Our condo is located in the sunny Waikoloa Beach Resort on the Big Island of Hawaii. It's not nicknamed the Gold Coast by coincidence. It is the sunniest part of the island with the least amount of rainfall. The Waikoloa Beach Resort is 25 miles from Kona and 18 miles north of the airport. You will be minutes away from some of the world's best rated beaches. Hapuna, Mauna Kea and many many others.

You will have everything you need in our fully equipped 2 bedroom / 2 bath condo for your vacation. BBQ and relax on our lanai with dinner and drinks. Master bedroom has a NEW king bed and on suite master bath. Guest bedroom has 2 full size beds and a NEWLY remodeled guest bathroom with a walk-in shower next to it. There is beach gear, everything you need to make a gourmet dinner/bbq and beautiful unique island decor throughout. Waikoloa Beach Villas is a perfect location and walking distance to the Queen's and Kings' Shops and the famous A-Bay Beach. You are a short walk to the two swimming pools, two hot tubs and fitness center, and A-Bay Beach is a short 15-minute walk for an amazing time snorkeling, swimming and watching a beautiful sunset. Unit also includes FREE WIFI and PARKING. Waikoloa Beach Villas POOLS are now HEATED!!

You can also rent unit next door E33 and you would have the whole top floor.

You must sign this Agreement and make your required payment within 24 hours to avoid cancellation. Once your signed agreement and your deposit or full rental fee are received, a confirmation will be issued to you. If you do not receive a confirmation this does not void this agreement.
If your required payment is a deposit, the balance of your full payment is due 60 days prior to the commencement date of your rental period. By authorizing a deposit payment via credit card, you are also authorizing the same credit card to be charged for the balance of the total charges 60 days prior to the check in date of your rental period. This additional authorization shall be exactly as though you have presented the card number for payment at the time the balance becomes due. If you book your rental less than 60 days in advance of your stay, we will charge your full payment immediately by credit card. If the card will not process, you will be liable for the remaining balance due and authorize us to charge your credit card account on file, exactly as though you have presented the card number for payment at that time, until your outstanding balance is satisfied. Once we receive your payment in full, as a courtesy we will send you, by e-mail, a confirmation notice to confirm receipt of payment.
CANCELLATION POLICY 61+ DAYS IS A $150 ADMINISTRATION FEE AND 60 DAYS and less is a full forfeiture unless property is rented during the time period.
WHILE PROPERTY MANAGER MAY CANCEL YOUR RESERVATION FOR FAILURE TO PROVIDE FULL PAYMENT BY THE REQUIRED DATE, Any Customer who refuses to use services contracted for forfeits any and all collected money, except the Customer's security deposit and cleaning fee (if applicable). The security deposit and pre-paid cleaning fee are not part of the initial deposit to hold the rental. The security deposit and pre-paid cleaning fee (if applicable) are included in the balance payment, therefore, the initial deposit will be forfeited if you refuse to fulfill your scheduled stay after confirmation of booking.
Collected money is non-refundable after 60 days of arrival. Under no circumstances shall Customer be able to determine if a rental unit is unfit for habitation. If you as Customer forfeit your right to services contracted for, and Property Manager is able to re-book the property at the same rate, you will be issued a pro-rata refund for those dates re-booked. All refunds of rental service payments, whether complete or pro-rata, will be subject to a deduction equal to as much as 15% of deposit(s) paid. Customer shall give Property Manager, twenty four (24) hours to clean the rental that you might deem dirty upon check in. Customer also gives Property Manager, twenty four (24) hours to address any allegations that bugs or pests are in the rental. Ultimately, in order for you to claim the premises are unacceptable due to issues of cleanliness or bug/pest infestation, you must obtain a third-party opinion letter within forty eight (48) hours of arrival, (from a professional not staying in the rental that has physically witnessed the issue) to corroborate any allegations of poor quality services or accommodations.
Please be further advised that Property Manager is not responsible for construction or neighbor noise, as these are risks that are inherent when renting a vacation rental. We are unable to control these factors, and this agreement shall remain in full force and effect regardless of these issues. There shall be no cancellation for construction noise or for neighbor issues of any kind. To protect against cancellations caused by certain unforeseen events, such as illness, we recommend that customers purchase travel insurance to assure refund of deposits paid. As a valued Customer, we want to do everything possible to make your trip is enjoyable and worry free. Since the unforeseen and unexpected can occur before you leave or when you are away from home, we recommend (but do not require) CSA's Guest Cancellation Insurance Plan. Any changes made after booking shall be wholly at Property Manager's discretion. There is no "reasonable" change of accommodation that this agreement requires Property Manager to make.
If Customer complains about the condition of the rental, the amount of Security Deposit being withheld and or service they received from the Property Manager and or Property Manager's employees or contractors, KPC will work in good faith to help Property Manager and Customer reach a mutually acceptable resolution..
Any CHANGES made to a booking after a confirmation has been issued will be assessed a $150.00 service fee. Acceptance of any change is subject to approval by the Property Manager of the rental.


*Full Forfeiture: Refunds on any forfeiture will be issued to the extent of the dollar value the unit(s) is re-rented during the same dates as the cancelled reservation.
No refunds will be made for late check-ins; early check-outs, no-shows or for booked but unused services. Refunds will be made only under the following circumstances: 1.) The property rented becomes unfit for habitation and no acceptable substitute can be found; or, 2.) The property is sold by Owner, and no acceptable substitution is agreed upon, or,
Kohala Coast Properties, Inc. strongly recommends the purchase of trip interruption/trip cancelation insurance to help protect against financial losses if trip delay or cancelation is necessitated by certain kinds of unforeseen circumstances.

Nearby Activities in Waikoloa

When you rent a beach house or condo in Waikoloa, located on the west side of Hawaii's Big Island, you can enjoy tropical weather year-round and there will always be plenty of ways to explore the area. The best time of year to book an oceanfront home is from late May to early October, particularly for warm weather activities. Waikoloa is primarily a resort destination but has one fun fact that makes it genuinely Hawaiian; the village was built on top of a lava field! A towering volcano sits just 30 miles from the village, called Mauna Kea. While the volcano is currently dormant, its eruptions created a path to the ocean.

The property was awesome we loved the bathtub shower combo and having an extra full bath was super nice!! The best was the patio bbq set up that was what sold us!!! "Great stay
We've stayed in the Waikoloa Beach area multiple times in the past, but this was our first time at the Waikoloa Beach Villas. To be fair, the complex is not on the beach, but is a 10-12 minute walk away. Check-in / check-out were seamlessly easy via the management company's mobile app. The unit and garage space were very well equipped for all of our vacation needs. For full disclosure, I would like to point out a few minor issues/observations during our stay: 1) after our first night in the unit, we were awoken to the sweet sounds of chainsaws at 5:30am across the way at the King's Shops as work crews were trimming trees in the area (I guess it makes sense, given how hot/humid it gets during the day, so maintenance creaws have to get their jobs done before then. And, if you walk through the WB complex, you'll notice it takes an 'army' to maintain the vision of 'manufactured Hawaii' all around you), 2) the bed in the master bedroom was big, but severely sagging on each side (think inverted 'V'). The severity of the sag on either side was quite comical, but navigable. And 3) there is no door to separate the master bathroom from the master bedroom. So, if your partner uses the bathroom in the middle of the night (separate water closet with a door), then goes to wash their hands, unless they have night vision, they will need to turn on the bathroom light, flooding the bedroom with light in the process. Again, these were very minor issues that did not diminish our stay one bit. If we were to visit the Big Island, we would not hesitate to ask for this unit/complex again."

The villa is tastefully decorated. The kitchen is fully stocked with all varieties of cookware. The garage is stocked with so many water tools, it looks like a sporting goods store. The lanai grill is high quality, however a pair on long handle barbecue tongs would be a great addition. I was so pleased that we were so close to A-Bay. A-bay has shade; maybe the only beach in HI with shade!! I do have one recommendation and that is that the owner update the picture from the lanai on the VRBO website. K"

Very nice rental. Clean, lots of items to use in the kitchen. Great lani with the BBQ handy. The 3rd floor was a plus. The only negative would be the bed mattress' in each room need upgrades. They are very soft and uncofortable. Also, we thought there was a tennis court based on the amenities list but there were none. "

The property Waikola Villas was lovely. Nice pool (one was closed for repairs while there) and beautiful grounds. Our condo was quiet and well stocked - loved the BBQ on the lanai. Found beds to be in need of new mattresses and covers. High top table & chairs on lanai were hard and uncomfortable. Would have liked to have some instructions on operating TV and DVD player - it was confusing. Kitchen was well stocked and lots of spices etc. The Gourmet Market in Queens Center was fabulous."

We had issues when we first arrived and MIchelle worked with us to resolve them as they came up. She was great. The unit has everything you need but is a little worn around the edges. Multiple guests can be hard on a rental. It is well positioned in the complex although next time we would prefer a view of the golf course and possibly including a golf membership to use."

"Great Place
This was our first visit to the BI. We were suppose to visit in June 2020 but was able to roll it over with ease to 2021. Thank you!
We loved the condo. It was clean, comfortable and everything we needed for 6 people for 11 days. We all cook so there was everything we needed. Having the BBQ on the Lanai was the best! We also had the rented the condo next to us as there were a total of 12 people so this was fantastic. Having all the shops and stores nearby was very handy. Not knowing the area it was perfect. 20 minutes from the airport and Costco's. 10 minute walk to the beach or you can drive and park which we did as we had lots to carry. Yes the gas station is across the street but was never a issue. This area seemed quiet considering what was around us. If we had a complaint it would be the the chairs on the lanai were uncomfortable. When in the condo we spent 90% of our time out there and having comfortable seating would have been nice. The lounge was the only comfortable seating.

Beautiful condo with all the amenities you would need very clean upscale property. Fully stocked and wonderful set up. Loved the cleanliness of the property and the location. Only downside was the mattress in king bed that probably needed to be replaced. The property is right across the street from Queens shopping which is fabulous. The lanai is perfect for bbq’s.

"Best Vacation Ever
We felt very comfortable and at home in the condo. All the kitchen accessories were very nice to have since I have to cook all of my food from scratch. Also the amount of beach accessories available in the garage is very complete; beach umbrellas, goggles masks and fins, beach chairs and matts, a nice big cooler, and boogie boards. "Hawaii was great, rental not so much
Hawaii was great, rental not so much. After a long day on the beach, we did not look forward to climbing steps to the 3rd floor. The elevator was small, hot and very slow. The Microware not working. The TV had 3 remotes with no instructions on how to use it. At the end of the day, I like to relax with a little TV, at least to see the local news. We all just used our cell phones.
The view was just a shopping mall with some construction going on. Our neighbors kept us up till 5am arguing, we thought the police was going to show up.
On the positive side, the condo was clean and nicely decorated. The washer and dryer worked good. Supplies were sufficient. The grounds were kept nice and clean.
At the end of the day we would not rent this condo again. The maintenance never came with a replacement microwave, after they said they would. Not a fan of climbing 3 floors and no TV. The elevator was a longer walk,small, hot and really slow.

"January 2017 stay
The condo was very clean and well equipped. Ice maker was frozen when we arrived so my husband fixed that, seems to be a common problem in rental units. The garage door opener did not work left a message with the property manager but never heard back so we bought a new battery and that fixed the problem. Except for those minor problems the unit was very comfortable and well maintained."

Condo is located in excellent location near the entrance ro Waikola and numerous shops and restaurants. Walking distance to many places. Third floor location is nice as no one is above you. Elevator is convenient. The pictures on the website were very accurate. The unit is very well equipped and in excellent condition. The lani is nice, but it would be better if it was larger to accommodate more lounge chairs. The faculty has 2 pools and a nice fitness center. The barbeque grill on the lani was very nice. I would definitely stay here again."

"Great Stay on the Big Island in Waikoloa Beach Villas E32
Our family (3 adults & 1 teenager) had a wonderful stay in Waikoloa Beach Villas E32. The location of this rental was in a perfect location for our visit (a family wedding at the Lava Lave Beach Club)

The home was clean and in very good condition. Lovely layout, and beautifully decorated. The supply of "little extras" (boogie boards, sun umbrellas, beach chairs, coolers, snorkels etc) was AMAZING! These were so helpful (and in good condition, well kept. etc.)

The vacation rental management staff was very helpful, understanding and accommodating. We had an issue with the BBQ and it was dealt with very quickly and efficiently. "

"Clean, well appointed & convenient
Very nice condo with beautiful decore. We had an issue with the fridge & management responded almost immediately. We've been to Hawaii several times & this was probably the nicest rental for the money that we've stayed at. Walking distance to A-bay and tons of shopping & restaurants. We would stay here again & recommend to friends."

"Perfect relaxation
This was the 2nd time we have stayed in this unit. Really enjoy the location close to the shops & eateries. We walked to beach almost every day. Being able to grill, have a full kitchen, and a garage (keep car cool) makes this ideal place to stay. Will be back in the future. "

The unit was in great condition well cared for and very nicely furnished. Based on that I'd rank it a 9 out of 10. BUT there was a bit of a bug issue, in late evening there were very small ants and a much larger bug, not sure of the species but kind of creepy. They seemed to be coming from the dishwasher area. Even found them in the dishwasher. All guest should keep the area hyper clean."

"Beautiful Unit
This unit is beautifully decorated, the kitchen well stocked. The garage full of beach toys (chairs, mats, boogie boards, snorkeling gear, umbrellas) was priceless!! We saved money on rentals but more importantly we had great flexibility as to our activities - boogie boarding, snorkeling or just being on the beach, we had all the comforts at hand. With three teens, I can't say how much we appreciated having the gear available. This is a third floor corner unit. Nice not to have neighbors. There is an elevator as well as stairs. Convenient 10 minute or less walk to A-bay and its activity center. Shopping, including a well stocked grocery store and food court, across the street. The unit (probably all units) was a bit noisy in the early morning as far as street noise, leaf blowing, garbage trucks and other industrial noise. We had the windows open instead of A/C so that may have contributed. Aside from making the reservations, I did not interact with the management company so can't comment on their services."

"Family fun at Waikoloa Beach for the winter holidays
We found the property to be very nice and in general it worked for our family of six. When we initially discovered that the villa provided polyester sheets (!) and the sleeper sofa was very uncomfortable, I called management. We received same day service to alleviate the problems, which made our stay much more comfortable. The pools were nice and we enjoyed the location. The only complaint about Waikoloa beach in general is the lack of reasonably priced food for families."

"Very relaxing
My wife and I had enjoyed a quick weekend get away to the big island and this unit was perfect. The only issues we had were running out of bathroom tissue, only 2 rolls in the unit, and having trouble reading the cypher lock on the front door at night. We were given a code to punch into the lock but we were arriving at 10pm and had trouble punching in the code due to the very dark entryway. Beyond that it was great. The unit is very clean and well furnished. There are plenty of beach chairs, fins and masks...etc. The beach is exactly .8 miles away and we never had trouble finding a chair or the sun. I look forward to staying here again and we are actually already booked for a second vacation to a different unit in the same property this January. "

"A Condo just like home
The condo was great for us. Location was perfect and the grounds were very nice. The only concerns we had were trying to contact the management company. Messages were left a few times regarding the A/C. We finally got a response after going to the office and finding out that the screen door has a A/C sensor on it. Once we were made aware of it, we had cool evenings to sleep. The management company did compensate us for this inconvenience.
Communication by the management company could be improved.

"Great condo
We came down for a wedding and having stayed at Waikoloa before we were familiar with the area, but his condo exceeded our expectation. It was a great location, easy to access from highway, close to the king and queen shops along with the Marriott and Hilton. The condo was very clean, spacious, and had a very island atmosphere. We had everything we needed, our favorite was the garage and that it was filled with beach gear which we used almost everyday. The grill on the lana'i was also a favorite as we used it quite often. The lana'i had an open view being a corner unit which gave us privacy. We would stay in this condo again and highly recommend it. Mahalo "

"A Perfect Tropical Getaway
Thank you for such an amazing stay! This vacation rental exceeded our expectations. We come to the Big Island often and have tried staying in several different condos and this is by far my favorite. It looks to have been furnished by an interior designer, which really gives it that really comfortable feel. I also love the oversize bathtub in the master bath as well. There is a BBQ and seating area on the back patio which is nice. The entire condo was impeccable and was really clean. I can't wait to stay here again!"
