"A fantastic vacation spot
My wife and I spent a week in paradise thanks to the beautiful Hawaii environment and the fantastic facility we rented. The place is strategically located just a walk from the best snorkeling beach on the Big Island and close to everything else in the vicinity. The large shopping plaza with a supermarket, Drug store, and several excellent restaurants is just a 3 min drive away. The apartment is large and spotless. It is fully stocked with anything you may need. It feels as perfect as at home. The panoramic ocean view completes this beautiful setting. We recommend this place for any family who wants to enjoy everything Hawaii offers. "

"Recent six week stay
This property far exceeded our expectations. The condo was spotless when we arrived and the starter supplies were available as described. The unit was larger than we expected and the kitchen was well outfitted with equipment and kitchen tools and the knives were sharp. The washer, dryer and dishwasher were very handy. We had an issue accessing the cable tv system and the management company was quick to respond with a solution and on arrival the access instructions were quite clear. I like to snorkel and this is across the street from the best snorkeling spot and I was there almost every day. I did not see a turtle there but many others did. If you want to see turtles I would suggest Honohokau Harbor National Historic Park just past mile marker 97 on hwy 19 where they can be seen from the beach which is nicely shaded. We found a newly opened restaurant with a great view called the Sunset Kai Lanai above the Keauhou shopping center. We requested a table by the wall for the best sunset view. Last year it was a different name and owner and it wasn't good at all but now the food is great. The Keauhou shopping center has a free hula show every Friday evening at six. Our other go to place to eat is the Jame Beard award winning Manago Hotel in Captain Cook. It's nothing fancy but the food is good. We also like Quinn's Almost by the Sea across from the Marriott in town with free hour and a half parking at the Marriott with validation. Th condo has a storage area in the garage with beach supplies including chairs and umbrellas. The lack of air conditioning was not an issue as the fans were adequate. I would definitely recommend this unit."

"Excellent condo in an excellent location
#304 at Kahaluu Bay Villas was the perfect place for us to stay. Just walking into the condo will wow you with the view. We did quite a lot of cooking while there and found the kitchen to be very useable with everything functioning well. The sink disposal became clogged on New Years Eve and Knutson replied to my text right away and sent a repairman. Check in and out was very easy. I like the keyless door. My wife and I would definitely recommend this unit to any of our friends and would certainly be happy staying here in the future!"

I had some concern with Check-in instructions, but I did not have any difficulties to enter in the unit. The unit is clean. There was a telephone in the unit, but not workable. It might be better to have a workable phone in the unit to get in touch with Knutson & Associates. Nice view of sea is very much appreciated."

"Great place and location
Stayed with two children and two elderly family members. Apartment is spacious. Great location for snorkeling, pool and bbq area were very useful. Clean. Just heads up for no A/C, but with all windows open and fans on it was good. Extremely great view from the balcony. Everything you need for snorkeling and beach days was provided. Definitely will recommend and come back again. "

"Vacation rental
The apartment is in an amazing location across the road from a great snorkeling and surfing beach. The balcony is large and has a beautiful, unobstructed view of the ocean. The photos do not do it justice. The communication from the management company was very good. The apartment is large and was clean. Although it has no air conditioning the fans and large, opening, sea facing windows meant this was not a problem and the temperature inside was pleasant day and night. It is very well equipped with everything you could possibly need. There are beach chairs, umbrellas and beach toys available for use also which was really nice. The apartment is in walking distance to some shops and restaurants and the free trolley stop that takes you in to Kona down town is a short walk from the apartment. The swimming pool and BBQ area is also great and very quiet, we pretty much had it to ourselves for the whole two weeks. For everything that you get at this property it is a great price. If we come back to Kona we would definitively try to stay here again. "

"What a Condo!!
The condo was perfect and the most spacious condo with a huge lanai, that I've ever stayed in since visiting the Big Island over 20 times! The view was amazing overlooking Kahaluu beach which is one of the best snorkeling in the Big Island. Is a perfect home base while visiting the Big Island. "

We particularly watching the sunsets over the ocean while eating dinner on the lanai. The kitchen was fully equipped for cooking gourmet meals. The grill in the pool area was high quality and clean. The condo was clean & spacious for 4 adults. It was secure, safe, & well kept, so we felt comfortable walking to the beach. We had a wonderful time. The management company reached out more than once to make sure everything was in order & up to our standards. We had no problem, but appreciated knowing they were available. We would highly recommend this condo & will return next time we are in HI."

Kahaluu Bay Villas Is a very well maintained building with 15 spacious apartments. It is ideally suited if you like to snorkel because the bay is only a 5 minute walk. This was the 17th time we have stayed here and of the 4 different apartments 304 has the best view of the ocean. "

"Stunning sunset views!
Very pleased with our rental at Kahaluu Bay Villas. Our condo was well equipped and spacious. The views from the balcony were beyond spectacular. We were gifted with a Hawaiian sunset every evening. The snorkeling across the street at Kahalu’u Beach Park was a family favourite. We were there every morning enjoying the warm water, cooler fuel reef fish and the occasional sea turtle. I would love to return. "

"Perfect stay for 2 couples or families!
KBV unit 304 is in a great location right across from the best snorkelling beach. 3 minutes to get food at KTA grocery store for making healthy meals in the well stocked kitchen...loved all the extras like the blender, lots of dishes and glasses as well as spices. The pool was very nice with the BBQ area to grill. Washer dryer was also appreciated. The management company quickly responded for a few issues we had with the lockbox as well. I will stay here again!"

We walked into the property to see giant sliding doors that opened to a patio overlooking pool, yard, beach, and ocean! It was breath-taking. We watched we several sunsets and a rainstorm from that patio. Just down the street (a 2-minute walk) was a park with a magical snorkeling place and a surf school.
The unit felt like staying with a friend; comfortable and familiar. There was a backyard pool and grill available to guests. The unit had a nice flat screen TV, games, books, and even snorkel and beach toys for us to use.
Staff were helpful and available. We had a minor miscommunication at the beginning that was quickly cleared up with a phone call.
It was a relaxing stay. "

"Great area to stay! 3rd floor view AMAZING for sunsets!
Kahaluu Bay Villas location is ideal for people not wanting the bustling tourist scene. Great snorkeling is within walking distance, and a quick drive to shopping center for groceries/ good restaurants and town if needed. Nice/fun drive to Kealakekua Bay. Unit seemed generally clean, but it is 'tired' in areas (furniture, carpets, tile, bathroom sinks,..). We let Knutson & Associates know of some items that needed fixing and they were quick to respond and offered to have things fixed while we were there. Overall they were great to work with for booking, rebooking with COVID, and answering questions. Currently this unit is lower priced than others in the complex. If one is comfortable with being in a more worn unit, than this is a great place to stay. We really enjoyed our week!"

"Quiet Condo with a View
This third floor condo is one block from the beach, mostly snorkeling. The condo gets warm in the evenings but the fans help and you get to see some great sunsets. The condo was well stocked and had all we needed. My husband loved the refrigerator door ice/water feature. Only one minor issue related to the check in process where an inspector was in the condo but we were not alerted so neither the parking spot or key were available. The management company got back to us and called us later to apologize. Also, the vertical blinds need 5 or so slats inserted because afternoon TV watching is hindered. All in all a solid condo. "

"Five star experience!!!
This location was exactly what we wanted. I don’t really think the photos do it justice. We were 2 couples with kids and this place had everything we needed. Close to the beach with a great view of the sea, and just outside central Kona. The app was very helpful, but I also received a text from Mervlyn before checking in which was great to have an immediate personal contact about accessing the rental. She was super responsive to any and all questions we had, and really made our trip a great one. I would definitely come back here! "

"Christmas in Hawaii
What started out as a wonderful Christmas in Hawaii ended as just an okay Christmas in Hawaii. While the location was perfect, the accommodations were mediocre to lacking. This unit is very dated and furnishings are lacking. From no headboard in the master bedroom to a ceiling fan not working in the bathroom to inadequate shade curtains at the huge ocean view. I supposed that would have been ok had there been ac, however we knew going in there was no ac and thought we were prepared but finding broken missing blinds made the beautiful sun and view quite hot after about 8 hours. Takes a long time for the unit to cool even a little bit in the evening. The grounds were beautiful, the pool inviting. Having your car in covered parking was great. Minor injuries from broken screws on lanai furniture not so great. Warped scratched up pans made cooking unusual. This was a family holiday and we had another unit rented at Kahaluu Bay Villas. These 2 units had the exact same layout however the other unit was well cared for, had been updated with furnishings, had adequate dishes, glasses etc for a family gathering. This unit did not. The Property Managers were conscientious in checking on us at check-in and check-out and at least once during the stay letting us know they were available if we needed them. The problems we had with this unit were obviously long standing and not something a maintenance person could have fixed in an afternoon, except maybe the bathroom fan."

As I said in VRBO, this rental is a gem -- lots of space, huge deck, ocean in front, panoramic view, a bit of wear and tear, but well maintained and super clean. Best safe snorkeling in Hawaii just a a few hundred feet away. Parking under building, great pool and BBQ setting -- eat, party by the pool. No AC but fans can do it all because of great air flow. Wow! Wow!"

"Amazing Ocean Views
Kahalu’u Bay Villas is a great location and the ocean views from the lanai are exceptional! Unit #304 itself requires some upgrades especially in the bedrooms and bathrooms. The bedroom carpets looked stained, and they made the bedrooms smell musty. Tile floors would be a big improvement. The sinks and taps in the bathrooms need replacing as they are older and the sink stoppers weren’t working properly. Another of our issues was the difficulty with using the lockbox where the keys are stored when we left the property. The lockbox itself was old and difficult to use, and the lighting was dim which made it difficult to see the numbers on the keypad. A new lockbox and key system is needed, and a keypad with a code on the door to the condo would be much more convenient for the renters. We would rent at this complex, again, but we would look at other units in the building. "

"Location Location Location
If snorkeling is your goal, and it should be, I can't imaging a better location. a one-minute walk to the Kahalu'u Beach. We went many times and always enjoyed it. Please note: There are tons of Boogie Boards and various snorkel equipment in the locker! We did purchase snorkel gear for everyone at Costco on day 1. We did, however, enjoy the use of the boards.
The property was very clean and we needed nothing. We did receive one complaint from a resident that we were being too loud in the hallways. However, I don't think it was us. We had no small children and were not loud. Note that the property does not have A/C so the fans kept quite a lot. The view was stunning. We enjoyed the pool quite a lot! The property is also located 1/3 mile from the Keauhuo Shopping Center, with a grocery store, restaurants, movie theater, etc. We enjoyed taking drives along Ali'i drive, to see the shops, cafes, and beaches."

"Best location
We loved our stay here. The location is perfect, being across from the beach and close to the grocery store, etc as well as central to traveling either north or south on the Island. The ocean view lanai is the best. The pool is great and usually we were the only ones using it. We look forward to returning someday soon! Highly recommend this to anyone for whom location and a pool is a priority over a modern interior. "

The unit is in need of TLC. Kudos to the property management team who promptly and efficiently dealt with issues and repairs throughout the month that we were there. The grounds, pool and building are well maintained.
Kahalu'u Bay has fantastic snorkeling and surfing. The sunsets are spectacular. There is a trolley that goes by every couple of hours so you could manage without a car."

Love the location, an easy quick walk to our favorite snorkeling beach at Kahaluu. Fantastic sunset views from the lanai. Property was well kept - we watched the property staff wipe down and meticulously arrange the furniture around the pool twice during our 3 day stay. Loved the unit's Hawaiian decor (including palm tree tiles in the bathroom!). Only downside was the heat (96 deg. high/86 deg low outdoors) and hot sun coming through the large windows with no air conditioning. Would definitely go back esp. at a cooler time of year. "

"very nice condo near the beach
very nice condo. our only issue was no AC, which is fine most of the time except when the hot sunset warms the west facing patio windows. it can get really hot. they have a lot of beach gear thats left behind to use, but cheap goggles may not fit that well. if you are an adult and really want your mask not to leak, then spend some money to get a good fit, its really worth it"

The property was too far from the center of things but it was wonderful having a snorkeling beach across the street. The property was fairly clean upon arrival but does require maintenance to the doors and appliances. We have stayed at this condo for four years. There are certain things that could be fixed and haven't been. The rugs should be cleaned or replaced, the slats on some of the doors are broken, the microwave does not work, the screen door on the lanai is malfunctioning.
We do love the view, closeness of the snorkeling beach and other places, being set back from the traffic noise.
It is an ideal setting ,but things could be kept up to preserve the place."

"Servicable but needs updating
There are a lot of pluses about this property. Location is great if you want to be away from the tourist center, it is large, the second bathroom is very large, it has everything you need. There are also a lot of cons, 70's decor that is tired, beach park across road was noisy every morning with a leaf blower and there was a party one evening, paring space was tight and difficult to get out of car because of walls, no information inside of services nearby."

It was important for our family of four (two older teens!) to have 2 bedroom/2bath accommodations, and this condo was perfect. (And immaculately clean.) With the snorkeling beach across the street and a short drive (5 mins)to the Keauhou Shopping Center (KTA Super Store (Grocery), Longs Drug, restaurants, cinema, etc.) this was a great location. "Kahaluu condo
The condo seemed older but in good shape. The kitchen floor was a bit sticky when we arrived but not a big deal - everything else was nice and clean. We hadn't been to the Big Island before - in general the beaches along Alii drive are small pocket beaches not the long white sand beaches you may find in other places. But if you want to stay on Alii - Kahaluu beach is probably the best - good snorkeling. Our kids enjoyed walking down to snorkel and then playing in the pool at the condo - a hot tub would have been nice for evenings when you get cold swimming but not a big deal. The management was good - the beach gear in the storage unit was helpful."

The vacation rental was in a great location and I loved that it was secure and on the third floor. The unit is in bad need of updating especially the refrigerator (even a little sanding and painting it with enamel paint). The towels had to be washed because they smelled musty. Liked that it had 2 bathrooms and a washer dryer. "

"Beautiful Ocean Views & Snorkel Beach
We were overall satifsfied with the location and the beautiful views. We enjoyed eating several meals on the lanai and the use of the pool after a day of snorkeling. The kingsize bed was comfortable. We were disappointed in the overall condition of the unit. The furniture was very dated and worn and some was in need of repair, ie: bar stool, lamp in bedroom. The coffee maker heating pad was rusted. Also, we had to go out & buy more toilet paper & paper towels. There was no extra stock. I don't know what is meaant by "starter pack" but the unit was not stocked by properly. I understand the owner's may not want to furnish the unit with expensive furnishhings but this place is in need of a makeover and not ot be so stingy on the basic necessities like toilet paper."

"Just steps to Kahalu'u snorkeling
We do enjoy staying at this location and the 3rd floor lanai view to the ocean was spectacular, as was the sound of the ocean. We will return. Only negative (and not something condo owners can impact?) was the loud music and partying from beach park pavilion across Alii Drive. That would not prevent us from returning as there are so many positives. In addition to spacious condo: just a few units so friendly atmosphere, so close to great snorkeling, clean pool & bbq, easy access to beach walking trail and market & shopping center. Just overall, a nice spot and well-maintained."

We've stayed in units in this building before, and love the location and amenities: the pool and covered barbecue area, off -street parking, lanai facing the ocean, cool breezes through the condo, views of the sunset, short walk down the street to snorkel bay,... We had a great visit this year at Christmastime in #304 despite some surfy, no-snorkel days."

We had a great visit to Hawaii, thanks to this lovely condo, the friendly people, and the difference this Island displays in it'slava flows are all so different and raw! The condo was clean and nicely kept up. There was little missing that you would require for daily living. The beach chairs and boogie board were nice to use as well!
