Lido Island
• BOARDWALKS, DOCKS, & BEACHES are for the esclusive use of island residents. The streets are public but are considerably less crowded than the Newport peninsula as there are no commercial business, public docks, or public beaches on the island! • CLUBHOUSE - Patio/bbq area, beach and a pier/dock/float system - Summer snack bar.
• PARKS - Nine street-end parks (greenbelt areas). • DOCKS - For loading, unloading, min. stay at six street-end parks.
• SECURITY - Security patrol of community property. The guard is not allowed to enter private property, but will assist in emergencies.
• TENNIS COURTS - 3 (reserve tennis playing times for a minimal charge); An independent tennis pro is contracted by LICA and is available for instruction.

Policies

*Sand free home – Wash & dry yourself before entry after sand exposure.
*Smoking is not allowed inside the home!
*No pets are allowed!
*Occupancy limited: 6 People max, No subleases.

Rental Policy
Minimum rental period is 14 days "high season", 8 Months "Low season"!
Deposit 50% (50% of total rental amount) to reserve the home, see “Cancellation Policy” below. .
Balance of rent & security all deposits/ fees due 3 weeks before your rental start date.

Cleaning
A list of cleaning products/methods included in lease.

Condition of home/List of contents form
To be filled out & signed by tenant upon arrival.

Security Deposit
Required due to the potential damage to the extensive furnishings & improvements.

Damage Waiver Fee
A damage waiver fee covers unintentional damages that may occur during your stay.

Processing Fee
A processing fee is charged once you book the property.

Other Expenses
Cleaning fee
Your unit will be cleaned before you arrive, & after you depart. You will be charged a minimum of $250. (More may be charged according to condition of home upon departure.

City Tax
If your stay is shorter than 31 days. The city of Newport Beach has a 10% transient tax on all rentals of less than one month. This tax is an additional charge beyond the rental rate.

Cancellation Policy
4 Months or more from reservation date 100% refund.
4 to 2 Months from reservation date 50% refund.
Less than 2 months of reservation - Forfeit of all deposited rental fees paid.
Deposits will be refunded to Lessee within 14 days of end of rental period, less costs (if any), .

Check-in time is between 3pm-6pm.
Check-out time is 11am.
