed renovations that we envisioned to make Gulf Breeze one of the best family oriented beach houses in Destin. Bonuses include the great subdivision park directly across the street with its beautifully manicured lawn where we love to play all kinds of lawn games, one of the subdivision pools is located across the park where our children have been able to meet new friends their ages. We are pleased to share it with other families to enjoy!

GULF BREEZES LUXURY BEACH HOUSE
POLICIES AGREEMENT

The undersigned is at least 25 years of age and acknowledges and agrees he/she is the responsible person to make sure safe practices are observed by all parties on the premises and all polices, procedures and instructions are observed and adhered to and hereby agrees to all of the following policies and procedures;

1. CONFIRMATION – Upon receipt of full payment, confirmation and directions will be mailed, faxed, or emailed to Guest. Please read the confirmation to confirm accuracy of dates, mailing address, number of guests. Occupancy at all times is limited to 18 persons.
2. REGISTERED GUEST - The undersigned is the registered guest and assumes all liability for injury or loss of any kind and holds Gulf Breeze, its owners and subsidiaries completely harmless. The undersigned agrees to be present on the premises during the dates stated herein.
3. SMOKING – Smoking inside is not permitted. Discarding cigarette butts or smoking debris anywhere on property is not permitted. Failure to obey this policy will result in additional charges for removal of and smoking smell and/or debris.
4. ALCOHOL and DRUGS – Illegal drug use is prohibited. Local law enforcement is very diligent in the enforcement of illegal drug laws. Kegs are not permitted at the property. Serving or providing alcohol to minors is against Florida law and is prohibited. Local law enforcement is very diligent in the enforcement serving or providing alcohol to minors. Failure to obey this policy will result in immediate eviction and loss of all rents and deposits and reported to local law enforcement.
5. PETS - NO PETS are allowed on the property without the express written permission from Gulf Breezes only for Certified Service Dogs as per ADA with limitations. If it is determined that pets are present or have been present at the property will result in immediate eviction and loss of all rents and deposits and additional charges will incurred to the undersigned for all pet caused repairs, cleaning and removal of pet produced allergens.
6. FURNISHINGS / EQUIPMENT / ETC. – Under no circumstances are furniture, bedding, equipment, utensils, or any other property supplied with the rental property to be taken out of the dwelling. Furnishings may not be moved, period. Exception: Beach toys as outlined herein. Beach wagon, beach toys and cooler must be rinsed off and cleaned with fresh water and returned to garage.
7. OWNER’S CLOSETS - Certain areas of the property are locked for the Owners’ personal storage and are not to be accessed by the Guest. These areas are marked on the floor plan on the VRBO 37460 website and are locked.
8. LINENs / SUPPLIES – A basic supply of linens is provided for the rental property including towels, washcloths, bed linens, and dish towels. Linens will not be changed or replaced during your stay. Startup supplies (including soap, toilet tissue, and trash bags) will not be replenished during your stay.
9. CHECK-IN PROCEEDURES: Use supplied directions and instructions to gain access to property and amenities. Check in time is anytime after 4:00 p.m. In some cases the check in time may be delayed for the cleaning crew to finish. You patience is appreciated!
10. CHECK-OUT PROCEEDURES: Use supplied directions and instructions to secure premises and leave in check out condition. Check out time is 10:00 a.m. on the morning following the last night of your stay unless otherwise stated. Additional charges will incur in the event guest has not vacated the premises by 10:00 a.m.
11. REPAIRS / SERVICE CALLS – Reasonable effort has been made to keep the property occupancy ready for your enjoyment. Failures may happen from time to time. In the case of a failure of heating, air conditioning, swimming pool, plumbing, appliances, etc., use the contact number on the supplied directions and instructions to report the failure. Reasonable effort will be make to correct the failure as soon as possible. No refunds or rent reductions will be made due to failure of appliances or services. If the dwelling becomes uninhabitable for a period during the reservation a refund will be issued for that period.
12. ACTS OF GOD / THIRD PARTY DISTURBANCES – Gulf Breezes, its stockholders and owners shall not be liable for events beyond their control which may interfere with Guest occupancy including, but not limited to, Acts of God, inclement weather, or activities of 3rd parties (e.g. neighbors, etc.). No refunds or rent reductions will be made under these circumstances except as stated herein. If the dwelling becomes uninhabitable for a period during the reservation a refund will be issued for that period.
13. HURRICANE CLAUSE If a hurricane occurs, the County Emergency Management Offices of North West Florida in conjunction with the National Weather Service (www.nhc.noaa.gov) may issue a mandatory evacuation notice. Only during a mandatory evacuation will refunds be made or pro-rated. If a mandatory evacuation notice occurs prior to your check in date then a refund will be pro-rated to the time the mandatory evacuation notice is lifted. If a mandatory evacuation notice occurs after your check in date then a refund will be pro-rated for the time the mandatory evacuation notice is lifted. If the number of days left on your reservation is less three after the mandatory evacuation notice is lifted the refund will be pro-rated through the end of the reservation. If no evacuation notice is issued by either of these government agencies and you choose to arrive late or leave before the end of your reservation, neither refund nor compensation will be made. In the event the owner feels that severe weather is imminent before a mandatory evacuation is issued, owner may ask the guest to evacuate in order to prepare the property for the on coming event and prorate rental fees accordingly.
14. HOUSE PARTIES, FIREWORKS & FIREARMS - House parties are not allowed! Guest understands that Gulf Breezes will rent to families and groups of responsible adults. Guest agrees that not more than the number of people stated on the lease shall not occupy the premises at anytime, and in no case shall occupancy exceed 16 persons. Occupancy and use of premises shall not be such as to disturb or offend neighbors. No loud noise after 10:00pm and before 8:00am. Guest agrees to keep all music and noise to a reasonable volume that will not disturb the neighbors. The use of firearms or fireworks is strictly prohibited. Failure to adhere to this policy will result in immediate eviction, forfeiture of total rent and deposits, and additional charge to adequately compensate for additional guests.
15. PARKING – The covenants of the subdivision limits the maximum number of vehicles to three for each house. Parking on the street is not allowed. Only one car can be accommodated in the driveway. Additional vehicles (up to two) have to park in the overflow parking by the subdivision pool across the street or in the 3 other overflow parking spaces in the neighborhood. No RVs, boats, or trailers allowed. Arrangements for RVs, boats and trailers can be made at local marinas and self storage centers.
16. RIGHT TO REFUSE SERVICE - Applicant for rental must be a minimum age of 25 and occupy the home for the entire length of stay. Individuals under the age of 25 must be accompanied by parent or legal guardian at a minimum ratio of 1 adult over the age of 25 for every 4 persons under the age of 25. This property is not set up for, insured for, and does not have security for 18 – 24 years of age groups. We will accept families, married couples, and responsible adults. Property is leased without regard to race, color, religion, sex, national origin, or handicap.
17. VIOLATING AGREEMENT – If Guest violates any of the conditions of this Agreement or violate any law or local code, this Agreement will terminate and guest shall vacate the property immediately and forfeit all rents and security deposits.

In addition the Guest agrees to abide by the following “Emerald Waters Village Rules and Regulations”:
BOATS, TRAILERS, MOTORHOMES, CAMPERS, 3-Wheel Scooters, ATVs are NOT allowed in Emerald Waters Village. Violators will be assessed at $150/day plus towing expense.
NOISE ORDINANCES are strictly enforced by local law enforcement. No activities are allowed after 10pm CST which would disturb others in the neighborhood. Boisterous or offensive behavior including offensive language is strictly prohibited. Music with offensive language is strictly prohibited.
ON-STREET PARKING is strictly prohibited within Emerald Waters Village, and this in inclusive of the paved alley leading to the Beach walkway. Signs are widely posted to this effect. The towing company patrols randomly and will tow any vehicle in violation. The cost to retrieve a towed vehicle is approximately $400 plus storage and any fine implemented by local law enforcement. Be aware illegally parked vehicles blocking access to emergency vehicles presents a serious legal liability to vehicle owners.
POOL rules are posted at each pool. Please be mindful of the minimum age of children allowed without an adult supervision. Boisterous or offensive behavior including offensive language is strictly prohibited at pools.
TOWELS AND DRYING OF OTHER LAUNDRY outside is prohibited.
TRASH PICKUP is very early on Mondays and Thursdays. Please place bagged trash in containers. Please place containers (trash cans) at the curbside after 6:00 pm the night before pickup day. Containers must be returned to the designated trash receptacle areas past the corner of garage by 11am the day of pickup.
DISPOSAL of beverage containers, food wrappers, cigarette butts, and other debris onto yards, landscaped and common areas, roadway areas, or any place other than trash receptacles is strictly prohibited.
SPEEDING has “zero tolerance” policy in our community, with a rigidly enforced speed limit of 12 mph. There are small children permanently residing in EWV, and no one wants a tragedy on our streets. Failure to comply may result in fines, and possible eviction of offenders.

Cancellation policy: Your reservation deposit will be refunded in full, less a $195 administration fee if cancellation is made prior to 90 days of you first night stay date. Cancellation after 90 days prior to your first night stay will result in forfeiture of your reservation deposit. We DO NOT provide or offer travel protection insurance, however we do recommend you check into it.
Damage: The Guest agrees to pay the full amount for any and all damage caused by any guest during the undersigned’s rental period. Normal wear and tear excluded. If Guest is paying check, the Security deposit of $1500 will be applied toward the amount of damage and if the amount of damage exceeds $1500 the undersigned agrees to pay the balance immediately upon invoice. If undersigned is paying by credit card, the undersigned agrees to pay the full amount of any and all damage and agrees such amount is to be immediately charged to the undersigned’s credit card account.
Security Deposit: Once the house has been cleaned and inspected for damage and, provided no damage has been done, your security deposit will be refunded in full, one week after your stay.

Disclaimer and Release of Liability. The Guest acknowledge(s) that if the property being rented has an in-ground swimming pool, it may cause an inherent risk including serious bodily injury or death to Guest, Guest's family, children, guests, invitees or licensees. The Guest hereby accepts the risk of the pool and/or spa/hot tub and specifically agrees that no minor children shall swim or sit in the pool and/or spa/hot tub without continuous supervision. Minor children are defined herein as children under the age of 18 years of age.

Nathaniel Bowditch Sailing vessel features 3-hour sailing adventure including dolphin sightings, sunsets, swimming, snorkeling, shell gathering and starlight cruises. Boggies Water Sports offers a full range of water sports rentals including wave runners, pontoon boats, snorkeling, dolphin excursions, glass bottom boat and parasailing. Sea Blaster Tours features their speed boat tours with several different itineraries including snorkeling, dolphin and sightseeing tours. It is listed in ‘Nightclub & Bar Magazine as a top 100 night club in the country. Harbor Walk Village: No trip to Destin sill be complete without at least a visit to fun for the whole family Harbor Walk Village. From live music, magic shows, zip lines, climbing walls, great dinning, great shops, Fat Tuesday parade (Tuesday Evenings) complete with beads, Thursday WWII air show followed by fireworks at dusk. FISHING: Largest Charter Boat Fleet in Florida is located in Destin Harbor with more than 140 vessels from party boats to private charters offering deep sea, inshore and bottom fishing for as little as $30 per person for half-day with fish cleaning included. More billfish are caught each year off the coast of Destin’s Okaloosa Island than all other Gulf ports combined. Charter boat captains know the honey holes that produce year-round loads of bottom fish. Destin has earned its nickname of the ‘Luckiest Fishing Village’. (No fishing license is required when fishing on a charter boat). Many anglers have caught beautiful catches on their own from the beach, shore of the bay, jetties, fishing piers, and their own or rented boats. (Fishing license is required). Half Hitch Tackle is one of the best places to visit if you decide to fish on your own. Most of the staff fish the local waters year-round and have knowledge of where, when, how to catch fish that are in season! They value your business and want you to catch fish and have an enjoyable time in Destin with hopes they will see you again and again.

FLYING: Beach Helicopter tour is an exciting tour that will allow you to experience the thrill of flying over Destin and see all of the amenities Destin has to offer.

GROCERY STORES & MARKETS: Winn-Dixie is the closest and is a 3-5-minute drive away with an excellent variety. Whole Foods an upscale with lots of organics is an 8-10-minute drive away. Publix is a 10-15 minutes’ drive. WalMart 10-15 minutes. Target 10-15 minutes. Sexton’s Seafood Market carries very fresh local seafood 10-15 minutes. Destin Ice House features very fresh local seafood 10-15 minutes.

GOLF: Destin is rated as one of the top places in the country for golfers to enjoy a variety of courses!!! Emerald Bay Golf & Country Club welcomes the public with the same level of service as luxurious private courses. Indian Bayou Golf Club is a semi-private 27-hole course with a driving range, putting greens, club rentals, a full-service pro shop, and a fine dining restaurant 10-15 minutes away. Kelly Plantation Golf Club is a beautiful highly rates semi-private golf club with well kept grounds and GPS equipped carts. HENDERSON BEACH STATE RECREATION AREA is one of Florida’s great natural assets consisting of 2000acres with more than a mile of sparsely used sugar white sand beach open to surf fishing, swimming and picnicking.

SCUBA & SNORKELING: Kokomo Snorkeling Adventure features a 2-hour snorkeling tour in the Destin Pass jetty area. Pelican Adventures feature a cruise along the local waterways, a snorkeling adventure and hunting for shells. We stayed at this house in May for a family reunion. The location is within walking distance to the beach and in a very nice gated community. This house is very large and accommodates a large number of people without being on top of each other. Two master suites was a big plus for us. The furnishings are comfortable and the house is beautifully decorated. We chose to heat the swimming pool and the adults would use it at night for relaxing after the kids went to bed. I highly recommend this house if you are vising Destin. We will definitely rent this house again when we return to the area.

This home accommodated our large group beautifully. There are two bedrooms that are closed off from the rest of the house that are great for sleeping babies. The beach is an easy five minute walk. Each of us enjoyed our vacation!

We really enjoyed our stay. Just a short walk to the beach, a coffee shop and Pompano Joe's. Though the pool is small, we really enjoyed it. We also really appreciated the pool and beach toys. We arranged for beach umbrellas and chairs with La Dolce Vita, I would recommend them. The patio area and deck were comfortable for hanging out after a day at the beach. Fourth of July traffic was a headache but the beach and ocean make this a great area to visit.
The open floor plan does sometimes get noisy and a few bedrooms were not as air conditioned as others but overall the 16 of us were very satisfied.

This property is everything you're looking for in a Miramar Beach area vacation stay for as many as 14-16 folks. Close to the beach, close to great shopping and awesome activities, close to numerous seafood restaurants. The home has super outdoor amenities with a pool, gas grill and outdoor fireplace and more. Inside the house feels like home, comfortable in every way. Several other amenities are not offered with other similar priced properties. Multiple large screen TVs, stereo, dining seating for at least 16. Can't say enough about this vacation destination. We want to do this Miramar experience again. I highly recommend this home.

This house provided plenty of space for our large group of 16! It is beautifully decorated. The kitchen is well-stocked and an extra fridge is also available in the garage. The outdoor area provided lots of fun with the pool, fireplace, and ping pong table. We thoroughly enjoyed our time here!!

We had the most amazing vacation in Destin and our time spent at the Beach House was everything we could have expected. Our entire family was amazed at the space. We had fourteen in our family group and never felt crowded. Most of the group especially loved the large table that was able to accommodate all of us at mealtimes. The pool was such a plus for the children. The spacious patio was amazing. We brought too much "beach stuff" as plenty was provided for our use. All in all, we would highly recommend this lovely home to our family and friends and are looking forward to a return visit. You will not be disappointed

Big House... Well maintained

We stayed 5/21-5/28 and loved the area. It is a gated community which was nice. We had 2 families stay at this place which was a total of 13 people and we had ample space to eat and sleep. The master bedroom and bathroom upstairs is huge and beautiful. The shower floor is a little slick but you just have to be careful.
The house was clean and the pictures online match what you see in person. The owners were great to speak with and the booking was easy. They sent us a huge packet in the mail which we used to find courses to golf and book the dolphin tour...(HIGHLY RECOMMEND SEA BLASTER)
I would definitely recommend this to large families who like the beach. The house is a short walk to the beach. The sand is white and beautiful and they water was shallow enough to wade out a good 50 yards.
We ate a Pompano Joe's just down the street from the house and it was good. We tried to eat at the house as much as possible to save money. The grill on the back patio worked just fine for us. Driving around town is a traffic jam unless you go late in the evening then it isn't near as packed. The issue we had was the shops and restaurants all close around 9:00pm.
Walking around the marina was cool for the kids. They did the zip-line and shopped. The restaurants around the Marina were always had a long wait to eat so we didn't eat there. We did rent a pontoon for the day and saw even more dolphins. We also anchored up at Crab Island which was really fun for the kids.
I would stay at this house again.

I really enjoyed the beach house, it was amazing. The owners were very great with anything i had a question or concern about which was only a pool issue, and that was fixed immediately. Everything was so great, it was easy access to the beach, and stores and my kids loved it and said that they would love to continue to go again every year and would love to stay in the same house. The house is very big and had more then enough room. there were some beach supplies in the garage as well. overall we had a blast and would love to come back again. the property was very well maintained. the description and pictures and everything was exactly as shown on the pictures. the house is sound proof from the outside which was a plus for playing music. i would recommend this property.

This is the third year we have rented this house. We have 14people in our family and we all had a great time. I took a vote for next year and guess what we are planning to go back. The improvements that were made this passed year were great so pretty and comfortable. Can't say enough about the owners so very easy to deal with, really helped when my granddaughter left her glasses. We got them back no problem. Thanks for everything.
