Rental Rates listed above does not include a non-refundable $50 Reservation Fee. Applicable Galveston Island Hotel Occupancy Tax will be added to the rates listed.
A Security Deposit of $500.00 will be required before reservation is confirmed.
All of our properties feature standard household items including cable or satellite TV, central air/heat, microwave, coffee maker, toaster, pots and pans, BBQ grills, dishes, utensils and glassware. Linens and towels are also included. Some properties may have telephone service. Travel Insurance is optional.
RENTAL POLICIES
Leaseholder: The Leaseholder is responsible for payment, deposits, property damages, and all responsibilities spelled out herein and in the Rental Contract. The Leaseholder’s primary residence address and e-mail address will be used for all notices and correspondence. Please be sure to read your lease very carefully.
Payment and Confirmation is Easy:
- The contract and related paperwork is e-mailed: After a reservation is booked, the leaseholder will receive a Rental Contract and Guest Registration forms via e-mail. Your reservation is not confirmed until we receive these signed documents and required Security Deposit.
- Review and sign the Rental Contract and Registration forms.
- Mail the signed paperwork along with the Security Deposit.
- A Confirmation will be e-mailed to the Leaseholder once all required paperwork and payments have been received and processed.
Rental Rate: The rental rate includes all rental fees with the exception of a non-refundable $50 Reservation Fee. Applicable Galveston Island Hotel Occupancy Tax will be added to your invoice. The Advance Payment is approximately 25% of the rental fee, plus the non-refundable Reservation Fee which is added to each reservation. Also due at this time is the Security Deposit of $500.00 payable by money order or cashier's check. Reservations will not be confirmed until all paperwork and deposits have been received.
Reservation Fee: A non-refundable $50 Reservation Fee is applied to all reservations. The Reservation Fee is not refundable under any circumstances.
Damage/Security Deposits: A Security Deposit of $500.00 is required for all reservations. The Security Deposit is to be paid by check, money order or cashier's check. The Security Deposit automatically converts to a Damage Deposit upon arrival. The Damage Deposit is NOT applied toward rent for any reason; however, it will be refunded in full if the property is left in an acceptable condition, there is no damage to the house or property, and no violation of Rental Agreement with regard to pets and/or prohibited activities. Refunds will be sent via US Mail within 30 days of check-out. No exceptions.
The Security Deposit is due along with your signed Rental Contract and completed Guest Registration forms within five (5) days of making the reservation.
Advance Payments: An Advance Payment of approximately 25% of the rental fee plus the $50.00 Reservation Fee is due within thirty (30) days of Reservation. Advance Payments may be paid by check, money order or cashier's check.
Balances: The total remaining balance is due thirty (30) days prior to arrival and may be paid by cash, money order or cashier's check.Payment plans may be arranged for those who are interested, provided all payment deadlines stated herein are met.
Please note:
If your paperwork and Security Deposit are not received in our office within five (5) days of booking, your reservation is automatically cancelled.
The returned-check fee is $50.
RESERVATIONS MADE FEWER THAN 30 DAYS BEFORE ARRIVAL
If your reservation is made fewer than 30 days before check-in, it must be paid in full – either by money order or cashier's check.
HOLIDAYS: The following holidays require minimum stays:
Mardi Gras: 3 night miminum Spring Break: 3 night minimum Memorial Day: 3 night minimum July 4th: 7 night minimum Labor Day: 3 night minimum Thanksgiving: 3 night minimum Christmas/New Year: 3 night minimum
Holiday rental rates have a surcharge.

CANCELLATIONS AND REFUNDS
We understand that there can be unforeseen emergencies that could cause you to cancel your reservation. Please note our cancellation policy:
Once your reservation is Confirmed (when the payment, signed Rental Contract, completed Guest Registration forms, the Guests’ Agreement and Security Deposit are received), any cancellations or changes of dates will invoke the cancellation policy.
Cancellations 60 or more days before date of arrival: A full refund will be issued, minus a Cancellation Fee ($50) and Non-Refundable Reservation Fee ($50). Refund checks will be issued within thirty (30) days after cancellation.
Cancellations fewer than 60 days before date of arrival: A full refund will be issued, minus a Cancellation Fee ($50) and Non-Refundable Reservation Fee ($50), only if we are able to re-rent the property for the same time period. Please allow 6-8 weeks after cancellation to provide us the greatest opportunity to re-rent the property so that you will receive the largest refund.
Early Departure does not warrant any refund of rents or deposit.
WE STRONGLY SUGGEST PURCHASING THE OPTIONAL TRAVEL GUARD TRAVEL INSURANCE TO PROTECT YOUR VACATION FROM UNFORSEEN COMPLICATIONS
