This two year old vacation home is immaculate, complete with hardwood floors throughout. The attractive decor and relaxed atmosphere provide an ideal setting for the perfect family vacation.

There are three bedrooms to choose from: a spacious master bedroom with a private bath, a queen guest room and a double bunk guest room, with a second full bath convenient to both guest rooms and guests alike. The living room and master bedroom have satellite television. The home is completely furnished, which also includes linens, dishes and cooking utensils. All you need to complete this perfect getaway is your bathing suit!

Outside you will find a large deck and plenty of comfortable seating, plus a large covered patio area downstairs complete with furniture and a swing - perfect for barbeques or just hanging out.

Rental Rates listed above include a non-refundable $50 Reservation Fee.  Applicable Galveston Island Hotel Occupancy Tax will be added to the rates listed.

A Security Deposit of $500.00 will be required before reservation is confirmed.

All of our properties feature standard household items including cable or satellite TV, central air/heat, microwave, coffee maker, toaster, pots and pans, BBQ grills, dishes, utensils and glassware. Linens and towels are also included. Some properties may have telephone service. Travel Insurance is optional.

RENTAL POLICIES

Leaseholder:  The Leaseholder is responsible for payment, deposits, property damages, and all responsibilities spelled out herein and in the Rental Contract.  The Leaseholder’s primary residence address and e-mail address will be used for all notices and correspondence.  Please be sure to read your lease very carefully.

Payment and Confirmation is Easy:

1. The contract and related paperwork is e-mailed:  After a reservation is booked, the leaseholder will receive a Rental Contract and Guest Registration forms via e-mail. Your reservation is not confirmed until we receive these signed documents and required payment and Security Deposit.
2. Review and sign the Rental Contract and Registration forms.
3. Mail the signed paperwork along with the payment and Security Deposit.
4. A Confirmation will be e-mailed to the Leaseholder once all required paperwork and payments have been received and processed.

Rental Rate:  The rental rate includes all rental fees including a non-refundable $50 Reservation Fee.  Applicable Galveston Island Hotel Occupancy Tax will be added to your invoice.  Travel Insurance is optional.  The advance payment is approximately 50% of the rental fee, plus the non-refundable Reservation Fee which is added to each reservation and optional Travel Insurance premium.  Also due at this time is the Security Deposit of $500.00 payable by money order or cashier's check.  Reservations will not be confirmed until all paperwork and deposits have been received.

Reservation Fee:  A non-refundable $50 Reservation Fee is applied to all reservations.  The Reservation Fee is not refundable under any circumstances.

Security Deposits:  A Security Deposit of $500.00 is required for all reservations.  The Security Deposit is to be paid by money order or cashier's check and will be refunded in full if the property is left in an acceptable condition, there is no damage to the house or property, and no violation of Rental Agreement with regard to pets and/or prohibited activities.  Refunds will be sent via US Mail within 30 days of check-out.  No exceptions.

Advance Payments:  Advance payments may be paid by check, money order or cashier's check. The payment is due along with your signed Rental Contract, completed Guest Registration forms and Security Deposit within seven days of making the reservation.

Balances:  The remaining balance is due at check-in and may be paid by cash, money order or cashier's check.  Checks will not be honored at check-in.

Pets: Pets are accepted on a case-basis.  A non-refundable Pet Fee of $100.00 per pet is required.  Maximum of two (2) small pets.  All pet waste must be disposed before departure.

Please note: If your paperwork and payment are not received in our office within ten days of booking, your reservation is automatically cancelled.

The returned-check fee is $50.00.

RESERVATIONS MADE FEWER THAN 30 DAYS BEFORE ARRIVAL:  If your reservation is made fewer than 30 days before check-in, it must be paid in full; either by money order or cashier's check.  Checks are not accepted for reservations made fewer than 30 days before arrival.

HOLIDAYS:  The following holidays require minimum stays:

Mardi Gras: 3 night minimum
Spring Break: 7 night minimum
Memorial Day: 3 night minimum
Labor Day: 3 night minimum
Thanksgiving: 4 night minimum
Christmas/New Year: 3 night minimum

Holiday rental rates have a surcharge.

CANCELLATIONS AND REFUNDS

We understand that there can be unforeseen emergencies that could cause you to cancel your reservation.  Please note our cancellation policy:

Once your reservation is Confirmed (when the payment, signed Rental Contract, completed Guest Registration forms, the Guests’ Agreement and Security Deposit are received), any cancellations or changes of dates will invoke the cancellation policy.

Cancellations 30 or more days before date of arrival:  A full refund will be issued, minus a Cancellation Fee ($50), Non-Refundable Reservation Fee ($50), and Travel Insurance premium, if taken.

Cancellations fewer than 30 days before date of arrival: A full refund will be issued, minus a Cancellation Fee ($50), Non-Refundable Reservation Fee ($50), and Travel Insurance premium, if taken, only if we are able to re-rent the property for the same time period.  

Refund checks will be issued within 30 days after cancellation.  No exceptions.

WE STRONGLY SUGGEST PURCHASING THE OPTIONAL TRAVEL GUARD TRAVEL INSURANCE TO PROTECT YOUR VACATION FROM UNFORSEEN COMPLICATIONS
