The house is secluded down a private winding driveway about 1,000 ft from the main road. The house is a 5,000 sq. ft. post modern surrounded by beautiful landscaping. The property includes seven bedrooms with either queen, full or twin size beds, country tile bathrooms, chef’s kitchen with Viking appliances, casual living room with wood burning fireplace, casual dining room, state-of-the-art gym with circuit training, washer / two dryers, two car garage with plenty of parking, four satellite TV’s with premium stations, DVD, CD, VCR and Sony Play Station II, 20 ft x 40 ft heated pool surrounded by mahogany wood decking, six person Jacuzzi tub, all weather tennis court and basketball court.
Ideally located between the Villages of Southampton, Bridgehampton, East Hampton, Sag Harbor and Shelter Island, the property is conveniently located near Flying Point Beach, Coopers Beach, Main Beach, Agawam Park, Parrish Art Museum, Monument Square, Montauk Downs Golf Course, Shelter Island Country Club, Poxabogue Golf Course, Bridgehampton Tennis Club, Morton National Wildlife Refuge, Long Pond Greenbelt, Cedar Point Country Park, Long Wharf Marina and Dering Harbor Marina. Enjoy horseback riding on the beach, golfing, sailing, yachting, jet skiing, hiking, swimming, antiquing, fine dining and clubbing at Manhattan’s hottest clubs East End outposts. Two short ferry rides will get you to Long Island’s North Fork wine country.

| Additional amenities in this professionally decorated estate property include 8 ft to 12 ft ceilings on the ground floor, 8 ft on the second floor, HEPA filters in the A/C and heating system, energy saving light bulbs in most fixtures, a well equipped kitchen with granite stone tops, including a 36 inch Subzero refrigerator, built in microwave oven, 48 bottle wine captain, Miele dishwasher, garbage disposal, 48 inch Viking gas range with six burners, griddle above two ovens, two coffee makers, coffee grinder, espresso maker, commercial grade blender, food processor, mixer, four slice toaster and toaster oven. Cabinets are fit out with drinking glasses, wine glasses, champagne glasses, silverware, flatware, cooking ware, spices, wine opener, wood cutting board and butcher knives. Kitchen center island includes one bar stool.
The chef’s kitchen opens into the dining room and living room. The casual dining room has a country table with seating for eight. The living room has 12 ft ceilings, wood burning fireplace, two sofas, two club chairs, coffee table, card table with seating for four and a 42 inch TV. The family room has two sofas, coffee table and a 32 inch TV. The gym has a treadmill, bike, spinning bike, weight machines and free weights. The home is fitted out with local phone service provided by Verizon. There is no long distance service provided. The long distance phone service is set up for calling card access. Cell phone service works well from the property. Wireless high speed internet service is provided by Verizon Online. Satellite TV is provided by DISH Network, each of the four TV’s has premium service including HBO, Cinemax and Showtime channels.
The house layout has the master bedroom (bedroom # 1) on the third floor, bedroom # 2, bedroom # 3 and bedroom # 4 on the second floor up the front stair case. The main floor has bedroom # 5 and bedroom # 6, designed for elderly guests. Bedrooms # 7 is up the back stair case. The house is designed with two separate sleeping areas. Each bedroom has its own private bathroom, or shares a bathroom with an adjacent bedroom. No bedrooms are located in the basement of the house.
All bedrooms have 500 thread count sheets and pillow cases, decorative duvet covers, pillow shams and bed skirts. Each bedroom has an alarm clock, reading lamp, night stand, dresser, full length mirror, closet, country artwork and some have an upholstered chair. Master bedroom has satellite TV with premium channels and stereo system.
The bathrooms are designed with country tile floors and walls in shower stalls and tub surrounds. There is a combination of Kohler and American Standard fixtures with polished chrome faucets. Each bathroom has a soap dish holder with a fresh bar of soap, tooth brush holder, shower stall/tub soap dish holder with fresh bar of soap, wall mounted hair dryer, toilet paper holder with a new roll of toilet paper and a floor mat. Bath and hand towels are provided at an additional cost. Shampoo and conditioner are not provided.
The 20 ft x 40 ft pool is surrounded by mahogany wood decking and a wood picket fence. The deck area is surrounded by areas of grass and flowering landscaping, complete with irrigation system. The pool is roughly 8 ft deep at its deepest end. The six person Jacuzzi tub is separate from the pool and has its own lowered deck area. There is one pool heater for the pool. There is a free standing 36 inch propane gas grille. There is an aluminum and glass table with seating for six with an umbrella for outdoor eating. There are twelve aluminum lounge chairs with side tables surrounding the pool. Adjacent to the pool area is large grass area and a 60 ft x 120 ft all weather tennis court with a professional basketball hoop.
| Policies
| Rates are based on the season and the number of nights you are interested in renting. Fifty percent of the rental payment and the security deposit payment are due at the time of signing the lease. The balance of the rental payment is due 30 days prior to the rental period. Rental payments are nonrefundable. Security deposit to be returned after house inspection or within 30 days after vacating the property. Rates include house cleaning before and after your stay, pool / hot tub maintenance during your stay, fresh linens on beds, use of local phone service, use of high speed internet service, satellite TV with premium channels, air conditioning, heating, electricity, oil for house heating, propane for pool heater and cooking, grounds maintenance, firewood, garbage removal for normal use upon departure, driveway plowing during winter months and fresh soaps and toilet paper in bathrooms. Bath and hand towels are provided at an additional cost.
