"Great ocean view
This property needs updates, sofa, love seat need replaced there dirty and very worn out. Shower doors leak and are very hard to open and close.
As for the location it’s great, the balcony and furniture are nice and the view is awesome "

"Great place for the money
The only real complaint was the sofa and love seat were very uncomfortable as others have mentioned. They are old and the sofa is a pull-out so you know going in it won't be great. However I didn't drive all that way to sit on the sofa so though it would be nice if it was better it certainly isn't a game changer. I'm sure the furniture is better in some of the MUCH more expensive units in FL.
The place was clean, spectacular views, nice pool, friendly staff and reasonably priced. What more could you want?"

We have stayed at Gulf Dunes before... love the location! We love Brooks & Shorey, they are always so helpful! Especially Mary Ann!
Only problem we have ever had in all the years of going to the beach, the bed mattresses were horrible. We ended up using the bunk bed mattress after the first night. Only half of the electrical outlets worked. We are not complainers, we just were really disappointed, especially the bed situation.

"Nice enough
It was a great five days in the sun on the emerald coast. First time staying at this property. It was smaller than the pictures represented, especially the kitchen. Kitchen had very little silverware but plenty of dishes and appliances. TVs are fixed to the wall, and they should be adjustable for viewing. their cable channel selection sucks. Needs updated couch and loveseat, they are very worn and not really comfortable. The best thing was the cleanliness of the condo. The balcony was awesome, colorful wood chair and tables very cute and comfortable for enjoying the coastal views. Overall, it was a good experience because we went to enjoy the sea and sand. The chairs and umbrella on the beach were a very nice touch. Enjoyed the use of them each day."

The unit was clean and properly maintained. However , the master bedroom has the hardest mattress we have ever had in a rental. we even went as far as going and buying a mattress topper that we left there. Still bed was very uncomfortable. The unit does need updated especially beds and bedding. The ice maker did not work had to buy ice for daily use. Overall, nice stay but did nt have the best due to bed. "

The Beach and Gulf Waters were beautiful with soft white sand and great waves. The view from our balcony was outstanding and the balcony had great seating. The condo definitely needs some updating. The sofa bed is very uncomfortable (as most are) and the bunk beds are really not suitable for adults. We had plenty of towels , toilet paper and garbage bags."

"2021 Family Vacation
Rental was great, however, there was still some sand left in from previous renter that was not cleaned. Also, the light in the bedroom was very noisy and I had to take the housing for the light off so it wouldn't rattle when the fan was on. The bed was uncomfortable, too. The Gulf Dunes elevators stunk like mildew and fish the entire time we were there and it felt like the property in general needed to be cleaned."

This condo was clean, spacious, full kitchen with everything you need, you can even cook a Thanksgiving dinner meal there. Great to have washer and dryer to do a quick load of laundry after a day at the beach. Near by restaurants and ice-cream shop/minigolf. Would recommend and would stay there again. "

"Wonderful time on the beach!
The bed is very hard and the kitchen needs a few updated pieces but overall the appliances and furniture were new and lovely. The floors were clean of sand. And we never had any problems with the door code or elevators. I wish the HOA of these buildings would provide maintenance schedules a year in advance so that when they close a pool for an entire week you would know in advance. It’s a very far walk with two little kids to the other pool and the beach. I wasn’t happy about that at all and I would have chosen a different week had I known in advance not 3 days before check in."

"FWB Summer 2019
The location on FWB was great! I appreciated the effort to provide umbrella/chair service, as well. However, each morning a parade of people marched down to the beach waiting for umbrella set up. Once the umbrella was in place, they would place towels on the chairs, then leave the beach. They may not reappear for a couple hours, which would keep other guests who were ready to be on the beach from using the chairs.
Also, our condo had roaches. It was bad enough we purchased roach bait at the store then left them with the condo. We placed all our food in the refrigerator in an attempt to keep roaches out, as they bugs attempted to get into our sealed muffins the very first morning, but got stuck on the sealing sticker.
Overall, I was not pleased with our experience."

"Relaxing on Okaloosa
Gulf Dunes is a nice, but older condo complex. My family enjoyed sitting on the balcony watching the tides roll in, and searching for dolphins swimming by. Unit 406 is well equipped with many nice amenities--fully stocked kitchen, nice table, bar stools, bunk beds, new[er] washer/dryer. We loved the daily beach chair set up, volleyball net, and ability to rent kayaks/paddleboards right on the beach. Definitely check out the state park and the natural dunes. The island is a bit more sleepy, yet the main road is always bustling.
Things to keep in mind if going to this area. This was our first time to Okaloosa Island/Ft Walton, we have typically stayed closer to Panama City Beach/30A. What we missed was the ease of riding a bike to any destination. There was only one small stretch of road with a designated bike lane, and too much traffic on the roads to feel safe. With that said, there were not many great destinations to bike to on the Island--coffee shop, donuts, lunch, etc. Be prepared to drive.
The two biggest improvements to be made inside the condo would be to upgrade the couches and wifi. The couches are tired and worn--no doubt from the amount of sunscreen, sea water, sand. The wifi was strongest only when sitting in the same room as the router."

"Right on the Beach!
We will certainly look at staying at Gulf Dunes again because of its close proximity to the beach. And Fort Walton Beach is close to Destin but not as crowded. However, this particular unit needs updating which makes it look a little worn and feels like it’s not as clean as it could be. The sliding door track to the balcony specifically needs cleaning. Some of the other Gulf Dunes units show nice tiled walk in showers. This one is a tub with sliding glass doors.
No issues with management. "

"Okay stay at gulf dunes
Booking our condo was super easy on the website. This is the sixth time we’ve stayed at the Brooks and Shorey resorts. This particular unit was not my favorite because it wasn’t very clean upon arrival. The main thing that we disliked about this unit was cracked tile in the hallway as well as on the balcony. Our seven-year-old son cut his toe wide open on the faulty tile and had to have it surgical glued. That needs to be addressed immediately for the safety of the people staying. Otherwise the unit was fine and decorated cutely. "

First time staying in FWB, and first time renting a condo vs staying in a hotel. Renting for us is the way to go---- We had a blast, already making plans for next year!
Views from condo were amazing. The condo itself was beautifully decorated.
Beach, just right out the door, and in no time your toes are in the sand!
Family had a great time on dolphin cruise, we took the sunset one--book ahead for snorkeling, we missed out on it, the kids had a smiles galore! Thanks again for everything!"

Unit is as pictured in vrbo. Very easy to book and communicate with brooks and shores. The app was useful too. Unit was clean and there was a beautiful view of ocean from balcony. The only suggestion for improvement would be an update of the bathrooms. They were clean and functional but dated. There isn't a lot of room around bathroom sinks to put toiletries. "

"5 O'Clock Everywhere!
Totally enjoyed our fall break at Gulf Dunes this year! The condo was well equipped and pretty clean for a change. The furniture and the beds were not bad at all-and the ice-maker kept up with us all week! And the patio furniture was very attractive & comfy and in excellent condition-NO Plastic Chairs! The only grumbling we did was when the beach-chair service guys were a little rude when it was time to pack-up the chairs for the day. When there are 20+ more EMPTY chairs to get-do NOT ask me to get up! But thank GOD we were not any closer to the pier than we were! We were lucky enough that we were able to secure a chair on the water's edge all week and our beach was only 100 chairs vs.300 chairs just 2 properties up the beach! Overall,we would recommend the unit to anyone!"

"Nice stay! but don't expect to sleep in
Staff at property were all very nice, friendly and professional. The unit itself very clean (does need some up dates but nothing major) Fan in master squeaked a lot and didn't care for location of this unit too much being that it is right across from the elevator so we were woken up every morning by the noise. Other than that we loved the condo and had an amazing time on the beach!

We didnt have a room we just walked in and the ladies at the front desk were wonderful. They both were so friendly and helpful. Our room was a nice surprise! It was really clean and comfortable. The view was so pretty and the guys that put out the beach chairs everyday were so friendly. The beach chairs were included with room price along with some other things that were also discounted. And if you like to golf you could play a round per day stay free. Check on this because it maybe a little different at certain time of year. Well I could go on and on, but as you can tell Mike and I will certainly be staying at Gulf Dunes AGAIN."

"Needs Serious Updating
Rooms need updating really bad, states 2 bathroom but really 1 and half bath also lobby and elevator floors were very dirty need rugs people bring in water and sand nothing there to collect it so looks every dirty. I had to sweep the entire livingroom,dinningroom,kitchen floor all over and did collect a big pile of dirty the min I checked in.
Sorry but I would stay at this property again.
We also stayed at Pelican Island and that was much much better and would stay there again anytime. they had rugs in both areas lobby and elevator. Rooms were also very updated and 2 full bathrooms.
One issues we had to clean sofa in living was with lint and hair. For most part very pleased with this property.

"I would recommend securing pool more. Seems like anyone on beach can come and swim in pool. Maybe giving out armbands on check in and having someone walk around pool every now and then to check.
Also would like pool bathrooms open later since pool is open until 10 p.m. Maybe have access with room key after 5."

Stayed in unit 406 for 1 week in late May 2011. Overall experience was great. Very satisfied with the condo, location and to top it off the weather cooperated all week. Only complaints are minor: bed was uncomfortable (too hard), bedroom window is located right across the hall from elevator which was noisy at times late at night."

"We have stayed at this property 4+ times. I was very sad to see that it is now dirty and has fallen into disrepair.
We were in unit 406. Overall, it was dirty. The door needs work. It is hard to shut and very noisy. I would reccomend cleaning or replacing the bedroom carpet. The mattress could also be improved. The toilet tank sometimes takes up to 1 hour to refill after it has been flushed. When we opened the hide a bed sofa my husband said "where is the mattress?" It has gone from thin to almost non-existent. The balcony furniture is moldy and cigarette burned and needs to be replaced. I washed the mat on the balcony and discovered it was blue...not dark gray! This all seems ironic after we were required to pay the full amount 30 days in advance, give a damage deposit and given a long lecture on the rules that this is what we got. "

Last week I stayed at the Islander. Bathroom was more spacious, in this one I kept hitting my elbows on everything, and seemed to dodge doors just to move around. Also, some of my co-workers said they probably would not use Brooks and Shorey again because of requirement to show travel orders. Other companies don't require this."

Could of been a nice condo but the first thing my wife noticed was the dirty bathroom. I went to the balcony and was surprised how dirty the table and chairs were. The tables had dried food ontop. Sand all over the balcony, we had to clean the balcony, tables and chairs. The dinning room table placemats had what looked like dried mashed potatoes in the grooves and were badly stained. They should have been replaced along time ago. We only had two bath towels for the whole time. Then at the front desk, was Miss Personality; if she were to crack a smile or even say hi. She was very direct and to the point at check in and then never said a word or looked at us the rest of the time we there. We did have a great time!"
