Vacation Rental Description

Charming, architectural gem located on the sunny side of the street in Peninsula Point. This single family home on a quiet street features 4 bedrooms and 2.5 baths...plus an outdoor Hawaiian style beach shower. Steps to beach, bay and the beautiful Newport jetty, this quaint home has beautiful hardwood floors, designer furnishings, cable, TVs and 2 VCRs, washer/dryer in separate upstairs laundry room, big, updated bathrooms, gourmet kitchen with Thermador restaurant stove, granite counters with center work island and kitchen breakfast nook. The quiet, private backyard brick patio with BBQ is a perfect place to relax with morning coffee. The cozy bedrooms sleep a total of 8 people. A two-car garage is also featured.

Rental House Policies

Pets. No pets or animals shall be brought on the premises under any circumstances. No pets allowed period. In the event that the Occupant, their guests or invitees, brings an animal onto the premises, then the Occupant is subject to immediate eviction with no refund of rental monies. Additionally Occupant shall pay cleaning charges incurred and any replacement costs or repairs for any damage caused to the carpets or personal property in the rental premises, as well as a de-fleeing charge.

Smoking. Smoking is not permitted anywhere inside the premises of the rental property.

Rental Rate: This is the basic rental rate of the vacation property. The lower rate is honored at the beginning and end of the summer season, while the higher rate is used during the peak months of July and August.

City Tax: The city of Newport Beach has a 10% transient tax on all rentals of less than one month. This tax is added in relation to the rental rate.

Cleaning Fee: Your unit will be professionally cleaned before your arrival and after your departure. Our cleaning fees vary with the size of the accommodation. Cleaning fees can range from $95 for a two-bedroom unit to $250 for a 5-bedroom home.

Damage Waiver Fee: A damage waiver fee covers unintentional damages that may occur during your stay. However, security deposits are always required for our luxury rentals and during some weeks of the summer.

Processing Fee: A processing fee is also included on your reservation cost once you book a property.

Check-In and Check-Out
CHECK-IN is AFTER 2:30 P.M. on Saturday afternoon. Pick up the keys and get directions to your rental property at our office.

CHECK-OUT is BEFORE 10:00 A.M. on the following Saturday morning. Keys are turned into our office.

Minimum Stay Requirements:
Saturday-Saturday Bookings Only! (Memorial Day through Labor Day)
(Off Season - Four day minimum)
(Please call for any stays under 4 days during the Off Season)

Reservations. One half of the rent is required to hold Occupant reservation. After the deposit is received, your reservation will be held until four weeks prior to check in, at which time, the remaining balance is due. Please note the date that final monies are due as there will be no further notification provided by this office. We shall not be obligated to honor any payments received less than four weeks prior to the beginning of the rental term.

Cancellations. Cancellations must be made in writing, either via fax or mail, no phone cancellations allowed. Upon cancellation, refund of any deposits held by us shall be granted only if the home is re-rented. We will make every effort to re-rent the home once notification of cancellation has been made; therefore it is in the guest's interest to notify us of a cancellation as soon as possible.

Nature of Accommodations. Homes offered for rental are individually owned and reflect the taste of each owner. Homes are equipped with basic housekeeping items; however, towels, pillowcases, and sheets are not provided. Every effort has been made to assure accurate descriptions of the property. Occupant agrees to accept home in its current condition and understands that there will be no refunds or reductions of rental rate due to issues involving the nature of accommodations.
