Description
Experience the beautiful sunrises and sunsets of the Acapulco’s Bay from the spectacular “Casa Cumbres” facilities, located on the hills of Acapulco, right on the center of the bay with break taking views of the “Bocana”, Acapulco Bay’s entrance, and the open sea as well as the high raising buildings and the hills surrounding the bay.

Enjoy the breeze coming from the sea and the comfortable weather at an altitude of 400 feet over sea level. Acapulco is famous for its warm dry tropical climate all year round. “Casa Cumbres” was built originally in the 50´s; it currently has three sections.

The first and oldest was built completely with beautiful stones of the place following the architectural style of the age, open construction to allow the breeze running the dinning room and the living room. Restore six years ago. This section contains the living room, dining room, one master suite, three bedrooms, each one with a full bathroom and one independent full bathroom for visits and a kitchen. It also has a terrace with the swimming pool and garden.

The second is a new construction six years old with the owner’s suite for his exclusive use, two bedrooms, steam bath and a full bathroom for the pool users. On top and a half floor below the swimming pool, it is a wet and dry bar facility, Jacuzzi, two separate humid sun bathing facilities with fountains and a cascade. There is a big dry area for sunbathing.

The third section is a beautiful tropical garden with a mini golf course with eighting holes, jogging facilities and a grass area. The whole land has around an acre in different levels; all areas have great views of the bay and the facilities.

First level
Parking lot for six cars surrounding by beautiful flowers, plants and tropical trees.

Second Level
Reception area following by living rooms with a very nice aquarium of 5 feet long, 1 feet high and half feet wide, TV set and music equipment which provides very nice music in all the house and one table to play chest. Dinning room with a formal table for 10 people plus a casual table for 4 people. Close to the dinning room is the kitchen fully equipped.

Next to the living room there are the stairs to third level and a very nice corridor to the Master suite and a bedroom including a table to relax a enjoy the view. Master suite of 160 feet with a queen size bedroom, a spacious bathroom and a living room, all with bay view. First bedroom with a queen size bed and bath with bay view. Dinning room, living room and kitchen with fans, master suite a bedroom with Mitsubishi mini splits which make no noise and are programmable. Independent full housekeeping house and patio.

Third level
Two bedrooms with their own bathroom and a full visitors bath room with shower, corridor with view to the internal garden and the bay view. Swimming pool, wet sun bath facilities and a casual living room under the shadow of a mango tree. Handicapped ramp to access the second floor. Half level below more wet and dry sunbath facilities, cascade, fountains, Jacuzzi and the wet and dry bar, all of them with bay view.

Fourth level
Two bedrooms with two queen size beds and bathroom each with balcony and a very nice bay view, steam bath and massage facilities. Visitor’s bathroom with shower. Laundry room.

External garden next to the house with grass surrounded by an exuberant number of tropical plants and trees. Mini golf course with two putting greens and nine tee offs which makes 18 holes, minimum distance 12 yards to a maximum distance of 50 yards. Players must be golfers since requires knowledge and experience. It is a hard one.

“Casa Cumbres” offers the service of a house keeper, Mexican cuisine cooker and one maid which services are included in the weekly rental price. House keeper and cooker live in the housekeeping house within the house premises and they are available from 7 am to 7pm. House location is excelent, there are restaurants, hotels, discos and food delivery sevices 10 minutes away. Beach is at 15 minutes walking dstance.


Policies
1. Security/Damage Deposit: The Security/Damage Deposit will be refunded 15 days after departure, subject to any deductions for damage to the house and missing items.

2. Advance Rent Deposit: In order to secure the reservation, the “Advance Rent Deposit” must be returned along with the completed and signed Vacation Rental Agreement.

3. Payment Schedule: The total balance due (including the Security/Damage Deposit) must be returned 60 days prior to check-in. If the Total Balance Due is not received 60 days prior to check-in, this Vacation Rental Agreement will be deemed to have been cancelled by the Tenant.

4. Cancellations:
More than 60 days prior to check-in: Full refund if another tenant is found for the same dates. If another tenant is not found for the same dates, this will result in forfeiture of the Advance Rent Deposit.
30-60 days prior to check-in: forfeiture of 75% of the rent.
Less than 30 days prior to check-in: forfeiture of 100% of the rent.

5. Occupancy:
Occupancy (i.e., number of tenants staying overnight) is strictly restricted to the number of tenants that are reserved for (maximum of 12). At no time can there be more than a total of 12 people in the house
Tenants will be in default of the Vacation Rental Agreement if they have more tenants in the house than the number they have reserved for.
We will rent only to family groups, couples, and responsible adults over the age of 25. Inquiries from student groups are not accepted. All members of the rental group must be a minimum of 12 years of age. No pets allowed.
Violations of any occupancy conditions will be grounds for immediate eviction without refund of rent or deposit.

6. Rebates: There will be no rebates given for inoperable appliances or faulty equipment, unfavorable weather, early departure, interruption of utilities, construction in the area or maintenance problems.

7. Personal Property: All personal property of the tenant(s) on the said premises shall be and remain his sole responsibility and risk, and the owner shall not be liable for damages to, or loss of such personal property arising from any acts of negligence of any other persons, nor from the leaking of the roof, or from bursting, leaking, or overflowing of water or sewer pipes, or from heating or plumbing fixtures, or from the handling of electrical wires or fixtures, or from any cause whatsoever, nor shall the owner be liable for any injury to the person of the tenant(s) or other persons in or about the premises, the tenant(s) expressly agreeing to save the owner harmless in all such causes and events.

8. Locked Closets/Cupboards/Garage: These locked areas contain the owners’ personal items. These areas are not included in the Vacation Rental Agreement.

9. What is included: Bedding, linens, bath towels, beach towels, toilet and facial tissues, soaps (bath, kitchen and laundry), dishwasher powder, garbage bags, paper towels, iron, ironing board.

10. What is not included: Charcoal for BBQ grill, food/beverages/seasonings, shampoo.

11. Indemnification/Right of Entry/Assignment: The undersigned Tenant hereby releases, agrees to indemnify and hold harmless the property owner, his agents and officers, of and from any and all liability, claims, demands, actions and causes of action whatsoever, arising out of or related to any loss, damage, or injury, including death, that may be sustained by the undersigned or any person (including Tenant’s guests), or any property of the undersigned or any person (including Tenant’s guests), as a result of any cause arising out of the use of the house. This release shall be binding upon the distributes, heirs, next of kin, executors, administrators and personal representatives of the undersigned or any person (including Tenant’s guests). Tenant agrees owner or their respective representatives may enter the Premises during reasonable business hours to make necessary repairs. Tenant shall not assign this Agreement or sublet the Premises in whole or part without written permission of the owner.
