Villa Cascadas has the architectural blend of a 21st century Spanish Hacienda with 18th century charm and furnishings. Before entering this lovely home, you will encounter the natural-looking, lighted swimming pool that features a man-made rock waterfall. The downstairs has 2 bedrooms with king-size beds and private bathrooms (both have showers and one also has a tub). There is also a dining room and large living room with a sweeping view of the ocean.

The upstairs has two bedrooms separated by an exterior courtyard with a lovely garden. The master bedroom has a king-size bed, sitting area with sofa bed and a private bathroom with shower. The guest upstairs bedroom has a queen-size bed, a single bed and private bathroom with shower. All of the bedrooms in the villa have a view of the ocean, are air conditioned and have private balconies.

The views from Cascadas are breathtaking! A sweeping panorama of the aquamarine Caribbean Sea can be seen to the east and the tropical jungle teeming with birds and wildlife lie to the west. The second floor courtyard with hammock and balcony overlook the Caribbean. The rooftop observation deck is a terrific spot to view the stars at night (yes, you can actually see them in Akumal!) and you can't beat it as a place to be at Sunrise with a cup of coffee or at sunset with a margarita. There's a great built-in couch and table for your rooftop comfort.

Cascadas is located on the beautiful Mexican Caribbean. A beautiful, new oceanside terrace with a shaded hammock stand has steps leading to a very private beach area, which allows access to wonderful snorkeling on calm, clear days. Bordered by a rocky coastline, this is the perfect retreat. Akumal Bay, which has one of the most beautiful beaches on the Mexican Riviera, is only a few hundred yards away. Akumal has shopping, restaurants, small grocery stores, a kid's club, dive shops, a money exchange and a health club. All the modern comforts in a small, tranquil town!
The lovely caretakers at Cascadas live in their own casita (little house) right there on the property and will take care of cleaning, cooking and whatever else you need!

13) CANCELLATION/RESCEDULE POLICY:
Cancellations and reschedules are effective on the date written notice is received by Fax or e-mail in our office.
Cancellations: All payments are non-refundable and non-transferable, unless Akumal Villas is able to re-rent the same property for the same rate and dates of travel, subject to a $200 cancellation fee. Cancellations made 30 days or less prior to arrival are 100% non-refundable.
Rescheduling: You may reschedule 30 days or more prior to your arrival date, with the same property and number of nights, for travel within one year of the original check-out date, subject to a $50 rescheduling fee. Rescheduled reservations are subject to availability and price increases, and the weekly rate is based on the new reservation dates.
Holidays: Holiday reservations may NOT be rescheduled. Holidays include Thanksgiving, Christmas and New Years.

14) NO REFUNDS FOR EARLY CHECK-OUTS OR NO SHOWS: Guest agrees that once they have checked in to the property, no refund will be made for early check-outs. If Guest does not cancel the reservation and does not arrive for the Guest’s rental period, all monies paid will be forfeited.

15) HURRICANE EVACUATION/ CANCELLATION POLICY: PLEASE READ CAREFULLY – Agent will not issue any refunds for inclement weather, hurricane evacuations or any other natural disasters. Agent has the right to cancel reservations if dwelling is rendered uninhabitable because of hurricane damage (destruction of home, loss of power and other services, etc). In the event of mandatory hurricane evacuation, guests will be allowed to reschedule any unused nights within 12 months in the same season or pay any difference of rate for another season. Guests may purchase travel insurance which may cover unforeseen weather circumstances, mandatory hurricane evacuations and other natural disasters. It is the responsibility of Guests to verify coverage with their travel insurance carrier.

"A Lovely View Of The Ocean But Needs More Upscale Amenities
Overall, our trip was wonderful. The on-site staff, Armando and Andrea, were wonderful with a heart for hospitality and great service and upkeep of the Villa. The location in Akumal is perfect. The reservations and pre-stay experience was first-class. I would recommend that ownership put more funding into the physical attributes and amenities of the Villa. The value for price paid ratio is not favorable. Although the Villa is well laid out and comfortable, it is lacking in some basic needs. Primary example: all of the bed mattresses are just plain worn-out old. The 2 things travelers always want in their accommodations are a good mattress for sleep and cleanliness. The Villa was very clean but the mattress did not exude an upscale feel at all. Some like firm, some like soft, some like in between, but that is not the problem here - they are just worn out. Furniture is lacking an upscale appearance and comfort as well and same with other minor amenities such as coffee maker. Still, this Villa is a very good option for Akumal and our group would highly recommend it be considered for their plans if their expectation for an upscale accommodation are limited."

"Great family vacation spot
Cas Cascadas is a wonderful property. The house layout is great with 4 large air conditioned rooms all with water views. The breeze of the ocean is spectacular and pool is a dream with the warm weather. Andrea and Armando your caretakers are some of the nicest people we have ever met and they really take spectacular care of you. They prepare wonderful true mexican dishes. Take advantage and have them cook every night for you. Our group of 8 had a once in a lifetime trip we will never forget."

"We didn’t want to leave
This villa was amazing. The only drawback is there is no a/c in the living area, only the bedrooms. I can’t even really call it a complaint because with the doors open you get the amazing breeze from the ocean but at times it does get hot. Getting to wake up every morning to crashing waves and a beautiful sunrise is unlike anything I’ve experienced.

We were greeted with in 24 hours by one of the manager and the caretakers Andrea and Armando made the stay even better. Those two were so friendly and attentive I actually had to hold back tears when we were leaving. Cleaning up after us everyday with a smile and the two complimentary dinners were delicious. Plus they helped to make my birthday dinner a great surprise! I miss them already.

The location was great. We were able to walk to shopping and restaurants and Akumal bay with no problem. The beach has snorkeling, restaurants and other water activities. You can even rent a golf cart if you like. The neighborhood is secure with a guard standing post at the gate and we felt very safe even walking around at night.

I hope to be able to return again. Maybe when it’s not so hot! "

"Akumal Vacation 2023
Las Cascadas was everything we could have wanted. The house itself was simply lovely, perfectly clean, had everything we needed and the caretakers, Armando and Andrea were excellent. The location is perfect to walk to town, the lagoon or to the Pueblo. We will definitely be returning. Dealing with the property company could not have been smoother. My questions were answered very promptly and completely. The owner of the company came by to check on us and was very easy to deal with. Highly recommend. "

"Incredible Villa in Picture Perfect Setting
My family of 7 just had the most lovely stay at Villa Cascadas. We have been traveling to Akumal for nearly two decades and this was one of the most lovely stays we've had. The Villa is beautiful with stunning views. Location is ideal with an easy walk to restaurants, shops, and the main beach. Caretakers were attentive and invisible at the same time providing a lovely continental breakfast daily and a gourmet meal on two of our evenings for our family. Everything was smooth from our arrival to our sad departure. I'd note that the pre-arrival support which included airport transfers, golf cart, groceries, and massages was outstanding. "

"Great Stay - Turtles Everywhere!
Our Family Reunion was a relaxing week on the beach in Akumal Norte. Second night we saw a turtle laying eggs on the beach directly in front of the house (Cascadas)!! We saw turtles every day in the nearby Tortugas bay. Adrian and Andrea, the house keepers were great - cooked us 2 tasty dinners, and prepared breakfast each day for the family. Really could not have asked for more; beautiful house on the beach, good nearby restaurants, quiet little town, nice swimming pool, everythig you need for a relaxing week in Mexico. Highly recommend this particular house!"

"Perfect family getaway
We were looking for a warm weather vacation spot for my daughters to escape the midwest winter. We wanted quiet, sea, a pool to enjoy and room to spread out. Villa Cascadas provided all and more. It's near town and restaurants but secluded too. Our grandsons ages 2 and 4 loved playing in the sand of the backyard until it was time to swim. Our 4 year old basically learned to swim in that pool during our stay.
Abelardo and Basilia, the caretakers were wonderful. The food was delicious and so convenient to have breakfast and two dinners at our disposal. They were training their replacements, their daughter and son-in-law as A and B will retire soon. Abelardo shared his flan recipe which I can't wait to try--best flan ever.
My only complaint was with the management company. There was a note saying they would be there to check on us within the first 24 hours. I had a list of questions but no one showed up. I did get answers via email within 12 hours of sending my questions. Also, I tried to set up meals for our second day ahead of time via the company and was told I had to wait until arrival to do that. These are minor concerns given the satisfaction we had with the property. We would love to return for another laid back vacation."

"Great Getaway
We had a lovely family vacation in Akumal and were so happy to have this spacious house and a non-beachside pool (the entire week was quite windy). Abelardo cooked dinner for our big group 4 nights and every meal was delicious. The house is well equipped and has a lovely view, and we really enjoyed our time there. The main drawback during a windy period is that there is no AC in the common areas of the house, so the doors and windows must all be open all the time or it gets too hot. Normally this would be fine, but the wind during our stay was so strong that being inside anywhere near the doors (so the entire living room space and all of the bedrooms) meant being subjected to winds that were like sitting in front of a commercial fan blowing at high speed. Windy enough to knock puzzle pieces off a table, blow books and papers around the room, etc. At night we had to push a heavy table against our bedroom door because the wind rattled the door in its frame, had to prop the bathroom door open for the same reason, and could not leave the windows/doors open for cooling because of the force of the wind. One one of the bathroom window louver panes was missing, which resulted in unrelenting gale force wind noise. As much as we loved the house and had other fun things to do in the area, by the end of the week we were really ready to get awy from the wind. he point upon which the house is built gets more wind than the surrounding areas, so we were thankful to also have use of a condo up the beach where it was still windy, but allowed for sitting out and swimming in the ocean. The wind and wave levels at Villa Cascadas definitely did not allow for that - would not have been safe to swim there. "

"Wonderful Stay!
We absolutely loved staying in this villa with her adult children after attending a family wedding in Cancun. Rett was great at communicating and getting back to us quickly he scheduled massages for us and gave us some recommendations. The caretakers were amazing. There was a language barrier but we managed with smiles. The Suites are very roomy and all have beautiful ocean views. We spent a lot of time in the pool and cooking in the kitchen and then adventuring all around Tulum an Akumal area. Stop by the booth at the Oxxo and hire Jose for a private tour to the cenotes & the Tulum Myan ruins. We all agreed this was our all time favorite vacations of a life time. We will be back !!

"A Perfect Week in Paradise With Family and Friends!
I visited Villa Cascadas in April 2019, and it was easily the best vacation of my life, thanks in large part to these wonderful accommodations!

You know how, even with photos, you never really know exactly what to expect when you get to the place? Well, this place was even better than I had dared to dream! The villa was breathtakingly beautiful, inside and out.

It was plenty spacious for our group of 8, including a dining table that sat everyone with room to spare. The bedrooms were comfortable and each had their own attached bathroom and AC unit, all functioning perfectly. Everything was as described in the listing, and there were even some surprise extras, such as a variety of books and water gear provided for guest use.

Our group spent a lot of time in and around the well-maintained pool, where there were ample lounges, lights, and even a waterfall that we could turn on!

There were caretakers, Abelardo and Basilia, living in separate quarters on the property, who kept the villa and grounds immaculate throughout our stay. They were both kind, approachable, and amazing cooks who massively contributed to our enjoyment of the vacation!

The property manager also was a great resource for us. He came and met with us, and gave us useful advice and a contact number, which I really appreciated.

The villa was located in a perfect spot, within easy walking distance to many restaurants, shops, convenience stores, and beach attractions. It could not have been more ideal.

I'd rate this experience even greater than 5 stars! I would not only recommend Villa Cascadas to anyone reading this review, but I plan on going back as soon as possible myself!

"Beautiful Home in Akumal

Pros- Great dinners provided by staff, beautiful building and nice design. Loved the pool and views.
Cons - the ocean was too rough and rocky for anyone to go in at this location. Maybe it is better during the less windy seasons. This was a big disappointment to us. "

We stayed at Las Cascadas for a week with another family. There were four adults and four kids, and we had a fantastic stay. Great beach access, private pool, Oceanside patio. Four bedrooms and bathrooms was really nice, and plenty of spaces for everyone to get alone time. Short walk to public beach and town. Abelardo and Bacilia (house staff) were fantastic!"

"Our Wonderful Golden Jubilee(Anniversary) Vacation
We love to travel, we lov e to see new things, learn about the cultureand a bit of the histoery of the places we visit. There are few places that we like to revisit. Akumal is the exception.
We brought our whole family, our kids and grandkids. We told them this wouldn't be a sit on the beach vacation although we did do that also. This was our 50th Anniversary and we wanted to share this beautiful place with them. They were blown away with the beauty of the Bay, the Ocean and the Lagoon. We also visited many of the historical sites such as Chichen Itza and sone of the cenotes and ecological sites such as Xcaret.
To top it off we had a gorgeous Villa with a swimming pool(our grandkids loved it) We also were blessed with a wonderful couple,Abelardo and Basilia who took care of our every need. I can't say enough good things about Abelardo and Bacilia. They were gourmet cooks and they kept the Villa spotless. You are fortunate to have 2 such wonderful employees.

The house layout was great! Every room has an ocean view. Great location - so close to beach and town center. We were a little disappointed about the fact that the pool was not on the ocean side of the property, but, on windy days it is a great because the house actually blocks the wind. The weather was wonderful and Abelardo was fantastic!

Property and management were great. The environment is beautiful. The military and police presence were daunting - making the overall stay not as enjoyable as it could have been. The military and police make for a scary and dangerous environment. Sad because the area and people are extraordinary. Mexico has to solve the corruption problem."
