The location was amazing! It was like having our own private beach! The condo wasn't super spacious for hanging out inside, but it was clean. We spent most of our time outside so the lack of space wasn't a huge issue. We felt safe in the quiet neighborhood and loved the solitude of being away from the resorts. The property managers were super helpful and reached out a couple of times before we arrived. We will be back! "

"Buenos Tiempos Trip
This nice 3 bed/3 bath rental on the beach was a great choice for us and teacher friends. Couldn't have hoped for a better unit. Though having some unbrellas for the patio would have been great, we managed to stay in the shade when out on the patio."

"Muy Bueno
We love this unit, accommodates our family of 5 nicely. We stay here often. The third bedroom suite is private, outside in the courtyard so nice little getaway if needed. The location is perfect, patios are placed so neighbors are not a distraction. We had a few snags in the beginning but everything was handled promptly. The only complaint would be the patio furniture: very uncomfortable chairs, table too small, legs fell off everytime it was moved."

"Definitely good times.
We had an amazing time. The spot was perfect. Mgt staff was awesome the whole way through. The only little bump on the road was the coffee maker didn't work. Next time will confirm it works or I will take my own. I would definitely come back to this spot."

"Empty lot next to hose- easy access to delinquents
House was very neat and clean. AC working good no major issues. Our biggest disappointment was the changes in the security, they used to have a security system were only people renting/owners were allowed to access the area. That system is no longer in place so basically anyone can roam around including delinquents . The second day of our stay our brand new canopy was stolen, I called the security they still have, but they were not able to find who took it.
The beauty of the beach is amazing I would want to go back, but now that you must take your valued items with you every were you go ( you can not leave them in the house due to high crime) I am doubtful. The incident left my young ones feeling very insecure/ scared, our stay was not the same as last year, unfortunately.
If we stay again I will make sure the house has security cameras if not I am not staying at all.
The location of the house provides easy access to crime as there’s an empty lot on the left side.

I am torn, If I give this a 5 star rating then there is a chance it might not be available when I want to go back! This place is everything I wanted and more, All I needed to bring was my flip flops. We took the 3 bedroom and it was perfect for us 5 that were down there, The view is never boring. Easy check in, beautiful condo. looking forward to the next visit!!"

"Outstanding location and setting on the beach
The location and setting on the beach is unbeatable! The villa is nice but the AC is not working and there are lots of mosquitos, just need to make sure to have the products to keep them away"

I was able to take some friends from Illinois down to Mexico for their first trip. We stayed in an Oceano rental and it did not disappoint! The location was perfect as we were able to walk out the back patio right on the beach!! The place was very clean and had everything we needed. They were blown away!! We can’t wait to do it again! Thanks Oceano rentals for our great vacation!"

Three couples shared this 3 bed, 3 bath condo right on the beach. The price is very affordable, the view is spectacular. We saw lots of dolphins, seagulls, crabs, pelicans, and osprey. The place was very clean."

"Terrible and unsafe place with a manager who doesnt know how to a
We couldnt open the third bedroom so it was a 2 bedroom 2 bath accommodation. We paid for 3. The front door was rotten and was unsafe as was the sliding door towards the beach. The door you couldnt lock. Being there with 2 kids that was extremely bad. We didnt have water the first day as well. The worse was the managers attitude when i called to complain. He was rude and unhelpful in every way. I have never had a manager argue with me and ask for proof! Its his property shouldnt he know about these issues? Comparing us with other guests who didnt complain and such! All he should have done is apologize or refund a portion of my money. But no he argued like i was inventing issues. It was a terrible experience i would not recomend staying here EVER. The place is rundown and clearly not cared for and the manager is an *******."

"Buenos Tiempos
We have stayed in many units in this condo complex and have always had a very good experience. Buenos Tiempos, however, is fairly rundown and very much in need of some TLC and updating. The beds sag and the linens (sheets and towels) are old and thin. The patio furniture was cracked and in some cases completely broken. Kitchen dishes, flatware, etc. looked like it had come randomly from a thrift store. Sliding screen door wasn't functional. Generally rundown and shabby. Our large shade tent was also stolen from the protected patio area--leading to concerns about security. This property wasn't up to the standards of other properties we have stayed in. The Oceano staff seemed unconcerned about the theft. They also promised to send someone about the screen door and never did. The entire experience just wasn't as good as it has been in the past."

"Buenos Tiempos Review
Las Conchas location was great. Unfortunately, our group felt more like the property managers than vacationers. We had to contact the property manager daily for issues with the property starting the day we arrived. Started with the water pump not functioning and being out of water, then to the Wifi not functional, then the water pump malfunction rendering the property without water pressure. Then the float broke in the water tank flooding the courtyard with 2-3 inches of water. The Oceano office was close to Las Conchas and the staffs response was only to send out the repair guy over and over. The most disappointing thing was that there was no offering of compensation for the hardships of the property, we had to basically chase down the manager which took the better part of a 2 week phone tag game. Eventually, we were compensated 1 evening. The last 2 days we enjoyed listening to jackhammers and orbital sanders as the units on either side of this one started remodeling. We'll definitely be back, but will not going back to this property of using Oceano "

"Good condo
We are a family of 4 we all stayed in one room since we have small children. The other 2 rooms were not used. The kitchen is small only one person at a time can really be there cooking. Living room good size, restrooms were big. Working water and working air conditioner (it took a while for the house to cool off and it never went below 80. The beach beautiful very peaceful specially with kids only saw families which is great no one was trying to be wild so great place to take the family! The beach is sandy when the tie is high. Very close to the malecón (down town) it took us like 5 min to get there simple directions."

"Needs some work, and the owners/rental company know it
Overall, this was a nice place to stay. Unfortunately, there was a major issue with the refrigerator not working. It doesn't keep things cold, and I requested that they come fix it. They sent someone out to fix it, but all they did was turn the cold dial (which didn't make a difference), and then left again. Bottom line, the refrigerator needs to be replaced, it's rusted out and in awful shape, and I know I'm not the first to mention it. Other than that, there was an issue when we got there with the house smelling like cat pee, but the smell eventually went away. I think it was brought out by the initial cleaning. Other than that, it's a little cramped, and the furniture in the living room is extremely uncomfortable. Should these things get taken care of, it would be a phenomenal place to stay."

The people at Oceano are always great to work with. Very accommodating a d friendly. This house was a disappointment though. The first thing we noticed was the 5 gallon water bottle was empty. Then we found several bulbs burned out. The third bedroom was outside of the main house and wouldn't lock. The drapes in the living room were very stained. The front gate lock did not work from the outside. This house need some tender loving care. The tv in the bedroom did not work at all and should not even be there."

"Little Piece of Beach Heaven
Always stay in Los Conchas Patio homes love the location to the beach and the chance to be with family. Just enough space and comfort. When we got there they had just about finished repairing the front gate lock took a little time but was not in our way only problem was with getting the second set of keys. The arcadia door was smooth to open and close only problem it would slam and sound like glass was going too break at any moment.Once we learned to control the slider not too much of a problem after that.House was clean but just a little too much in way of furniture that got in the way.Overall it was comfortable."

"Beautiful Location
Three-bedroom Buenos Tiempos was a wonderful vacation spot for my sisters and our spouses. We spent 7 nights there. While the home was pretty clean, we were disappointed in the condition of the majority of the leather chairs (torn - I have pictures if you'd like to see) and the broken chimenea. We had brought wood with us so we could sit outside and enjoy the beautiful seaside and sunsets, to no avail. One burner on the stove didn't work and the kitchen was very disorganized as though no had cared where things were put away. We had to request light bulbs twice, but we were finally able to replace the burned out bulbs in the living room and hall. Seating for 6 was a bit inadequate in the "living room," but the weather was nice enough we spent much time outside during the day and sat around the dining table playing card games at night.
With all that said (for owner's information), we look forward to going back. The location was great and we had a wonderful time."

The location is nice but the place needs work. Its not very clean. The pots, pans, grill, coffee pot, stove are all dirty and gross. Our family left a day early because of the condition. "

"Oceano may not be a good fit
When we arrived to the rental, there was a sign on the door that said the property had a tax foreclosure on it and could be subject to locks being changed. As we entered, the fridge was taken apart and located in the dining/living room. It also did not look like the house was as clean as it could be. We went back to the rental office and the staff there was at no help to us, they did not even get out of their seats to address us. After lots of arguing they sent over a maintenance man to address the fridge situation. The maids were also there as they said they did not finish cleaning. The staff imformed us they could not change condos because our 3 nights of rent was already promissed to the owners and they couldn't switch us with another guest who was only staying 2 nights. That is not the guests concern, it's the management company's. While we did end up enjoying our stay, we weren't impressed with the Oceano office Staff. I would recommend to the owners of the property that they switch management companies. "
