50% refund (minus $110 service fee) if you cancel at least 30 days before check-in.

Changes can occur after a reservation is made as a result of sale of unit, remodeling, mechanical failure or servicing. Should the Rental Property be made unavailable for any reason beyond the control of (Property Management), (Property Management) will use its best efforts to provide Guest with a substitute vacation accommodation of equal value. If no other rental property is available, (Property Management) shall notify Guest and refund any payments made as soon as possible.

Guest understands that Owner retains the right to sell the Rental Property or change management companies at any time. In the event the Rental Property is sold or transferred to new management, Guest understands that (Property Management) is under no obligation to provide a substitute vacation accommodation of equal value. (Property Management) may however, at its option, act as an intermediary between Guest and Owner to look for a substitute vacation accommodation of equal value. If (Property Management) is unable to find such accommodations, this Agreement shall be cancelled and terminated and (Property Management) shall refund all payments made under this Agreement. Guest understands that (Property Management) shall not thereafter have any liabilities or obligations to Guest arising out of the unavailability of the Rental Property and/or the alteration of Guest’s travel arrangements.

Except as provided above, reservations are non-transferable.

(Property Management) may terminate this Agreement upon the breach of any of the terms and conditions of this Agreement by Guest or any occupant of the Rental Property. In the event of such termination, Guest shall not be entitled to the return of any monies paid to Owner or (Property Management). Upon such termination, Guest and all occupants in the Rental Property shall immediately vacate the Rental Property.

(Property Management) in its sole discretion reserves the right to refuse or discontinue service to any person(s) and/or to rescind any contract for accommodations or guest services.

"Sunsets and Whale Watching
Fabulous views. Enjoyed whale watching from the breakfast nook and sunsets from the lanai. Kitchen well stocked with cookware and utensils. Food store within a few miles of condo so easy to pick up supplies. Beach equipment also available for use. Located within a beautiful community of condos, some residential housing, golf course, and a hotel. Very quiet. Highly recommend.

"Amazing!
What a fantastic location! It's a corner lot with unobstructed views of the ocean to the west and north. Only 10-15 minutes drive to Hanalei for shopping, dining, swimming, surfing, kayaking, church, farmer's markets, and whatever else you'd like to do. Unit was clean,and had the best stocked kitchen we've ever found at a VRBO. Only downside was no A/C, but we quickly got used to it. Lots of fans that work well."

"An Amazing Oasis

We've been staying at PKK for over 20 years and this unit is quite nice ... a bit crowded with too much furniture and kitchen supplies for a 2-person unit, but the view is spectacular, as are most on the west-facing side of the property. Would love if they replaced the bedroom window to allow airflow, and to allow the ocean sounds to lull us to sleep, and it's the first unit we've stayed in with a sealed, closed window in the bedroom. Otherwise, top of the line conveniences and a great location!"

Amazing vacation rental in a perfect picturesque spot. We had a great time at this corner unit overlooking the ocean, mountains, beaches and sea cliffs. We enjoyed beautiful Sunrises and sunsets every day from our lanai! The unit was well equipped with everything you will need for a wonderful Kauai vacation. Easy to access all the attractions along the north shore from this Princeville location. Unit was clean and comfortable, the fans really helped because there is no AC. there is a nice paved path down to your own secluded beach for the complex. We will be back and rent again from here!"

"20th Anniversary Trip
We began our search for the perfect location for our anniversary trip a year in advance. We could not have made a better decision! That view is even more impressive than the photos show. Location, location, location! Walking in that first day, we actually laughed out loud! Just stood there, shaking our heads, laughing at our good fortune. Sunrises, sunsets, and rainbows, right outside our door. We swam with sea turtles down at our "private" beach, Hideaways. We prepared breakfasts and dinners in the well equipped kitchen, although the view out the dining room window was quite distracting. Lunches were enjoyed out, on various adventures. Walked the quiet beaches of Moloa'a, Secret, and Larson's. Rented bikes in Kapaa, and discovered Donkey beach. Not a single soul on it. Took the shuttle out to Ke'e beach, twice. And we always came back home to that view. Thank you for a fabulous, memorable trip! We will be back! "

"Our new favorite place to stay in Kauai
This was our 9th trip to Kauai from Pennsylvania and this was our favorite place we stayed. The views from this swert one bedroom were amazing. The owners also equipped the places with lots of extras including beach chairs, the softest towels ever and a well stocked kitchen. "What a view!
Location wise, this is probably one of the best Pali Ke Kua has to offer! You're in an end unit so the trade winds flow through nicely. The back of the unit is shaded by a small hill and trees which keeps the bedroom nice and cool and also more private and jungle-like. Not only do you get the nearly unobstructed views of Bali Hai,(there's one tree that is slightly above horizon level if you're sitting on the patio)you also get a great view of the Pacific from the dining area and the large window in the bedroom....and with a bonus palm tree in your "yard!" Foot traffic behind the unit is rare because the sidewalk ends at your door but there are occasional people who walk by the patio, probably walking to the path to the beach. A few wanted to use "our lawn" as their spots to watch the sunsets. My camera and tripod discouraged that most of the time. There's plenty of space to watch from that isn't blocking someone else's view....go there. Nenes, lizards, geckos, egrets and red crested cardinals visited us daily!

Inside is comfortable but a little drab with lots of unneeded books and faded artwork. The bed was comfortable and we slept well after turning down the speed of the ceiling fan because of a clicking noise. A couple portable fans also helped circulate air. The white curtains didn't 100% privacy so we took the extra sets from the closet and draped them over the existing ones. Washer and dryer were nice to have and there was plenty of detergent that maybe a previous guest had left. Bring extra bar soap and shampoo because there wasn't extra of that. The kitchen was tiny but modern and well equipped.

The only major gripe we had was (this is probably the case with most first floor units) that we could here most of what the upstairs vacation tenants were saying. I believe this is because that unit has hardwood floors and because the louvered windows are directed downward when open so every sound is directed towards the first floor units.

"Spectacular location, O.K. accommodations
It's difficult to imagine a more spectacular location for a Kauai condo: more than 180-degree views of ocean, bay, and mountains. Outside landscaping is beautiful. Unfortunately, the interior is dated and could use a good sorting-out. The kitchen cupboards are filled with too many utensils and dishes, leaving little room for guests' food. In the living room and bedroom, every niche is filled with the owner's keepsakes. Some guests seem to return annually. . .we enjoyed our stay, but I doubt we would choose this condo again."

"Paradise
PKK is a terrific location with stunning ocean views. We stayed in #118, which is perfect for two people. There are ocean views from every room, a surprisingly comfortable bed, washer/dryer stackable unit in bathroom, full kitchen, a large walk in shower and lanai (also with ocean view). The unit directly above #118 sleeps 4, and the walls are pretty thin, so you can hear people walking and talking. However, during quiet hours (10p-8a), the whole town is quiet, so they were, too. The unit is stocked with snorkel gear for two, beach gear (chairs, umbrella and towels) and boogie boards. We didn’t turn on the TV once, but wifi was fast, which enabled me to take some video mtgs for work. The guest books are a must read (the owners have been the same family since it was built in 1974), so be sure to take time for that! We will be booking this unit again! Mahalo"

"great corner unit
This was an excellent unit on a beautiful north shore property. We have stayed at this property before, but this unit was clearly much better. The view was incredible and there were windows on 3 sides giving a 180degree view of ocean, Hanalei bay and mountains. In fact, people came and stood or sat in front of the patio several times a day because it is such a natural viewpoint of the Hanalei Bay. The groundskeepers do an amazing job and the place just shines. There were many items in the kitchen to use that were useful. We can't think of a single thing to change. The unit has no AC though, and there is a very slight odor but not enough to bother anyone. Maybe a new upholstered couch would help. Also, I am not a big fan of carpets, so I would remove those. Otherwise, it is heaven on earth."

"Post Hurricane Happiness
We were in Hawaii during Hurricane Lane. From North Shore Oahu to North Shore Kauai we experienced 9 days of rain in a row and needed a reprieve so we extended our trip. "Tranquil and beautiful gem in Princeville
We absolutely loved our stay at Pali Ke Kua. The view from this unit was spectacular. The complex was well located and made getting around the island very easy. The unit itself was well equipped with beach gear, kitchen supplies and linens. We were surprised that some toilettries weren't provided - shampoo and conditioner (despite us being told they would be). The unit itself was clean, the kitchen was modern, the bed comfortable, the bathroom was spacious and lanai well set up. The unit could do with an upgrade to the furniture - it was dated and uncomfortable. The carpeting in the unit should also be replaced as it's difficult not to track in sand. Otherwise we thoroughly enjoyed our stay and would aboslutely return."

We had a lovely stay at PKK #118 for a few days of our Honeymoon! The condo is a nice size and is located at the end of the building, with amazing views from every window. It is well appointed with appliances, kitchen items, beach gear (chairs, umbrella, snorkeling equipment, boogie boards, coolers), hairdryer, and it was very clean and well maintained. The furniture is a little dated and the couches weren't very comfortable, but we spent most of our time adventuring or on the lanai, anyway!

The location is great for exploring the North Shore -- Tunnels Beach, Secret Beach, the town of Hanalei, the Napali Coast Trail, and Ke'e Beach are all a short drive away. The Princeville Foodland is also short drive away. Hideaway Beach is a walk down the cliff, and you can walk (about .5 mile each way) to the Princeville St Regis or Happy Talk Restaurant at the Hanalei Bay Resort, which are both great.

The only cons were that we could hear a fair amount from upstairs (the neighbors weren't noisy or inconsiderate, but noise just travels) and the lanai isn't necessarily private - given the shared nature of the yard between the lanai and the cliff edge, there were often people walking past.

Overall, I would definitely recommend staying here when on Kauai!"

"Best Views in Pali Ke Kua
Overall, we had a wonderful experience in Pali Ke Kua #118. We have stayed in other similar units in Pali Ke Kua, but this unit had the best flow of any. The recently upgraded kitchen and decor were perfect and the views out of the bedroom were amazing. Also, the unit came better equipped than we expected, including lots of beach chairs, boogie boards and snorkel gear. The grounds at Pali Ke Kua are always immaculate and the unit was spotless when we arrived. We did have a problem with the internet/TV/Phone service dropping out periodically for a few days and thought maybe we were doing something wrong. We contacted the property manager. She found out it was an area wide outage and let us know the problem was being worked on and should resume soon. She even called back later to confirm that all was OK. We have already recommended this unit to our dearest friends, who also vacation at Pali Ke Kua. We have stayed at a lot of places all along the north shore and we have found Pali Ke Kua to be the easiest, most convenient and visually the most stunning of any we have tried. And now, unit #118 is our favorite location in Pali Ke Kua. As an added feature, Kenomene (Pali Ke Kua) beach, down the private path by the condo, may provide the most unique and best experience of any beach on the island. The only flaw we saw with the unit was with automatic the ice maker on the refrigerator. It was not working well enough to provide ice for two people on and occasional basis. A couple of plastic ice cube trays included in the freezer as backup would easily solve the problem. Mahalo"

Pali Ke Kua #118 in Princeville, HI, is a FANTASTIC getaway vacation location. Situated on a tall cliff overlooking Hanalei Bay and Bali Hai, the unit is well appointed for a week's (or more) stay. The kitchen is perfect for fixing your own meals, or a short walk to the Hideaway grill, which has super pizza and an astounding selection of beer. It is located conveniently close to The Princeville Center with food stores (get Foodland's Maika'i loyalty card) and shops. It is also only about 10-15 minutes from Hanalei with a wide variety of shops. The rental company was very responsive to a couple of requests for needed items as well as helping rapidly with getting a new key when I accidentally left ours inside the unit. This unit is one of 2 that we always try to get for our vacations. "

"Location! Location! Location!
This condo has stunning views! The mountain and ocean views were absolutely breathtaking. I was happy to discover that the bedding and patio furniture have been updated. The WiFi and cable TV worked well. On the downside, I thought much of the decor was outdated and there was a TON of furniture squeezed into the small condo, though everything was in decent shape. The condo had a musty/mildew-y odor (I think this was due to the damp conditions, and not an issue with cleanliness). Was also surprised to learn it's common for geckos to live in Kauai homes (I saw two during my stay). Be sure to check out the beach below the condo--it's beautiful. Also, don't miss Tunnels Beach and, if you're craving a workout and beautiful views, hike to Hanakapiai Beach or the Falls. "

This property has no air conditioning so during the day you have to leave the unit because it is so hot in the unit that just sitting there you are dripping in sweat. There were dead bugs in the floor corners. There is so much furniture that the unit is crowed and feels too tight. Th kitchen remodel was very nice and everything in the unit works."

We replaced the pillows before we slept.
Also had to take off the bathroom closet and raise the left side up so the spring held mechanism I. The track would keep the door in the correct position for opening and closing. The toilet was plugged and would not clear so we plunged it and reset the handle. It will work consistently now if you hold the handle down for two seconds on every flush. Also one light switch would not work as it was rusted so we took it apart cleaned the wires and out it back together. It works fine now. Most people would just live with these items being slightly off but I have twenty four apartment units and always carry a few tools. Would like to stay again but an early check in should be allowed so we can do these minor repairs before occupancy bigis."

Very nice, well equipped unit. Incredible location and view. Overall we enjoyed our time there very much. Our only small concern was that the unit was a little buggy, mostly mosquitoes. "Labor Day Week in Kauai
Enjoyed the stay very much. The condo was very warm when we arrived with everything closed up, but once the windows were open and the fans on, it cooled down and stayed pretty cool overall. Middle of the day was warm inside but who's in their condo during prime exploring time!

Condo itself had everything you needed...snorkeling gear, beach chairs (VERY NICE), portable dishes and every kitchen gadget you might need. Unfortunately I didn't notice the boogie boards under the bed...yet another thoughtful item the owners have in place for their renters.

Condo itself is definitely older and there were a few things that didn't work quite right. The drain didn't drain (we could have called but decided not worth the hassle), the sliding door was very hard to move open, and the living room ceiling fan didn't turn very fast. BUT...these are very nitpicks and overall the condo was appointed nicely, had clearly been recently remodeled with granite, etc. I would definitely stay here again...just mentioning the above since you do pay a premium for oceanfront. And speaking of oceanfront...there isn't a better view on the island than this unit. This is THE best view available...I'm sure of it.

Rental company was easy to work with and I would recommend the unit.

We stay at PPK118 every year for at least three to four weeks. We like the location and fabulous view as well as the homey well appointed acommodation. There are two bookcases with a variety of interesting books ranging from mistery novels to the classics and also great books about the island of Kauai. The views from the condo can't be matched from the glorious sunsets, the mountains, to the great views of the humpback whales and the surfers. We also enjoy the variety of birds that visit every day including the nene geese.
What more can I say? It's our little bit of paradise!

"pale ke kua 118
Rented this unit in August, 2010. At that time i informed the rental co. that the ceiling fan in the living room wobbled and made noise when run on its high setting. It still does this 3 yrs later! I also informed the rental co. at that time that the living room furniture was aging and not very comfortable. It is rattan. This is appropriate for the setting but it is now too old! The rattan wall unit which houses the entertainment system is unstable! Rental co. informed of this 3yrs ago as well. When we attempted to view a DVD the picture was black and white and barely watchable. The sliding glass door on the right, as you're looking to ocean, would barely move on its track! This I lubricated with some silicone lube which I found in the unit. Then it would at least move albeit with much noise and a gritty feel. Door knobs on both the bedroom and bathroom doors are very noisy! They look new but must be of poor quality. The kitchen is very nice with its new cabinetry, appliances, and granite counters! Bath is very nicely done! The bed is new and this was greatly appreciated! I had read on trip advisor that the bed was old and sagging in the middle. I called Remax and was informed it had been replaced. It is a nice unit with wonderful views! We love its proximity to Pale Ke Kua beach (Hideaways). We would stay there again but please attend to the ceiling fan, the living room furniture, the entertainment system and the right slider!"

We split our time on the island between PKK118 and a hotel on the East shore. We were so sad to leave Pali Ke Kua. It is a great spot and we would definitely go there again. I think I would have gone crazy in a small hotel room for anything over a few days. As it is, at PKK we were able to spread out and put away all of our stuff. "Fantastic location, zero privacy
I stayed in unit 118 which is the very last ground floor unit. The views of the ocean were breathtaking. The kitchen was perfect with stainless appliances, stone countertops, and lots of accessories.

There were many bonus items such as nice beach chairs, snorkel gear (old), coolers and even hats.

The furniture was attractive but kind of flimsy. Had to really be careful not to damage anything.

The bathroom was really nice. Again, stone countertops and excellent tile shower (no tub). Very enjoyable to use.

The bedroom was disappointing. The bed was extremely saggy and getting a full nights sleep was pretty much impossible. Both my wife and I contemplated sleeping on the couches.

The only other negative was the lack of privacy. Despite being the very last unit, and no walking path nearby the unit, everyone in the complex felt a need to stand in front of our lanai and take pictures. Some even took furniture off the lanai to sit closer to the ocean. Apparently they had no idea they were taking someone else's furniture although it was clearly on a private patio. Also, there was limited at&t cell coverage except by our unit so every morning a man stood outside our unit as early as 6am yelling into his cell phone for up to two hours. I made it clear we could see him, waved at him, and finally asked him to move on. Then he came back the next day and did it again. He didn't seem to mind seeing us in our underwear at all. This behavior was repeated by many other guests.

I think the rental agencies should stress to the renters that privacy is to be respected. While beaches are public patio's certainly are not.

I plan to return but will be staying in an upstairs unit next time."

Each time I called the property mangagement company at the facility I was assisted by Matt who could not answer my questions, not even "how do I get down to the beach" and "how do I get to the beach at the St Regis".

Pale Ke Kua #118 is a great location but the furniture is in need of replacement, it is falling apart(floor lamp and coffee table). The walls in the bedroom are in need of paint and the dishwasher does not clean the dishes. I saw where a previous visitor commented on the furniture as well and the response was that the furniture was purchased in 2008, if it was it has not held up well. "

I would love to give this property a higher rating. It is light, bright, has a wonderful view and generally is well equipped. But, and this is the big sticking point, the furniture and decor are badly in need of replacement. Although the cushions appear to have been recovered, the finish on the bamboo frames is worn down to nothing. Flat surfaces are a melamine approximation of wood. The outdoor furniture is just as worn. Artwork is faded to a sort of antique blue. It all adds up to a generally shabby impression despite the many nice things about the unit. Furthermore, the furniture is extremely uncomfortable (except for the bed which was pretty comfy).

The property management was great. We had a few issues (phone problems, no suitable skillet for breakfast fare, non-functional corkscrew) and the REMax people were very helpful and responsive.

This unit has been in the owners' family for a lot of years. The kitchen and bath have been nicely updated so it's surprising the furnishings are in such poor condition. Some redecorating would bring this up to a primo property."

Pali Ke Kua is a great place to stay and # 118 I think is one of best views! Very clean, nice kitchen. I loved that they had coolers available as we tend to like to pack a picnic lunch and head up to Wiamea canyon. ONE issue we had was the key lock pad wasn't working all that well, had to punch in the numbers many times to get the key out, I think they need to replace that one. And spray some WD 40 into the door knob key area.
It would be handy if they had the Wifi password handy too, we had to call to get that, there was no paper on that. But other than that we had a terrific time. The view was exceptional, This was the second time I've stayed in this exact location so Its worth it! With just a little maintenance it would be 100%.

"Great Kauai Vacation in Princeville
We had a great time staying at condo 118 in Pale Kee in Princeville. The view from our 1st floor condo was amazing (with a grassy yard overlooking the Bay). The condo was nice with a modern kitchen. Furniture is outdated and not that comfortable but apparently the owner likes it. Only major issue I had was that people from other condos on the property strolled on our lawn to watch the view, blocking our view if we sat on our patio or in the kitchen. One guy even parked a chair and sat with his beer watching the sunset so that was a tad annoying considering we paid more for the location/view than other properties and people were blocking us. Other than that we had a great time and would go back again."

"Room with a VIEW!!!!
Napali coastline, the sound of the ocean waves, beautiful sunsets- all wonderful. The paved pathway is closeby down to the beach, which is very quiet. The only thing I didn't like was everyone else liking our view of the sunset, too (people were watching in front of our place). The upstairs neighbors were kind of noisy at times. The kitchen was clean with new appliances and plenty of dishes. The hot tub by the pool was nice to soak in after a long hike on the Napali coast. I liked having the windows open and hearing the ocean waves. I wish we could have stayed longer! "

"Noisy neihbor in unit above (218)
Everything great except for terribly noisy neighbor above. We have e-mailed the owner re this problem.
You could add a touch by providing arival coffee, foils , clear wrap, etc. in the kitchen, and offering a welcome basket. We have stayed in this unit many times,"

"Best place to stay on Kauai's northshore!
We love staying at the Pali Ke Kua condos and we have been returning for the last 3 years. The condo #118 is where we have stayed twice before and is a beautiful decorated unit. It has a well equipped kitchen with updated stainless steel appliances.

The view of Bali Hai and the ocean is amazing from the condo. There is a two mile paved walkway along the Princeville golf course for walking or running. You can easily walk over to the beach at the St. Regis Resort or drive to many of the great beaches on Kauai. There is a good selection of restaurants nearby.

We highly recommend staying at the Pali Ke Kua (Cliffs of the gods), Unit #118 and hope to return soon.

"Small things to improve on
Overall, a beautiful property. But to nitpick, we paid a premium price for the time we were there. The prices on this location, like many in Hawaii, have dropped considerably since we booked. For an 8 night stay, only 3 rolls of toilet paper were provided. We incurred a $10 cost to buy more at the Foodland. this was irritating. Furthermore, there were only 3 usable dinner plates at the location. I found this to be just as absurd. While these are small issues, I can only hope you fix them as they were the only things wrong with a beautiful property. We also left bug spray and mosquito repellant for the next guests to enjoy as they will need it. (I suggest restocking this as well when it runs out) Thank you and Mahalo! The condo had a nice updated kitchen and bathroom. The new bed was very comfortable. However, the living room furniture was extremely uncomfortable and the rocker very rickety we learned how not to sit in it so that it didn't tip over. It would be my recommendation to the owner to update the furniture and the carpet (dirty). I would love to come back again and stay at the same complex but would not want to stay in the same unit unless there was newer furnishings."

"INCREDIBLE EXPERIENCE
The locations was absolutely incredible. We could not have been happier with the location and the place was very nicely updated it appears. It was nice, clean and we can't say enough about how we enjoyed the view.

The ERA people were very nice, even when we locked our key in the condo. Thank you for your help.
